Worst rental building I've ever dealt with, the leasing office ripped me off $170 application fees while I ended up being forced to withdraw my application due to their failure to keep their promises communicated to me verbally before I applied. This is a long due review for this fraudulent building, or at least their fraudulent leasing office. It happened last year and I was looking for a studio to rent. A woman named Marcina at their leasing showed me a studio and I liked it, and I was honest with her I was looking for a shorter term than one year as I might be moving in about 6 months. As this is a new building I asked her if there is any deal or arrangement I could take given my situation. She told me she could add a break clause in the contract since I told her beforehand and if I break the lease within one year I'll just lose one month's rent. Given they were offering one month rent for free at that time, she said it's a good deal and worse scenario I would just lose that free month rent. Below were the details she offered verbally:13 month lease / 2nd month free / 60-day break clause - 1 month penalty / A guaranteed minimum stay of 6 monthsI was pretty happy with the arrangement, so I thanked her and applied the next day immediately, with all the detailed docs they required for myself and my roommate. Marcina asked me to pay $170 for two people's applications, and wire transfer $5200 for deposit. I did everything as she told me asap as I need to move in shortly since my other lease was expiring. Then I received electronic rental contract to sign, normally I would not read details anymore but I wanted to make sure what we agreed upon was in the contract so I read it carefully. And guess what, IT CHANGED WITHOUT EVEN INFORMING ME! It did mention a break clause with 1 month rent penalty, but instead of 2nd month free, they shadily changed it to '13th month free'. I made it very clear from the beginning I was going to break the lease after 6 months so of course I won't be able to get a 13th month free! I was really mad so I called Marcina immediately, I could never reach her on the phone anymore and the assistant just told me to send her email and she will email me back. I emailed her multiple messages asking her to clarify. And when she finally responded, she of course denied what she told me before, and said below were the only two options:1. 13 month lease - 2nd month free / NO break Clause2. 13 month lease - 13th month free/60 Day break clause -1 month penaltyI confronted her this was not what I was offered before I made the decision to apply, she simply said that were the only two options the landlord could offer. I was furious and asked for refund, she said they will refund the $5200 deposit but the $170 application fee is non refundable. What a BS! I tried to contact the landlord Rockrose but could not reach any decision makers and got pushed around. Really disgusting! I didn't want to waste my time anymore so had to let go the $170. Btw it also took FOREVER for me to get the $5200 back as they had to go through complicated bureaucratic procedures and mail me a freaking check months later!I would not give even one star based on my experience of this building. You've been warned!

Pretty good building. Quick maintenance response. Friendly staff. Clean and well organized. Modern. Close to the trains, quick uber ride to midtown.Used to offer referral credit of $1000 to both (a person who is a current resident and a person moving in). Check with your leasing agent if the deal is still offered.

Absolutely amazing building with great amenities. More importantly, the front desk staff have been very professional and helpful. The leasing office is also very responsive to emails and calls. Price is reasonably (given its proximity to Manhattan) and the location is quite convenient - 4 subway lines just across the street.

A huge apartment in LIC with more than 1,000 units and that's exactly the reason why there is an absurd amount of footage dedicated to amenities such as a duplex gym (including a full-size basketball court), 6 grill cabana areas, and numerous indoor lounges (just found another one by my apartment unit!) and outdoor roof decks. A new dry cleaner just opened up a few days ago inside the building as well.I can wish for a better food/cafe scene around the neighborhood, but is understandable given that LIC is under massive development. I still have my burger/chinese/pho covered in the vicinity though. In any case, there's a large supermarket Foodcellar right in front of the apartment (literally steps away) where you can get hot food or groceries. Vernon Blvd. which is pretty much downtown LIC is less than 10 minutes walk away and you can get pretty much any food you'd like as well.Less than 5 minute walk to 7/E/M/G/N/Q/R, so you can get pretty much anywhere really quick, which somewhat compensates for the dearth of restaurants etc... around the area.Please don't hesitate to reach out if you have any questions!p.s. The beautiful Gantry Plaza State park, which I think is quite underrated and unknown to many New Yorkers, is ~10 minutes away by walk.

New building opening up this summer in LIC. Just moved in and really happy with the quality of the construction, including some nice non-Manhattan touches like an actual garbage disposal. One tip -- make sure to use a current tenant for a referral (they don't really advertise this, but you get a pretty substantial rent credit).
