Cons:

I don't live in the building but the amount of mattresses and full sets of furniture they put out every week confirms the bedbugs rumors i keep hearing. Don't believe me? Take a walk around to the back of the building on a Sunday morning. Entire aparements worth of furniture are set out every week. Even the dry cleaner on premises was forced to stop taking laundry because of the bed bugs. Also, i dont know what their sanitation practices are but with the amount of rats this building has brought to the neighborhood (they dont store their garbage properly) i can only imagine what it's like inside. A quick look at the city register and you'll find well over a million dollars in fines for sanitation and the likes. Moda living and their new management is by far the worse thing to happen to this neighborhood. They are dirty and unprofessional.

Pros:

Moda offers a lifestyle of convenience with life's necessities all in one place.The layouts are spacious , there's a 24 hour concierge, supermarket, parking, and cleaners downstairs. The trains are about two blocks away.The repairs are completed in a timely manner.Living at Moda has made life much easier.It has been great dealing with Evelyn the Assistant Property Manager. She has great customer service skills ...with a smile

I give them two stars. I never lived here but I'll tell you why...As I was being shown apts I compared a few options they had against each other. Like carpeted versus non. Apparently voicing these differences was me "complaining". And when coming in on a second day to check out a spot they said would be available for viewing the very next business day it was taken. So the rep said I can't show you every apt unless you rent. As if I had asked her to do that. And why would I look at apts after I rent? If I wasn't serious I wouldn't come 2 days in a row. No security cameras in hallways, building allows pets but only in you apt (no where else) and you are limited to one guest in all common areas. And you can't use gym 24/7 Why claim to have amenities you restrict so much. If you can't trust your tenants, then that must mean I should trust living their is a good option. Clearly if I did, anything I would bring up may be a nuisance to the building management as opposed to a concern of a high paying tenant.I give 2 stars only because of the apt itself and the idea of amenities

Pros:

From the first look at the building my husband and I loved everything! We just moved to NYC in 2014, so we didn't know the neighborhood. We simply picked it because of "upgraded living" features. It was the only one reason for me - I have to have a gym, which they do have. I'll start with positive:Close to subway - E and F trains are right there. Shopping. External appearance is very nice,the front desk, 24 hour concierge, the building is very new, modern appliances.

Cons:

Now when we moved in we immediately smelled something weird. I couldn't place it. I knew it was some kind of smoke, but nothing like a smelled before. Extremely foul, absolutely repulsing! I knew it was the neighbors. I quickly learned, most tenants there smoke something, cigarettes, cigars - it's everywhere! In the hallways, it lingers in the elevator. Absolutely disgusting! Smoke travels very well there, apparently when they built that building they didn't do a good job. Smoke travels through the walls, into the heating/AC units from one apartment to another. IT WAS PURE HELL!!! I'll give it to them, the management did try to fix the problem by sending in one of their maintenance people who gave me an attitude like he was doing us a huge favor! He acted like there is no smoke stench, like we are making it up! Put some insulation into the wall. Maybe it helped just a little but not much.Funny thing, every one of them - front desk person, super, maintenance person all told me they don't know what the smell is. I called them in when the stench was inside. They all said:"maybe it's some incense" Clearly they saw that I had no clue, so they just lied to me protecting their precious skunk weed smokers! It took me 10 months to figure it out. The whole neighborhood is disgusting, half of the population seem to be smoking that crap! Stinks just like skunk! I just don't know what would possess anyone to put that stench into their mouth!!! So we suffered in this pure hell for the whole duration of our lease. The management doesn't give a crap that the tenants are doing illegal activity and are poisoning our existence! My husband are I were very close to suing them, but unfortunately the court system is set to make the management repair the situation but we probably wouldn't see our deposit. We just opened windows in the freezing cold so we can breathe! Or heat in summer.That was the biggest disgusting problem - nasty tenants.Another one is their inability to maintain the gym! It was the only reason I wanted to rent there. Then something would break, they wouldn't get it fixed. I tried to ask the management to fix machines but they are always busy with something else! Tenants' requests are just nuisance. The A/C was broken for almost 2 months in summer, they couldn't get their heads out of their you know what. So the pretty updated looks can be deceiving! It's pure hell to live in Moda. I met another girl who moved there just 2 months after we did. She had the same experience - couldn't wait to run from that place! It was the worst year of my life.People, run from this place! Don't get fooled by the nice exterior. We are renting in Forest Hills now, which is a real nice neighborhood. Live in an old building - you can't hear anyone, you can't smell anything, and the rent is $150 lower!Moda Apartments is just an overpriced building in a bad neighborhood with horrid neighbors.The day we moved out was the happiest day!
