Pros:

I have nothing negative to say about this building. Myself & husband lived here for four and a half years, and only left because we were moving to the West coast, otherwise we would have renewed our lease for another year.The building itself (facilities etc) is great and always spotless and in working order thanks to the incredible super, Frank. He really made living there a pleasure. He goes above and beyond to help everyone and is always incredibly friendly and in a great mood (which is so important if you work from home and bump into him in the building on a daily basis) - never seems 'put out' if you needed help / had questions. He'd even secure packages for me if I was going to be away. When it came to moving out he was on hand all day and kept checking in to see if we needed anything. He's honesty a wonderful guy and Arabella residents are lucky to have him. Dermot Company (who own the building) were always helpful when we had any questions, and Jane Cohen (who we mostly dealt with) was incredibly friendly and helpful when it came to terminating our lease / getting our deposit back etc. (we didn't have any issues getting our full deposit back).I don't think living anywhere without Frank will be the same - wish we could take him with us, and if we ever move back to NYC, Arabella will definitely be somewhere we'd strongly consider moving back to.

I lived in the building from 2013-2017 in Unit 12B you can talk to the super Frank about us as he knows us.. When it was time to give security deposit back they said sorry we cannot give $600 of the deposit back because we don't have it in our ledger. Even though every year in the contract it shows how much the security deposit was. The finance person for Dermot Properties states that it does not matter what the contract says as their disorganized ledger does not show it.This building is a sham and very disorganized when it comes to finances. Please make sure you make copies of every check that you send to them as well as security deposits.My local bank was unable to provide me the security deposits as two of our accounts were closed so even though I know we gave total security deposit of $3,100, we only got back $2,525 which was what our beginning deposit was and we had to send extra security deposit every year that we renewed the lease. The rent by the way goes up every year by maximum allowable possible.Don't live in this building unless you are savvy and keep records for as long as you live there. I am now glad I am out of the disorganized mess.
