The building has a continous and strong odor of trash coming from trash rooms. My unit shares a wall with the chute and the smell comes into my apartment and is nauseating. After 6 months management acknowledges the issue but says they are unable to fix it. You can often smell in hallways and in the parking garage/package pick-up area.
Also, the elevators are ALWAYS broken. There are 4 elevators and most days 1 is not working and 1 is being used for moving. Leaving 2 elevators in service (3 on a good day). Today only 1 was available out of 4 - with Covid you could imagine it took 20 minutes to get upstairs. I have lived in apartment buildings for over 10 years and the Avalon management company is the only one I have ever head issues with - if considering living here... RUN! Any other building in LIC are nicer, cleaner and much better management for the same price.
Me and my husband are moving to Brooklyn this summer and Diana Rufus helped us out. She was not only nice but helpful about renting apartment in NYC in general. I was impressed how the people at the door welcome you home, know you by name and help you out with genuine intrest.This is where we want to live, the avalon brooklyn bay location is gorgeous, in a really nice area, close to the subway and the best of avalon as it is a brand new building.We would be lucky to live here!

The only reason I can't give it 5 stars is because there is a non stop problem in the lounge. The lounge is for residents and a guest. However, there are large groups of people having a "convention/party" constantly in the lounge.It's impossible to have a peaceful experience when this happens....more often than not.So please Avalon West, enforce this rule. Check the cameras once in a while. You'll see the evidence of what I'm describing. Thanks.
Be very wary, the leasing office is not to be trusted. I've talked with several people who have come here looking for an apartment and had to set them straight. Construction will not end until END OF 2018. No, they didn't tell people who were leasing before the construction started. I discussed with one of the new leasing managers and he stated that he's getting a ton of people moving out for that reason.From management: "We have a lot of exciting work to be done, so it could be closed until the end of 2018. "Yes, they really do send out emails about how excited they are about closing all the amenities. We have a private facebook group where we post memes in a similar vein to Baghdad Bob but with the Avalon staff pictures. My personal favorite is "We're excited to announce you've lost 15 pounds! We just had to cut off your leg!". Side note, I feel like the facebook page is the most "community" I've seen in this building. Why do they call this a community? We've had 2 community events in the year I've lived here: they served hot chocolate one day and oreos another, outside the elevator bank. If you're looking for a community feel, look for a Stonehenge building or something similar.I will give them credit for giving us a discount once they shut down access to the laundry:"Additionally, starting January 3rd and lasting throughout the laundry room's renovation, we will be crediting every account, based on the average number of residents in each apartment type:Studio apartments will receive $17/month1 Bedrooms will receive $25/month2 Bedrooms will receive $31/month"That's right, a free load of laundry a month! How's that for a slap in the face.Finally, considering how many emails we get regarding delays, I'd imagine that anything they do tell you will be inaccurate:"Due to unforeseen repairs and complications, our vendor was not able to complete the trash chute repairs today. ""We apologize for the delay but we are still working to complete the preventative maintenance on our hot/cold water supply. ""Due to unforeseen circumstances, we will not be able to restore the service elevator today. ""Unfortunately, there were a couple of issues that arose today during the work, so we are still not yet able to turn the water back on.""We are writing to inform you that we are aware of the current disruption of water and heat throughout the building and will be working to ensure service is restored as quickly as possible.""Due to the snow Wednesday, we were unable to finish removing the concrete slab in the 2nd floor amenity space. ""It has come to our attention that there was a manufacturer's defect on some of the locks we installed while renovating the hallways. I think the fact that I have stayed with this company for three years and am now living in my third apartment with them shows that I do truly love living in an Avalon property. From the very first time, we looked at an apartment at Ft. Greene the leasing consultant (Janelle) was absolutely amazing with showing us multiple apartments until we found the right one. When our lease was nearing its end the Ava DoBro building had just opened and had peaked our interest. Both places were amazing and very patient with us as we weighed out the options of staying in Ft. Greene or moving to the new building. After a year was up and we needed more space Andrea (leasing consultant) was amazing with helping us find a new apartment with more space in the building. The
same can be said for this year when we wanted to move into an even bigger apartment. I can't thank Q, Janelle, Andrea and Megan enough for all the help they gave us with this last move (as well as the others) and getting us into the right apartment.
As far as the maintenance team goes, they all have been phenomenal every time we have had an issue. Usually, they show up fairly quickly after you put in your maintenance request and are incredibly professional and friendly.
The front desk staff is always there to answer any questions you may have or help with any needs you may have.
As far as the negative reviews go on here. I'd chalk them up to people who just need something to complain about. Yes, you will find people who live in this community that may not clean up after themselves or let their dog off the leash when they shouldn't (all of which is against the building's policies) however, they are the exceptions NOT the norm. Overall everyone you meet will be warm and friendly and fit right into the Ava brand. Good luck with your new apartment hunting! I wish you all the best!
Our first apartment moving to NYC, it has been an overall wonderful experience living in this community. It has made it even quite difficult to want to leave. All staff members are professional and courteous. From the concierge like Jean, Emil and Kol to the maintenance crew like Nick and Allen and our great leasing agent Melissa, they are always willing to help however they can. Sometimes the elevators can malfunction but service crews are always coming in to fix them fairly quick. Great amenities and our dog loves the wag spa. The apartments inside are really nice with top of the line appliances. I would recommend Avalon Willoughby Square without regards.
For a better quality of life, chose another community. There are plenty in Manhattan with better amenities and people! Avoid having to deal with: -Incompetent "senior" staff-Being subjected to the unfathomable yearly rent increases-Inefficient Maintenance-Service -On-going Construction (dirt/grime seeping in from the windows and AC/heating units, noise, contaminated water.This community has a slew of internal issues and everything is decided by the leasing office. In other words, don't rub the leasing staff the wrong way or else... It's a shame Avalon has given so much carte-blanche to such under-qualified individuals. These are great apartments, but what makes Avalon Fort Greene really feel like home is the sales office, concierge team and maintenance team. Every one of them was extremely responsive, helpful and kind during the year I lived there. I highly recommend this building!

Great maintenance staff!
Nice common spaces.
Some aspects of apartment interiors seem cheaply made (walls, floorboards, cabinetry, closets).
Surprising number of building-wide plumbing related issues for a new building. (Brown water, leaks.)
Units don't seem to match up with floor plan dimensions. Bedroom, for example, has less square footage than suggested.
Cons:None I can think of.
