Former Tenant: 2021 - 2021

Cons:

I moved out just over 3 months ago and still have not received the security deposit back. They said they sent the check twice now via mail, but it has not arrived. The USPS isn't great, but I am highly skeptical of the idea that mail is getting lost just within NYC twice in a row. I have been trying to reach them every day for the past several weeks and they are not replying

Former Tenant: > 5 Years

Pros:

Left after 7 years of living in the apartment. Here are some good and bad experiences, I'll start with the positive:
- Location: this is the ideal location if you're are a social butterfly as Almost all the subway lines are available for you to get a quick change and touch up after dinner to head to nightlife. Penn station right round the corner. Shopping next door and right across the street. Extremely Convenient.

- View: Rooftop view of the Empire State and annual Macy's thanksgiving parade.

- Restaurant: Asian restaurants with K-town right round the corner, starting 2016 more restaurants and speakeasies to hang out or people watch such as The Smith, Trademark Taste&Grind, Friedman's

Cons:

Here comes the negative:
- Management: Unresponsive and always want you to see them in their office and since
they only work 9-5, you will have to take time off work to resolve issues. My check was
lost and I was charged a late fee.

- Doorman/Mailroom: while most of the doorman are lovely, a few of them are unhelpful,
lazy and rude. A few times mails go missing and no specific break time, so you might
need to check a few times if there is anyone attending the mailroom. They will not help
accept dry cleaning or if your friend want to drop something off for you while you are not
home, defeating the purpose of a doorman.

- Noise level: while you may think ambulance sirens are a norm for manhattan, you may
want to rethink. Other buildings in the area have better noise insulation and no sirens
could be heard in the apartment.

- Roaches and bedbugs: while my unit was free from these bugs and roaches, Beware
that some units are infested. Check the nyc bedbugs reports

- Old and rusty pipes: the water are yellowish and sometimes brown. Toilet are often
clogged due to old pipes.

Former Tenant: 2017 - 1-2 Years

Pros:

A brand new floor wide gym is being built, near every great subway, good elevator system, can put up walls to the ceiling.

Cons:

EVERYTHING. Doormen are rude, management will not talk to you unless you are there to pay rent, the floors were falling apart, there are very few AC units in the apartments, maintenance always tells you that you do not have an issue, location is terrible, no supermarkets near, raise rent every year.

Pros:

None I can think of.

Cons:

Few buildings can rival Herald Towers when it comes to breeding contempt and ill will in
their tenants. I have to assume that any positive reviews come from college students
whose mommy and daddy are paying their rent. Adults who sign a rent check usually
end up moving out in disgust. I'd also ignore the glowing reviews that relate to the leasing
office. Really? The salespeople who make their living by getting you to sign a lease were
super niceand helpful??? Shocker. Do yourself a favor and steer clear.

Former Tenant: 4-5 Years

Pros:

I've been living in this building for about 4 years and I have experienced a lot
of ups and downs while living here.

Location - Herald Towers is in the middle of everything. All major subways, stores
and restaurants. You cannot beat the the location (however there are a ton of
tourists and it is always crowded)

Concierge - everyone that works here is really great. They are friendly and warm
entering and exiting the building. They also manage the package room and I have
always had great experiences with them

Gym - a new gym was recently opened on the 24th floor and it is extremely
spacious with all new machines

Lounge - the lounge is also new - it is a nice area to hang out and they occasionally
supply breakfast and have events for the residents

Roof - recently a new roof access was added and there is not a limit on guests,
big plus

Cons:

Bugs, bugs, bugs! I am extremely clean, do not leave food around and I am constantly
finding dead cockroaches in my apartment. Management is good about exterminating
bi-weekly, however bugs are still found. It is pretty gross

Package Room - While its great there is a package room, they are almost never open. It
is extremely difficult to coordinatepicking up packages because of this.

Pros:

While living there -
Pros: Convenient location, Chris, Jenson, and Tori are our favorite doormen,
package room, Affordable living if you split with multiple roommates, good views.
Regular exterminator services. Laundry in buildling. Trash collection on every floor.
Appreciate the festive events they host in the penthouse lounge.

