Awesome location! Close to everything you need: 30 seconds to Herald Square Subway and Path train station, 2 mins to Korean Town, 5 mins to Penn Station. Front desk and neighbors are friendly and helpful.

The previous EPIC apartment rating was terrible and I guess they set up a new account trying to get a better rating. I lived there for two years. Front desk is friendly and supportive.

Cons:

Everything was okay until the day I moved out. On the move-out day, I am being ripped off ridiculously. They told me the bathroom is not clean and will charge me $175 for that. I said I will clean it. Okay I clean everything and they come back and told me there is dust in the corner and will still charge me $175 even though I cleaned almost everything. Please keep in mind that even if you use handy cleaning service, the hourly rate is only$30. And they charge me $175 for a bathroom because of some dust. Besides that, in the kitchen area, a small area of ceiling is bit covered with oil because of poor ventilation system. For that, I am charged for $425. The handyman's explanation is that the oil or grease has penetrated into the concrete in the building and it will be expensive to clean and redo everything. I guess he should be doing a good job as a fiction writer due to the wild imagination he has.Overall, I was charged $600 based on the manager and handyman's will. They will try to charge you with ridiculous excuse. I am really disappointed with their management team and I guess this is why so many people in this building have left. I will not recommend anyone move into this building.

Pros:

This luxury building has fantastic doormen and fantastic on-site staff. It has the best views in the city from its high-rise luxury flats with wall-to-wall, floor-to-ceiling windows. Also has a convenient location in the heart of Manhattan, being located at the intersection of Chelsea, Nomad, K-town, and Midtown. It enjoys easy access to multiple subway lines within a one-block radius. The tenants are upscale, cool and friendly.

Cons:

Unfortunately, the reputation is that the landlord is not tenant-friendly. Amazing when the landlord is its own worst enemy...As a result, they end up having revolving-doors instead of renewals on leases. Air quality may also be a problem...They need an air purification system. Besides those addressable issues, this well-located building has great potential.

I work in real estate and I recently rented with my clients an apartment at The Epic, a rental building at 125 W 31st Street in Manhattan. Not only the building is AMAZING with views, amenities and renovations, but the staff at the rental office was THE BEST. Helpful, patient and respectful. In particular Susan Lo Giudice, who was incredibly kind and smiley, and worked afterhours just to fit our needs. And she did all this despite the fact that the renter was a foreign student, really, did not seem like "ideal" client. She was wonderful. The secretary, Rosalyn Vargas, was also wonderful. And Rosie, the office manager, changed the whole lease in 5 minutes at lease signing because of a small issue that made it more convenient for us. I just wished the standard was always like this when renting in Manhattan, what a treat at The Epic!
