Pros:

Location: I moved in to the Colorado few months ago and love this apartment. Convenient to 4, 5, 6, Q, and multiple buses. Apt: My studio was newly renovated and everything was brand spanking new. I wasn't sure about the layout, but it's actually a great space that's actually encouraged me to cook more often. Plenty of natural light in my apartment. I can control both cold AND heat (an option I haven't had in all apartments). The bathroom has heated floors... though I haven't used it much yet.Maintenance: Any issues I've had, I've reported online and have always had issues resolved within 24 hours. I once had a minor leak under my sink that caused a big mess (because I discovered it a bit late). I reported it one evening, and it was completely fixed and cleaned by the time I got home. People: The leasing folks were great throughout the signing process and are so so nice. They're great about giving us building updates... something you don't always get. The doormen/concierge are all very friendly and helpful. My dog is always super excited coming home from walks because he's usually in for a treat from the doormen.

Cons:

Downsides: There's been a bit of construction going on, and occasionally the elevators take a while, but overall it's not enough to knock off any stars IMO. It'll be a bit expensive after my first year and losing a free month's rent. :\

Pros:

We moved in a month ago. The building is great so far! Our unit is brand new with washer and dryer, amazing for those with babies. The gym has everything that's needed. The common area is modern and cozy. We are looking forward to the rooftop being completed, it looks like it's going to be great. The team in the building are responsive and just very nice. And being a block from the 4/5 has been a game changer. Other neighborhood highlights are Whole Foods and fairway a half block away, Duane reads across the street, and a maison kayser downstairs.

Location is great. 2 blocks from the subways, bus stops right in front of the building. Everything is close by. The staff is fantastic. From the doorman to the maintenance supervisor. Just great people. The staff at the Leasing office is the nicest people you will ever meet. Ginet, Arianna, and Monica.

Building: I'm in one of the new studio apartments in the building, and the floorplan is one of the best that I have seen in the city with an open concept kitchen and bar area which is great for having a few people over to entertain without feeling like i'm also near where I sleep. The walk-in closets, heated bathroom floors, storage space, and a new gym on the amenities floor are also huge pluses for the building. Location: Location is hard to beat with easy access to the 4,5,6 and the Q trains. There is also a Whole Foods and Fairway a block away in either direction, and a ton of good restaurants and bars one avenue away. Price: For being in Manhattan where apartments are always overpriced, the studios in the building are pretty reasonable in price compared to other buildings I have either lived in or viewed.

Cons:

Only negative would be that the rooftop has taken much longer than expected to complete which is disappointing now that the summer is over, but will be a great space once complete.

Pros:

The Colorado is a nice building with the perfect location. Right next to Whole Foods, multiple restaurants, and plentiful shopping. Q train is 5 minutes away and the 4, 5, 6 trains are even closer. The concierge, doormen, and maintenance are friendly and attentive. Newly renovated apartments are very nice with quality fixtures. The building has been under construction since we moved in, but we have been assured it will be completed by year end.

Pros:

The team at the Colorado are exceptional. Doorman, super, handymen, management team, etc. The facilities are new with the latest technology and are kept clean and in excellent condition. The Gym is spacious with state of the art equipment (e.g. Pelotons). There is a dedicated Concierge, separate from the Doorman that will accept packages and drop them off in your apartment (if you don't want them delivered to your apartment you can pick them up from the Concierge). Laundry, dry cleaning, and tailoring services are also available with the Concierge. Our experience with the Concierge has been great - no complaints. Most of the roof has been under construction since we moved in but it is nearing completion and we look forward to using that in the future.

Pros:- super convenient location, directly between both 86th st. subway stations- lots of services/amenities; gym, laundry, rooftop, package service/dry cleaning, etc.- friendly staff, very responsive and efficient - 3 elevators - ues is nice if you have to live in nyc

Cons:

Cons:- no Olympic bar in the gym, please get an Olympic bar. Waaaaay cheaper and effective than fancy, trendy, expensive, high maintenance machines that breakdown every week. Olympic bars are sweet.

