My partner and I love this building. We renewed our lease and I will say the main reason is because the beauty of the design of the building and probably most of all Michael and Robert our doormen. They make us feel so at home here. We feel very secure and safe with them. They know everything that goes on in the building and all the people who live here. They are above all just really great guys. We cannot say enough about them. Halo and Goose management is ridiculously lucky to have them. We really enjoy showing off the building to our friends because it's just a gorgeous building. Amenities are wonderful and Viiktoria one of the massage therapist is simply the most talented massage therapist I've ever been and I am a massage connoisseur so I feel I'm a good judge. 4th of July was the best view ever. I just love living here. When we first moved in (we were the first in our unit) our electricity bill was abnormally high but after challenging con-ed it was resolved and has been where we'd expect. I wish the door on our balcony was more weather proof. It is drafty but we we're able to get a suspension rod and heavy curtain to cover the door where the cold air came in. It's solved the issue and really not a big deal unless it's like negative 9°. The last thing I can think of that was irritating was how long the construction took on the roof after a fire occurred. It lasted the whole summer pretty much. Otherwise it's been a pretty great experience. No plans to leave any time soon.

This is the cheapest owner of all the building around LIC , the monthly rent may be little cheaper, but you will pay for everything as an extra . very cheap building material , W/D only a closet, you need to buy washer only, no room for two units, since there is already electric hotwater tank which you will pay for your hotwater too .

The rooftop was one of coolest views I have seen of NY. The doormen for the most part are all really nice. The viewing deck is currently under construction. The whole building is just really well done.
I have to preclude this review by stating that the door attendants, amenities and overall building is very nice. Nevertheless, be cautious, your electrical bill will be $300 to $400 monthly for a one bedroom. Goose Mgmt. will also nickel and dime you with a $2 fee for "convenience" when paying your rent online.I am going to document a process that is deeply flawed. Upon our lease end, the 60 days leading to my wife and me moving out brokers harassed us almost every other day via email, phone call, and text. Even though we clearly outlined times that brokers can bring prospective renters by, even the front desk would even harass us by buzzing thru the loud intercom.We documented over 14 showings, however towards the end, when their incompetent brokers could still not lease out our unit, Goose Property Management threatened our security deposit in an email and verbally. Just like Goose Property Mgmt., nickels and dimes everyone a $2 fee when paying rent online, they ended up taking a $350 cleaning fee out of our security deposit! We are a professional couple with no kids that left the unit very clean, deeply cleaned all applicants, wiped down every counter and surface, dusted all baseboards, and vacuumed in cabinets. When emailing goose property management to confirm a satisfactory checkout, they never responded. They did not response to two other emails after that. Overall, nice building with nice amenities. Be aware of the greedy and unprofessional management and the exuberant electricity costs! Your electrical bill will be a car payment. They do not have one or two professional brokers, they have hordes of internet brokers that will pester you, and your family to get the apartment rented. In addition, because of religious reasons their office is closed for days and weeks at a time. This is still a business, you should not have to wait days, and days for a response while a tenant.

Cons:1) Not being racist or anything but the management company is Jewish which is completely fine but that does NOT mean the tenants of the building are jewish and have to abide by their cultural rules. For example, we were not allowed to have a Christmas tree because it is not celebrated in the Jewish community. What kind of shit is that? Like you are NOT the tenant, you DO NOT live in the building - so we should be able to celebrate normal holidays that are not within the Jewish community. It is the most infuriating thing ever.2) Ridiculous amount of rules for amenities. We are all grown adults paying for an expensive apartment, we do not have to be treated like kids. If that is the case, maybe you should consider re-evaluating the tenants you approve.3) Management is condescending and rude.4) Brokers are liars and do not tell you any of the costs you are expected to have so once you're in the building you're completely screwed.5) There is a utility fee (which practically covers NOTHING) that varies on the size of your apartment.6) Your ConEdison bill is going to go through the roof and probably the most you'll ever pay in your life for a ConEdison bill living in New York City. The lowest I have ever hit for the bill was $250 and highest being $450 and I've only used the AC/heater every now and then but even then, it should not be that high. I live in a one bedroom and that is crazy! The management will tell you it is not an energy efficient building and it uses central air.
Would definitely NOT recommend moving here. First, Con Edison bills are insane. I live in a one bedroom unit, pay a $55/month utility fee for "energy efficiency," and my Con Edison bill still runs about $150/month (both in the winter and summer). Also, the heat/AC are never running during the day, as I am at work. This is by far the most I've ever paid in the NYC area. Second, amenities are beautiful but have too many unnecessary rules and regulations -- including limiting the number of guests you have in the common areas, as well as in your very own apartment! Third, while the doormen and other staff are terrific, the management is RUDE and extremely condescending -- they won't acknowledge your presence, even if you try to greet them in the lobby or elevator. There are many other apartment buildings in LIC, don't make the mistake of living in this one!

The only issue I have is how they advertise the building as energy efficient and charge a monthly fee for a "unit" that "saves us money". My electricity bill is higher than I've ever paid for anywhere in New York. It might have to do with us having personal water heaters for every apartment. The amenities are beautiful but some are not free so beware. There's a limit on how many guests you can have in common areas and there is a high rental fee. Also the outdoor areas are closed for the winter ( except for the basketball court and dog park)
It's alright, nice amenities but ridiculous rules around requirements for signing the lease and then around the use of the amenities as well. Some things are very good like free gym and sauna's but then they introduce restrictions like no sauna after 9:30pm, you have to pay to use the grill on the roof etc....... Basically it's a bit disappointing, the team that work there are great but the landlord tries to nickle and dime you at every turn $2 transaction fee for paying electronically for example.Also watch out for the electricity bills!!
