I have lived in this building for approx 6 years. The building:I love it. The building management team recently decided to renovate, and although it was a little inconvenient - the building looks brand new again. The walls are a little thin, and I can sometimes hear my neighbors. Thankfully one of my neighbors moved out - she was particularly loud and obnoxious - but thankfully she moved out. This is not unlike any other large dwelling. I have never lived in another building that is this CLEAN. The hallways get vaccumed, the garbage disposal areas on each floor are cleaned daily. I have not seen one roach - the entire time I've lived here. (SERIOUSLY, NOT ONCE!) THAT IS FANTASTIC. The building is PET FRIENDLY. So there's plenty of dogs to greet you in elevators. Gym / Laundry room /Lounge were all renovated recently. And the gym itself is very busy during peak hours, but you can generally find the right time to go.The roofdeck is phenomenal - the views are amazing.The staff:From the building manager, to doormen, to maintenance and cleaning - everyone has been wonderful. They even helped me when I moved apartments (within the building)! I have been there for a while and I know most of the staff personally at this point. They are all super professional and always helpful. The building staff respond to all requests almost immediately and if possible most are resolved within a day or two.The rent:The rent has been steadily going up, but the maximum allowed (4-5% a year) - sadly my salary doesn't grow at the same pace. The rents are rising way too quickly all around the city. SANDY:The handling of the Sandy hurricane and its aftermath was fantastic. Yes - I was displaced for the month after, but unlike other buildings in the area - the building management sent daily updates of the ongoing progress. AND the rent was waived for the time the tenants were displaced. They also offered a fridge cleaning service - for free - since many people left in a hurry. Bravo!

The rooftop pictures are not updated! the rooftop now has better colorful modern furniture. The rooftop is a amazing asset to have in NYC where you can invite your friends and hang out day and night with a amazing view. Other residents are friendly too so Iv made friends while on the rooftop this summer. Overall the experience at 200 Water is what you makee of it. The walls are thin so you can clearly hear the conversations in the hallway, the doorman are nice, management is helpful and the handyman will come whenever you can track him down. On weekends the whole building is lively filled with big groups of people walking in and out ready to party. The gym is busy during rush hours, dry cleaning is expensive and the laundry room is never packed. I think this is a great experience for a young working person in the city. If you live on the higher floors, expect a 5-10 elevator rides during rush hour. This is of course going to happen in a large building so prepare accordingly. (LOGISTICS: FYI- building does not allow partition doors or walls to the ceiling, so if a broker misleads you, you have been warned. Still there are ways to work around it like installing a accordion door and sticking pillows on the top of the walls to stop light and some sound. Also if you're flexing, the lease office will return your deposit evenly. This can be a problem if you plan to never communicate with your roommates again. So be prepared for that. ) Best of luck :)

If you're thinking about renting and you're looking up Yelp reviews, keep in mind that everyone on Yelp (unless they Yelp everything) only leaves a review if they either have a REALLY GREAT experience or a bad experience. (Because come on now, who reviews apartments?) Most people are more likely to leave a review if they had a bad experience than if they were satisfied. So yes read on, but only take everything with a grain of salt. I've lived here for a year and I have really loved it,especially now that I'm moving out due to increasing rent. 200 Water is expensive!! but you get what you pay for. If you have the money, then consider this building. (Our studio is now going up to a little over $3,000, which is insane. But it did fit two people very comfortably.)Our lobby is more impressive than most other luxury buildings in the area in my opinion. Our rooftop is fantastic and has a great view of the Brooklyn Bridge and the river - watching fireworks from my window then the roof then the Seaport on July 4th was awesome. Maintenance always took maybe an hour MAX to come fix things and they're always so sweet. They just renovated the laundry room and the hallways. The doormen are professional and if you try to get to know them, they seem awesome, although I unfortunately was too antisocial to do so. The gym is just OK to be honest, but I'm too lazy to use it often. A few treadmills and ellipticals and bikes, and several weights but not impressive. Better gyms elsewhere. The view is fantastic if you're facing east like I am, and God idk who says this but I love financial district because it's quiet and so convenient at the same time. You're right in front of the South Street Seaport where Smorgasburg is during the warmer months, and tons of fun things to do. Great restaurants. I'll miss it so muchThere is a pet fee but it's really easy to sneak a pet in. Weeks so expect a bit of a wait. I love this building and I'm so sad to leave!! Come if you have the money. If not, avoid avoid avoid.

Downside is the price - it really is expensive... Even laundry is like $0.25 more expensive than other luxury buildings I looked at ($2.50). Also sucked that we had to use specific wall companies to set up a wall, cause you know they have some deal going on. And God so many frat/Wall Street/ douchey looking guys in this building. Like the type that you'd feel uncomfortable being in an elevator alone with, and I certainly was. The girl in front of me constantly has people over and can be loud but I don't really care. My neighbors, other than that, feel nonexistent. The elevators are super fast but they're currently doing renovations for14?!?!

Pretty good building. Quick maintenance response. Friendly staff. Clean and well organized. Modern. Close to the trains, quick uber ride to midtown.Used to offer referral credit of $1000 to both (a person who is a current resident and a person moving in). Check with your leasing agent if the deal is still offered.

Absolutely amazing building with great amenities. More importantly, the front desk staff have been very professional and helpful. The leasing office is also very responsive to emails and calls. Price is reasonably (given its proximity to Manhattan) and the location is quite convenient - 4 subway lines just across the street.

A huge apartment in LIC with more than 1,000 units and that's exactly the reason why there is an absurd amount of footage dedicated to amenities such as a duplex gym (including a full-size basketball court), 6 grill cabana areas, and numerous indoor lounges (just found another one by my apartment unit!) and outdoor roof decks. A new dry cleaner just opened up a few days ago inside the building as well.I can wish for a better food/cafe scene around the neighborhood, but is understandable given that LIC is under massive development. I still have my burger/chinese/pho covered in the vicinity though. In any case, there's a large supermarket Foodcellar right in front of the apartment (literally steps away) where you can get hot food or groceries. Vernon Blvd. which is pretty much downtown LIC is less than 10 minutes walk away and you can get pretty much any food you'd like as well.Less than 5 minute walk to 7/E/M/G/N/Q/R, so you can get pretty much anywhere really quick, which somewhat compensates for the dearth of restaurants etc... around the area.Please don't hesitate to reach out if you have any questions!p.s. The beautiful Gantry Plaza State park, which I think is quite underrated and unknown to many New Yorkers, is ~10 minutes away by walk.

New building opening up this summer in LIC. Just moved in and really happy with the quality of the construction, including some nice non-Manhattan touches like an actual garbage disposal. One tip -- make sure to use a current tenant for a referral (they don't really advertise this, but you get a pretty substantial rent credit).