Cons:

Cons: Package room consistently rejects packages because they're out of room,
including turning away important wedding deliveries (including my groom's tux). Getting
this apartmentwas a battle, and we were treated with disrespect by the leasing office.

Pros:

Cons:

dumbest building that lets you in without ID if you just walk past the doormen. but when
you try to be proper and ask to check in, they bar you and question your presence.
literally had to wait for my friend in their sofa-less lobby. wouldn't even let me tell them a
room # and name to let me in. rudest doormen ever. not responsible, just rigid and rude.

WORST MWORST MANAGEMENT EVER!!!!! AVOID THIS
PLACE!!!!!
I've lived here for three years and I was deducted more than $25,000 as deposit when I
first moved in in 2014. When they raised the price again for my tiny 1br. I decided that I
can't afford it anymore. They told me the deposit will be returned in4-6 WEEKS
STARTING JULY 1 AND NOW IT'S the 15TH WEEK, STILL HAVEN'T RECEIVED IT!!!!
I have sent more than 20 emails/calls, most of them are just IGNORED......I understand
that Jessica has a lot of work to do but seriously? NO CHECK NO MESSAGE NO INFO
THEY JUST DONT GIVE A DIMEANAGEMENT EVER!!!!! AVOID THIS PLACE!!!!!

Pros:

Living in Herald Towers was great. Would recommend to friends.
1. The building is rented out at a good price (for NYC)
2. The building has a lot of amenities (rooftop, gym, game room, laundry service)
3. Location is very convenint
4. Friendly doorman (those guys were awesome) and on-call attentive staff
5. Front desk was extremely helpful during the move-in,move-out process

Cons:

Update: It is May 2017 and there's a construction crew down the hall which has been
renovating an apartment for a week. By the smell in the hallway, they've been
chainsmoking 7 packs a day. The entire hallway reeks of cigarette smoke and it's wafting
into my apartment, even behind closed doors. So I can choose between 1) open
windows to get some fresh air and have it be blazing hot humid NY summer or 2) Have
the windows closed, have AC on, and inhale cigarette smoke all day. Literally starting to
feel sick and get headaches so I purchased a HEPA air filter at my own cost. Emailed
management but not really expecting much here. Glad I'm moving out soon.

Pros:

None I can think of.

Cons:

I'd give it ZERO stars if there was an option for it. The Management Office is beyond
rude and inefficient. Every other advantage of location etc is pretty much nullified by the
management staff. The intercom doesn't work, there is brown water in the bathroom, bug
infestation in the building and a host of other problems that the management office just
refuses to deal with and are extremely rude with you when you ask them to fix the
problems. STAY AWAY!

Pros:

None I can think of.

Cons:

I've lived here for 3 weeks and am an EXTREMELY clean person. I have found 6 roaches,
some alive. I don't leave any food out andwas told by MANY tenants that the building
has a roach problem. I have had the buildings 'exterminator' come in and spray and I
have also asked the building staff for a gym card for weeks now. Which they haven't
gotten me. I am subletting for 4 months but I would never live here. I also told them that
when I moved in our heat doesn't work. They don't fix anything. They don't even
respond. I'm filing a building complaint. This is disgusting.

Pros:

It's a GOOD location! YES.

Cons:

- I have LOST SEVERAL packages during my time here. And the PEOPLE in the package
room, they are just SO I always receive with the attitude and answer like: I don't know, i
dont have time, it's not up to you, NO, NO, NO, It's ur job"
- Can you ever believe that the management office actually YELLING at you in front of
the lobby? oh zee, she yelled at me and 3 others little asian girls non stop, doesn't even
let us talk. And black mail us saying that she will stop us from extend thelease (her name
is JESSICA)
- The WATER! IS BROWN. OR YELLOWISH !
- The laundry cost are high! Each time my laundry cost around $10 to have everything
dry and clean!
- oh and those DOOR MAN/ or they called 24 hour security guys, L-O-L, they just there
to be pretty, you know?! They dont even checkthe ID when you enter the building (which
mean, everybody can come to your apt). I felt very unsafe !

Pros:

Very convenient location with many subway options.
Doormen were always very nice and friendly. Chris, Vicky, Lily, Tori, and Jenson were
all amazing.

