My friend just moved in with her friend last month. Pretty good apartment in general.Pros:View is amazing on higher floorsNice cleaning/renovatingD/W in unit and water is includedRent is not that bad considering we r in a housing crisis here at nyc + they split it in half + it's their first year . I myself am paying higher for a studio in Kips Bay. So the rent is def decent compared to other luxury apartmentsGreat staff. They announce me every time I visit, making me feel safer for them.Location is not bad. Idk y these people have issues with the homeless. They may look/smell bad, but they r def not dangerous and some r actually friendly if u talk to them.Food and night life in K Town is bae.
Cons:Cons:80/20 rule. I mean yea u get a substantial amount of financing from all the tax credit, but u r a luxury apartment making millions a year... and at the end of the day we r paying for their rents. but this is my political talking and there's nothing I can do about it.Gym: some coaches bring their students to have private lessons here. Please deal with it, management.At the end, it's a solid place to live compared to epic, etc. there r some better ones in the city, but the location+price for this place make EOS a decent choice.

It wasn't as easy living at this place as I had hoped:Pros:1. Great desk and maintenance staff2. Nice views, although nearby new buildings now block some of them3. Good amount of storage space4. Nice finishes for a rental5. Leasing office was nicer to deal with than Sky building's, for example, where they had bad attitudes.6. Nice complimentary events for residents to meet one another and building management over cocktails7. The mostly Chinese market rate tenants are polite.
Cons:Cons:1. 4 weeks and counting but no sign of getting my $5,600+ security deposit back.2. Residents with pitbulls. I DID NOT FEEL SAFE living in the building with certain non-market rate tenants. No response from building management regarding the pitbulls.3. Walking 33 flights when the power and elevators were out.4. Showering at friends when the water was shut off.6. As reported for others' apartments, the shower flooded the bathroom floor due to poor floor levelling.5. "Rack the weights" (I always did anyway) was the only interaction I had with the head of the gym staff all year. So I don't miss that gym.6. Leasing offering me a renewal rate that was nearly $400/month more than the apartment is listed for on Streeteasy now that I vacated as Leasing would not provide me a fair (e.g. actual market rate) rent renewal offer.7. New building across 6th Ave installed high intensity roof lights that should have been directional and even shined through my window shades. No response to my email to Eos building management, who could have asked that building's management to correct the issue.8. Golf simulator first only had right handed clubs, then no clubs.9. Oven is too small.10. There is a large encampment of homeless people who are sometimes aggressive living on the block.11. Three people were recently *shot* on the street on 31st and Broadway.

I don't get the complaints. I love it here. The views are amazing. The appliances and apartments are expertly designed. Door men are super nice folks, especially Greg, the night guy. When I get to my elevator the floor number is already pressed. It's not something he has to do, that is service.The amenities are wonderful, maintenance is courteous and helpful. My one major issue is with the strictness of certain policies. The gym policies could be a bit more lenient for guest. For example instead of $15 per guest, a few free guest passes a month would have felt less like a "corporate gym". It's not just the money that I dislike, but it just feels like a hassle registering a guest each time or pay another $800 yearly fee. I'm still going to give it a five star hoping they compromise this.Beyond the amenities rules, I've had very few complaints. They have a golf simulator, yes it's awesome. Need i say more ?

I lived here for 13 months. Their leasing office and management suck. They (Blair Robinson) will secretly show your apt without telling you in advance. And they (Adrian Hester) deduct your deposit for "loss" keycards even though you return them. They are rude and unfriendly when you move out, but pretend to be nice when you move in. It could be a single case but I won't recommend this place to anyone. Watch out!

I stay here all the time as one of my best friends lives there and I about died when he told me the rent. Yeah, it's a new building but the area is rough -- so much construction and homeless people everywhere and there's a fire station right across the street that I hear constantly. His doormen are also constantly rude and give me a hard time whenever I come to visit. There are much better places to live in the city for the prices they are charging.

