Current Tenant: 1-2 Years

Pros:

Robert and Sang from the leasing team are very knowledgeable and always willing to help out. I have been at 20 exchange for over one year and have now moved to another floor within the building. During my transition, Robert, the leasing manager did everything possible to accommodate my requests. The guys at the front desk are always courteous and helpful.
Maintenance requests are fulfilled immediately and the entire team does a great job fixing any issue you have in your unit.

Current Tenant: 3-4 Years

Pros:

Lived on my own here for 3yrs, boyfriend moved in so we signed for an additional 2yrs. When that expires we will be signing yet another 2yrs. 20exchange is by far the best building to be living in if you're looking to be downtown. From the amenities to management to the fantastic team at the front lobby desk and of course the men that will fix anything and everything within a timely manner in the units, this place is just top notch and I can't imagine calling anywhere else home other than here.

Pros:

Easy process to move-in, granted I was in NY already when apt hunting and I have no comparison, but overall great experience. Doormen are friendly and helpful and any questions I had were answered promptly. I have nothing to complain about and would recommend the building if its something along the lines of what you're looking for.

A long time downtown resident, 20X has been one of the best living situations I've had in almost 15 years. The building, staff and leasing teams are so lovely and helpful. I have had nothing but the best experience and would recommend to any one!

Pros:

Robert from the Leasing Office made my experience at 20 Exchange absolutely fantastic. He has a vast knowledge of the building and neighborhood, and was willing to accommodate all my requests. The building is absolutely stunning and has some of the most unique architecture in the city, and in general the staff is great and friendly. Would highly recommend checking out 20X.

Pros:

Really just can't say enough good things about this place ... I moved in recently and was having a housewarming party. When I was inviting the Leasing Manager to our party the next day, I mentioned that the plantings in the front looked a bit "dead" and that I had been hoping they would get replanted before my party ... Robert got that request heard and the next morning, Resident Manager (and his wife) were on the job making sure new beautiful plants were planted. What a great team!

Oh no ... as I wrote the above ... I just read some reviews about the day the elevators went down ... Yes, it is very very inconvenient as I know as I live on one of the highest floors, having walked up many flights to get home, but everyone was so fantastic in light of the difficulties. From what I understand a worker renovating the hallways hit a sprinkler, something totally not in the building management's control. They did the best they could, having a beer and pizza party in the lounge for everyone impacted, carrying up anything for us that need to be walked up the stars and most importantly keeping an amazingly positive attitude even though I'm sure they were dealing with a lot of unhappy tenants. After all was fixed, we were even treated with dining certificates! For me it isn't that situations occur, they do, they always will, it's how people handle them. The staff at 20 Exchange did an amazing job!!

Pros:

So far so good this seems like a nice place to live in the city. The apartments are nice if you get the newest renovation and the amenities are great, especially the gym. Robert in the leasing office fast tracked my application so I could move in right when I got to the city. They are all very helpful and it was a great experience leasing from this building. Looking forward to staying here for a while.

Pros:

I moved into 20 Exchange two weeks ago and had a fantastic experience. Moving in was seamless from the initial tour to move-in day. Robert, the leasing director (who also ran our tour), ensured we had a seamless experience. His staff worked tirelessly through the weekend to make sure we moved in without missing a beat - props Nelson! The paperwork was surprisingly simple (especially in comparison to all of the other properties we toured), and the entire process was very clearly laid out from the very beginning - no hiccups! The property features upgraded amenities and the location couldn't be better. Oh and the concierge downstairs rocks...those guys do it all. I highly recommend 20 Exchange for anyone who wants to live downtown and anyone who values great service.

I've finally reached the point that I have to write a review.
The elevator situation for the high-rise floors is absurd. There are four elevator banks, but usually at most two elevators work. That means you have to figure an extra five to ten minutes every morning just to get out of the building.