I moved into the Colorado a few months ago and I am thrilled I did. I have lived in many other luxury buildings in New York but this one is my favorite so far. The building is beautiful and the apartments have a great lay out and view. Also the neighborhood is better than I imagined. I used to live in the village so I was very skeptical on the location but I am really enjoying the neighborhood more than I thought. The rent is very reasonable and I am getting way more for my money than I did downtown. The last thing I I have to say is I am indecisive by nature so I saw at least 40 apartments before I decided on this one. I actually looked at the apartment 3 separate times before I decided and the leasing agent Monica was always so friendly and patient with me. I would definitely would recommend this building to anyone in the market.

[THE GOOD] The Colorado is [still] probably one of the most cool-looking structures on the 3rd avenue 86th street area. Inside the re-designed lobby (which is a bit too dark-by-half) work a highly-trained staff of non-managerial hired / union support teams. From the head concierge, Anthony, to the long-standing support crews like Reuben, Leonardo, Alex and alike. Hector the super, is the best I have had the pleasure of knowing in my years of renting here and in several outer boroughs. Yes, the newly renovated apartments [mostly a feast for the eyes - that's about where it stops] should be a stylistic guide to what other real estate owners should live up to. However, the probem lies really in the lack of solid and consistant project management during the past and the ever slowly-approaching finish of the roof gardens and several other amenities. The roof outdoor and indoor photos are computer-generated renderings made in 2013. To this day they do not exist. Why post these if they do not exist ? [THE BAD] Dermot is a big problem. The quaility of the appointments in the renovated and highly over-overpriced rental units should trigger alarms in anyone familiar with market pricing and sub-par quality construction. The operation of the building over many years has been a topic of great concern from various tenants from a broad spectrum of backgrounds. The owners, not Dermot, also have much to answer for since the building was completed in 1986. The union staff are impeccable which is why so many renters will return to the highly over-priced rentals as their service cannot be matched by any of their fellow 32BJ peers. There have been some good property managers which try - without much success - to make the place better. They usually burn out after 1 year or so and smartly look for other employment.

Cons:

[THE UGLY] The excellent reviews here (five-stars) are written by the newbies (mostly millennials) for which Dermot aspires to serve. In the past using the roof deck was almost impossible with evening "frat-parties" grossly-occupying the roof whilst pizza boxes (some not quite empty) are tossed out and over the protective glass railings of the roof. The antics do not hold well with the remaining (albiet some what small crowd) of adult renters here. It should ony get worse when and if the new roof ever sees completion. The noise and 2 to 3 dogs per apartment added to the sub-par total reconstructed floors make the Colorado I nightmare to live in especialy for those who remember how it was prior to Dermot's accession to the managerial throne.[INTERESTING] After 10/6/2017, which was the first time I entered this unbiased review, the 5 stars reviews began to emerge in throngs. Did they mention how the engineered / laminate floor finishes start to warp and bubble in humid weather? Did they mention how the nice stone kitchen sink "tiles" become unglued rather faster (they are less than 1 mm thick and are glued on using the gorilla glue brand but somehow they manage to come off." Look at google and apartmentlife.com to see the real review of person spending upwards of $15,000+ a month. Many of the upper floor apartments are rented by foreign corporations who sponsor the tenants, so the tenants need to be too concerned over minor fit and finish flaws.

I recently moved into the Colorado and it's been wonderful. I had looked at many apartments around the area and I would have to say the Colorado has the best quality units. The apartments were just renovated so the look and feel are very up to date and stylish. The apartments feel homey and modern at the same time. Although I was first looking at apartments closer to the park, I realized that I actually like this area because it has a trendier and more lively feel. The rents are reasonable and the staff is very attentive. Also, the fitness center is great and has new machines and weights. The application and leasing process was simple and the staff was really nice to work with. They were very communicative and always accommodated my busy work schedule. Would definitely recommend the building!

Very kind and courteous staff. My agent took time with me to explain the building and show every part of it. I came in from Florida and I was pleasantly surprised at how hospitable and thorough they were. The property is nice and the amenities looked quite adequate for its price class.