Cons:

Lived here for 2 years.

Management always took forever for anything to be done. People in the office were not
always helpful.

Appliances in the unit are from about a century ago. Water temperature is random.

Beautiful lobby, yet the corridors look like a scene out of The Shining.

The system for receiving packages is a joke.

Visitor Tenant:

Pros:

Overall, I lived here for three weeks and it has been great so far. I was abroad
when looking for a place to live in NY. My friend visited potential buildings
and thankfully, she met Jason (who works in the leasing office). He was very
understanding of the situation and was extremely helpful. It was great to work
with someone who understands your struggle as a leasee.

Living here has been great too for many reasons. First, the location is very
convenient. The subway is in front of your building. Also, there's laundry facility
and gym inside the building. One sad point would be that my room does not get
any sunlight, but still I'm pretty satisfied since I barely hear anything from the streets
(considering Broadway/6th Avenue).

Cons:

Current Tenant: < 1 year

Pros:

I've been here for a month now and so far it's been pretty positive, I chose the building because it's in a
very convenient location right next to the subway station and for the gym inside the building,
which is pretty average but still super convenient.

So far I haven't experienced any cockroaches, as my roommates and I have
kept the place clean. It is an old building, but the inside has held up pretty well
and in my opinion it's nicer than most prewar walk-up buildings while still
remaining competitive in price.

Cons:

The main downside would be the noise - I'm facing Broadway/SIxth Ave and it is loud
even at midnight. The sound isolation is just not very good, and there are some units that
barely have any natural sunlight in them. Another point would be the price of the laundry,
it is $3 to wash and $2.75 to dry, which is high.

Current Tenant: 1-2 Years

Pros:

This is a great apartment complex for people willing to share flex-units! When the
walls are put up by Wall-2-Wall, the rooms are more spacious than one may think.
The leasing agent, Tina Borges-Druth, was an amazing help. She's very kind, on top
of things, and quick to respond to any concerns. I really enjoyed my apartment hunt
with her, and would recommend this building to anyone looking for an affordable flex
at the heart of Manhattan!

Cons:

Update: I was told by my leasing agent that the heater was an in-wall water pipe. Turned
out the heater was just the AC unit, thatwould be converted to emitting hot air. Not that
this was bad, but it was certainly upsetting to find out information was not passed on
correctly. Shout out to Tory, the kindest concierge!

Pros:

I've lived at Herald Towers for over 4 years, and the experience was fantastic.
Convenience
This place is a hotspot for friends visiting from out of town. Penn Station
and the LIRR is just an avenue away. There's access to the Orange (B,D,F,M)
& Yellow lines (N,R,Q), right outside the building.You're surrounded by shopping,
and in every direction is a Starbucks. Macy's Flagship store, and H&M Flagship
are both right across the street, along with Zara, Uniqlo, and other outlets. One
block over is K-Town, which is great for taking friends out for karaoke & drinking.
Petite Poulet, through the back entrance, is a fantastic, last-minute brunch spot.
Tower Cleaners is in the basement, providing all your dry-cleaning, and wash &
fold needs. Gym & lounge are on the roof.
Rarely, you'll see a roach (waterbug, which is dramatically different from a cockroach)
Let's face it. It's New York City. Fortunately, Herald Towers provides an
exterminator to spray kitchens & bathrooms on a regular basis. This is a preventative
measure that they provide, free of charge.

Former Tenant: 1-2 Years

Pros:

I've lived here for almost 2 years and have absolutely nothing but great things to say.
Amazing building staff; friendly door people who go out of their way to make sure you're
safe, and maintenance and management staff who always assure that any problems are
fixed swiftly.

VERY clean building; I've never seen a single bug or rodent my entire time here.
Apartments are very nice, not overly swanky but really good size and an awesome deal
for the price. High ceilings, thick walls, very quiet and private.

Big laundry room that always has machines available and there's a dry cleaner downstairs.
Awesome roof deck in the summer, and the free gym always has equipment available and
is kept clean and well-maintained. Gorgeous marble lobby.

They also do fun resident events randomly like free breakfast, music on the roof, holiday
parties, etc.

Cons:

None I can think of.