A majority of these reviews are obviously not from people who have spent much time here (or from staff I assume). Having lived in EOS for over 9 months I can tell you there are way better buildings for far cheaper. Some issues include:- Lots of sketchy people EVERYWHERE due to what I assume is the low income portion of the building so get used to people dragging bags of clothes around in plastic bags and the smell of pot (although that could be the residents too).- Fire trucks all night (fired station right on 31st) especially during traffic times because they just get stuck in traffic horns blasting and homeless people outside your door every day (food kitchen across the street).- Lots of cut corners in apartment including cheap air conditioners that sound like 747's in addition to them having to replace my shower because it flooded my bathroom every time I used it.- Construction at all around the building so bright lights shining in your unit at night and madness every time you step out of your apartment. - Leasing is incredibly rude. Took Blair in leasing over a week and 3 emails to respond to a question about my apt and when I finally got ahold of her about possibly breaking my lease (family issues), I asked her if she could list it on the site to help me find a renter and she verbatim said "it's not my job to help you fill your apartment". Real sensitive. Needless to say I didn't break my lease as it would have cost me almost $20k so beware.- Some of the front desk staff are incredibly rude (3 different friends have complained about it independently) and it's often unmanned which is alarming given all the crazy homeless people outside all the time.- Elevators are insanely slow. Every night around 6pm it takes a good 15 minutes to get to your apartment.Some good stuff: gym is nice (but it's $80 a month) and the maintenance staff is pretty on top of it.

I'm really pissed at Accounting. On Thursday, I received a notice in the mail that stated my account was in arrears and I had five days to pay or my account would be sent to collections and they would take legal action against me. I had paid my account in full and I didn't know why I had received the notice. When I tried contacting Accounting by email and phone, no one replied. When I finally spoke to a live person on Friday, she stated I had been underbilled for electric. I asked why did the notice say I owed rent and a late fee. She couldn't figure out the charges and said she'd have to ask Accounting. Today (Monday), I called again to ask for an update. I guess since I'm one of their low-income residents, I was told I had to call their Compliance Office for an explanation. I finally got an answer to what was wrong. I had been underbilled for electric. When that was adjusted after my payment had been received, a late fee was automatically charged to my account. That's messed up. I was told the late fee had been removed now and all I have to pay is the balance on the electric.It should not have taken me three days to get this answer! Why didn't Accounting answer any of my emails or calls? The notice I was originally sent didn't even show underbilled electric. It showed the balance as rent due.This was a very distressing situation because I am one of their low-income residents. I don't want my lease renewal threatened by a balance of $7. I don't want a negative impact on my credit report. I really hate to post this review, but I have to after this much stress. It was three business days plus a weekend of hell on Earth.

This building is extraordinary - and living in it is a pleasure. VIA is totally unlike the typical New York City high-rise rental building. Think instead of a European, eco-conscious, modern, communal building - planted on West 57th & the West side highway. There is breathing room here. This is something special.The building is brand new. Tenants moving in now, are the first to inhabit the units - which is a wonderful feeling. Congrats to designer Bjarke Ingels Group, and to the Durst organization for having the vision to conceive of, and create, such a gem. VIA West 57 was awarded "Building of the year / 2016" by ARCHITECURE DAILY archdaily.com/794950/via…, and the Council on Tall Buildings and Urban Habitat (CTBUH) named VI the Best Tall Building in the Americas as part of its 2016 Tall Buildings Award. It feels good to live here. I care about clean living and a healthy environment, and this building has raised the bar when it comes to these issues:* It's a 100% smoke free building - no smoking or vaping on the property or terraces - seriously. There is a specific clause about it in the lease.* There is a farm share program that delivers fresh fruit and veg! YAY!* There is real composting - each apartment comes with a composting bin, which you empty in the trash room on each floor.* Each apartment has its own dedicated fresh air intake - so there is no stuffy or stale air feeling. * Each apartment has a back up generator, so in a blackout your fridge keeps running, and you have enough juice to power a phone.* Each apartment has green, full size appliances - state of the art. The lease is big, and there are many new clauses related to green living that I haven't seen in leases before. But its super clear, fair and favorable to the tenant. The leasing office has everything digitized, from the application process, through the lease signing, which also impressed me. VIA even has an app that enables you communicate with the building, report any maintenance issue, alerts you if a you have packages, has all of the manuals for the appliances, etc. It is very convenient. And, the building offers maid service - and its very affordable.I'm way pickier than your average tenant, and the leasing staff was patient with me, indulged my many questions, and multiple visits before I ultimately decided on VIA, The staff here is responsive, efficient, and very capable. Specifically - William Pray (Leasing Agent), Martha Torres (Move-In Coordinator), and Erin Harley (Leasing Assistant) have all provided exceptional service during my time at VIA. Specifically Bill Pray - I wouldn't be here if it were not for his patience.
