Generally, applicants must demonstrate a total annual household income of at least 43x the monthly rent and have a credit score of at least 650 with acceptable credit history. For example, if the rent for an apartment is $2,000 a month, the applicant(s) must demonstrate no less than $86,000 in annual income ($2,000 X 43) Additionally, we review an applicant’s capacity to pay the rent after meeting their current monthly debt obligations.

If you have a housing voucher, you are required to have an income that is 40 times your portion of the monthly rent and have a credit score of at least 650 with acceptable credit history. For example, if your portion of the rent is $500, the applicant(s) must document no less than $20,000 in annual income ($500 X 40). Additionally, we review an applicant's capacity to pay the rent after meeting their current monthly debt obligations.

If you have a housing voucher that covers 100% of your monthly rent there is no income or credit requirement.

A guarantor must meet our credit and income guidelines and have the capacity to meet their current monthly debt obligations and have the capacity to pay the rent for the unit they are attempting to guarantee.

Typically, applicants are required to supply:

Most recent W2 form
Four most recent pay stubs, and/or any documentation verifying any other sources of income
Color scans of government-issued ID (usually a driver's license or passport) & Social Security card
Three most recent Bank or Credit Union statements.
Proof of ability to pay first month's rent and required security deposit.
On review of each application, there may be a need for additional documentation.

Current Tenant: 2021 - 2022

Cons:

was promised building was smoke free, but tenant below me is a chain smoker. Frequently woken up in the middle of the night because my apartment completely saturated with cigarette smoke, especially in my children's bedroom. Complain over and over and management assures me they are working on it, but nobody does anything and my poor children just suffer day after day. What a complete nightmare!

Just moved to this building a month ago and couldn't be happier. It was sparkling clean when we arrived. The doorman are friendly and super helpful, and the couple of minor maintenance issues we've had were addressed quickly and successfully. I can also add that the people in charge of the application process were always helpful, patient, and supportive.

Highly recommend this building as a rental option in Manhattan. Having lived in a few different neighborhoods in the city, I would have to say this area in the upper east side has been my favorite. The area is safe, not too noisy, just a few blocks away from central park, right along the 4-5-6 subway line and surrounded by delicious food.Apart from the neighborhood, the building is a wonderful experience in and of itself. The staff and managers are very helpful and friendly - the doorman is incredibly welcoming! I have not had any issues so far with maintenance; I figure that is a result of the building being very well managed and well kept. Overall, I love my stay here and honestly have no complaints thus far.