But this evening---right now---there is not a single elevator that works, so if you live on one of the top floors (think, say, the 40th floor), your only choice is to take the stairs. Oh, and management says that they don't know when they'll have a single elevator working.

Cons:

Today is a fantastic example of this building being a total dump. EVERY SINGLE elevator above the 26 floor broke down since 3 pm. There are 54 floors in the building, with at least 10 units each. It's now 7 pm and nothing has been done. You do the math on how many people that leaves stranded.

Also, brown gunk came out of both the bathroom and kitchen taps last night. For your own sanity, don't move here.

Pros:

Words cannot explain what this building has done for me and my colleagues. Upon looking for places in NYC that accommodated students, as well as met the general standard of living, 20 Exchange naturally came up as a strong contender. I visited the apartments as found on Street Easy, and met with the in building leasing office. As promised the units I saw were newly renovated, with new floors, appliances, and bathrooms. Additionally the Building is a luxury building and blew me away with the rooftop features, gym; and other amenities. Al the politics aside. I decided to act on an apartment with some colleagues of mine. We sent in an application however soon realized that as students we didn't quite know all it took to secure a place. Robert Beachum, the head of the leasing office soon met with me and took my case into consideration, he then made it his life mission to make sure that a couple of students would not end up on the street in time for school, and dedicated his time 24/7 to assisting us in finding the correct guarantors as well as getting the proper documents. It was a lengthy process and there was a ton of paperwork involved, but I am happy to say that I am writing this from my new apartment in 20 exchange place. I appreciate the commitment Robert made to going above and beyond, but more so I appreciate having a new friend. He helped when I needed it most and I think together it was the very best demonstration of how people can really help each other out in life. I owe Robert the world, and for something as personal as feeling comfortable with the management and people involved in living in an apartment building, I don't think it gets any better than 20 exchange place. I highly recommend this building and I highly recommend the people.

Pros:

Building is awesome, I have lived in many other buildings in New York and this one is fantastic.

Doormen/Women are really nice, always greet you on your way in and out.

We have had to put in a few maintenance tickets for small things (clogged sink, bathtub stopper) and they are very prompt to come up to your apartment and fix it right away.

The team in the mail room are very nice, always helpful when I have too many packages and get a cart for me and get me into the elevator.

The management team does a great job of keeping open communication with tenants with email blasts about anything tenants may need to be aware of i.e. street closures, facade work, etc.

I share a studio with my husband and we have more than enough room, great sunlight. The walls are very thick, don't hear a thing from our neighbors.

The gym is nice, enough cardio machines, the weights can get crowded in the evening, but that is to be expected.

Pros:

To begin, let me just say that as MANY new yorkers know...apartment hunting can be exhausting and downright scary (as the stakes are high- i.e. rent prices/time of lease/etx).

I must have looked at over 15 apartments over a 1 1/2 month time, and I found 20 Exchange Place to be exactly what I was looking for in every respect.

Not only were Robert and Nelson helpful, but they went the extra mile to make the process as painless as possible.

The doorman/lady are amazing, I always get a warm morning greeting as I'm leaving out the door for a run; or a hello at theend of a long day.

Valet service is equally as friendly and helpful and the handymen are really on their game! (i.e. I put in a request forsomething minor in my bathroom on a Friday night before going out, and just 2 1/2 hours later it was fixed upon my return to the apartment!)

Long story short, I love this place; I can say that my new studio is definitely a place I call and feel at home.

I cannot thank the staff enough.

Pros:

I just signed a lease here merely 2 days after seeing the apartment. The leasing office works fast and is extremely friendly and accommodating. The door staff is fantastic and always eager to help out. The building itself is beautiful, well maintained with great, newly renovated apartments, fantastic amenities such as a gym, lounge and patio, not to mention close to any subway station one could need. Highly recommend.

Pros:

20 Exchange Pl. is where I call home in New York. Living in such a fast paced city can be rough at times. The noise, energy and crowds can be overwhelming and sometimes impossible to manage. I must say that without a doubt living in this building has changed my life and view on New York. Not only is my apartment exactly what I was looking for, the people who work here make it a comfortable community.

