Management is impossible to deal with. None of the machines or hot water or anything work and they never fix them. I could go on, but I'm too busy trying to find a new place to live.
We applied for a 2 bedroom and I was the only one who was going to be on the lease. I make well over 40x the rent on a $5k apartment, have enough cash in the bank to pay for the entire year in advance and I have a 740 credit score. None of which mattered because they couldn't understand how salary and bonuses are structured. So, we brought my roommate in on the lease who has a lower credit score, but added about $150k to the salary. They still declined us and told us we needed a guarantor who makes 80x the rent or to use their company called Insurant who acts as a guarantor for a ridiculous monthly fee on top of the rent. So, I would recommend you don't waste your time with these guys. We wasted $250 on application fees (first they charged my roommate as an occupant then another $100 when he applied for the lease and my original $100 fee)My question is this: If a total salary of $455k, a 740 credit score and over $100k in the bank as insurance doesn't get you into this building, what does?I thought the other reviews of this place might have been a few mad people, but it's looking like this is common operating procedure for them. As annoying as this 2 weeks of back and forth has been, I feel like we actually dodged a bullet here.Good luck in your hunt!
Several issues from no hot water to no water at all. Amenities are not included in the rent neither is bike storage. The pool is on the small side and gets approximately two hours of sunshine given the location. the deck and pool area are pretty packed in the summer and there is an adult babysitter in the amenities room that checks people in and monitors how many guess you can have, only two per unit. The 1 & only BBQ grill is shared with 500 units in the building & is always a hassle to use. the grill broke down several times. after having moved out we still have not received our security deposit back 45 days later. nice building but dealing with management is a headache. feels more like an over crowded W hotel than a community. The views are great & so are the esthetics. Kinda like driving a luxury vehicle that breaks down all the time
Lived in the building 1+ years. While there are some positives (the building is barely 2 years old and it has a nice community of people) the management of the building is very poor and there are consistent issues which should not happen in an overpriced 'luxury' apartment building:+ amazing views + great, helpful doormen + good finishes + fun people - noisy AC / heating makes rattling noises all night - continuous hot water issues - poor package service (if they don't have time they won't deliver through the day and the package room closes at 8; so if you come from work after that you're out of luck) - consistently unresponsive and unprofessional management (esp Troy) - has not addressed any of the above issues in months- weird common areas rules (e.g., no cameras other than cell phones on the 'rooftop' patio)- multiple people reporting security deposit unreturned 60-90 days after move out, or returned smaller without any explanation of deductionsIt's one of those "everything is good until it isn't", situations.
The view from this building is amazing, but unfortunately that is the only positive that I can think of.
Cons:
The hot water works half of the time and the issue has not been resolved after living here for a year. The Air/Heater system makes lots of banging and rattling sounds which will be sure to keep you up all night. The amenities space is great, but you will be supervised the whole time youre in there. I understand because fellow tenants would leave the place trashed if it where not for someone supervising the space. The management company does not care about any of your issues unless it's about getting their rent and good luck on getting your security deposit back when you move out. They are notorious for not wanting to return your money. I am totally dissatisfied with my experience living at 1 North place. I don't like to leave bad reviews, but must let others know before they spend their money with Clinton Management. Don't let the view fool you and don't let reviewers with no profile trick you.
A great building. Beautiful views. Apartment is nicely finished and quiet. The gym is a high-level apartment gym, and really replaces the need to join an outside gym.The amenities floor (pool, terrace, BBQ) is for the most part, well maintained. The service is kind and very responsive. Are some staff friendlier than others? Yes, like in all buildings, anywhere in the world. Complaining about living at 1 N 4th seems ridiculous, but to each his own, I guess. We are very happy here and will be renewing our lease when the time comes.
It's a great building. Like any rental building, there are flaws - but the quality of amenities, aesthetics, and all-around furnishings make this building feel justified in its pricing. If you are reasonable and diligent about any management or maintenance issues you'll be fine. Lots of whiners in the building who expect more service than what they are paying. We've lived here for just about 2 years and have barely had any issues.
I love 1N4. I typically prefer to sleep under hill, but it's a wonderful apartment building with luxury furnishings in-unit and beyond. With an extremely helpful building staff and amenities team, it's a very relaxing place to live and I have no plans to move any time soon. Also, the views from the amenities terrace are great and they guarantee at least 23 likes on Instagram.
The management company who manages this place (specifically a guy named Troy) is horrendous. Do not live here. They will overbill you on every charge without explanation. There are plenty of waterfront apartment buildings in the area with much better management. I have never seen such unprofessionalism by these individuals. People who work there, except for the doormen, are clueless and hold no accountability to their job. Trust me, save yourself the pain and avoid at all costs.