Danny, Michael and Melissa go above and beyond to make sure my everyday experience is one to remember. They not only are great at their jobs, but they really get to know you. They love my dog and are always welcoming with huge smiles and open arms! I believe this building has the top doormen and doorwomen!

Recently, I have decided to change apartments after my lease. I was worried that the process would be a lot of stress, but Robert has made this experience nothing but relaxing. He is always available to chat and help me find the perfect unit. He gives you his full attention and explains everything. He is always welcoming, which is why I sometimes just pop in his office to say hello! I have dealt with a lot of leasing agents and no one has been this loyal and friendly as Robert! He gives you 5 star service with the comfort of a lifelong friend.

Pros:

20 Exchange is a great place to live and the character of the old bldg is fabulous. I've had ZERO problems and the staff is extremely helpful. The entire experience from looking at units to renting to moving in went very smoothly. The doorman welcomed me and gave me so many tips my first night in the bldg, including the fact that we get discounts at a local wine store. Another one helped my Mom (who was visiting for Mother's Day) get a car svc to airport when her Uber canceled at last minute. I cannot say enough about how great this staff really is..they make living here a great experience.

Pros:

I had spent two weeks and looked at more than 10 buildings in the FiDi area for rentals. 20 Exchange by far is the best of all.
Robert and the leasing office staff were extremely helpful in the selection and application process. All units are beautiful and clean. If you want honest and professional service, check out 20 Exchange!

Would definitely recommend!

Pros:

After being driven out of a building in the East Village due to exorbitant rents (owned by the worst management company in existence - Icon Management - stay far away!), we were looking for an easy and stress free move. 20 Exchange was helpful and informative throughout the entire process.

Since we moved in December, I couldn't say more positive things about the building. Our rent is reasonable, the amenities are great (free yoga and core classes are a new added bonus), and the people are always friendly and helpful. I keep waiting for the other shoe to drop, but it's fair to say we found one of the good management companies in New York.

Pros:

I've lived in the neighborhood for years but recently decided to look around for a better opportunity. I've known about 20 Exchange Place for years but never had the opportunity to see the apartments or meet the staff until just recently.

I just moved into the building a few weeks ago but feel compelled to share my positive experience thus far.

The move in process was seamless and the staff is extremely helpful and cheery. The hallways, shared amenities and lobby are kept very clean. The gym is a great value: free! The equipment is up to date and great hours.

I might add that the initial process of scoping out the available apartments was equally a pleasure. Robert, the manager of the leasing office was extremely helpful and informative about the building.

I'd highly recommend anyone considering living in this building to lean towards moving forward and signing the lease. I don't believe you can find a better value in the area for the price you pay.

Current Tenant: 1-2 Years

Pros:

First of all writing a review for a building might seem odd however we just moved in and the reviews are so off the mark I had to contribute. Also, I review everything so why not?

We started the process looking for apartments one weekend and had to make an appointment since the leasing office was packed. We had seen other places in the area who also had a lot of inventory available.

This month, 20x had offered 2 months free, no broker fee, and annualized over 12 or 18 months so you felt the savings. We arrived at our appointment and Connie showed us 8 different apartments.

She was patient, informative and really listened to us. We ended up going for a 1 bed / 1 home office which is like a second bedroom but with no windows. The approval process was easy enough and although some standard hiccups my husband Eddie and I were approved!

Then came the part were the lease came. With 56 pages to review, Rob the manager was there to answer every question we had through the process. Move in was easy the front desk were so helpful they showed me in my apartment and Rob helped on the day also when our movers needed clearance. Maintenance came to check on things through the move also and show us around.

We also spoke to people who have lived in the building since summer and the roof was open. So some of the reviews on here aren't accurate.

The management company has been new to the building for the last 2 months and have done there best to turn things around. We love our new home !
