I absolutely love 325 Kent. Everything about it really - from my apartment (in-unit laundry, massive terrace) to the staff (management, doormen and maintenance crew) to the amenities (rooftop with 360 views, state of the art gym with said views, a huge club level to hang and work from - did I mention the view?)Honestly, as someone who has lived in New York for ten years now, this is hands down the best building and the best staff I've ever experienced. I can't say enough good things.Everyone is so friendly, they know your name by heart and go above and beyond whenever you ask for anything (and do so promptly) - be that a maintenance request, a quick question you have about the building or in my case, help watering your plants when you get stuck out of town (Abir, I'm forever grateful).Best staff. Best building. Best experience. EVER.

like others, we were misled into renting here. what could've been a very beautiful and unique experience has been nothing but sleepless early mornings due to deafening construction noise (very hard to describe but really very disturbing), frigid temps in a poorly insulated hallway and apartment, all sorts of delayed amenities due to the buildings incomplete nature (some parts of which we were made aware, but the bulk we didn't know when we signed our lease), and extremely restrictive use of said amenities. Doormen are fantastic and wonderful, however; I wish we could take them with us, but otherwise, living here was a bit of a wash/waste of time and money. We really wanted to love this building.

This building is amazing. The maintenance, management, and doormen are seriously the best. Any maintenance request or question is answered very promptly and taken care of immediately. I feel super safe in this building and the location couldn't be any better for Williamsburg. The gym and amenity floor is amazing and the views from the roof are the best in all of Brooklyn in my opinion. I've been to every waterfront rooftop hotel from Dumbo to Williamsburg and this roof is the best. The building is still under construction but I was made fully aware of that before moving in and I have never once had one noise issue. Washer and dryers in unit is also a game changer!

Pros:

Leasing office was pleasant to deal with. My main concern is based on the negative reviews I've read on
here about the deposits being withheld. My apartment definitely uses space well, and I'm in an alcove
studio. It's fairly small in square footage but doesn't feel that way because they've managed to use the
space to it's maximum function- it feels more like a home and less like the box shaped studio I used to live
in.

Cons:

A major, major, major deterrent that's been repeated here, and something I didn't really consider until experiencing it for myself, is the noise. These walls are PAPER THIN. Yes, I do have obnoxious neighbors, but that is not an excuse to hear my neighbors above me through the duct that connects to my apartment. I never really took noise into account because it's nyc, what can you expect... crickets?
My old apartment was considerably better in regards to acoustics. You can hear everything from the elevator dinging (and I'm far away from it on my hall), to people floors above talking. Management, from my experience, hasn't been very effective in addressing this and more or less has proposed illogical resolutions to rearranging my furniture rather than choosing to address the concern from a community standpoint. This place does get rowdy and I question if management is on top of that, because noise complaints are round the clock here.

Pros:

One of the most beautiful properties in Manhattan! Gold Standard living.
The views are unparalleled, the apartment features are top-end and the Gym and building facilities are out of this world!
(indoor pool, outdoor pool, fireplace lounge, in-house food, in-house Laundry, Spa, gym classes, in-building parking, etc, etc).
Loving living here! Check it out!

The leasing office is a bully. I lived here for four years, in my fourth I moved to a new apt, they failed to disclose hidden flaws in the apartments like for instance the fact that the AT&T building outside makes so much noise you can't hear yourself talk inside the apt if you open your windows. Sounds exactly like a helicopter taking off. And I am on the 19th floor, so I can only imagine what it's like for people below.
Despite acknowledging that they failed to disclose it and that it is real issue and nuisance, they still made it practically impossible for me to move without losing my security deposit and incurring all the fees of moving. THEY ARE TRUE BULLIES!

This building is a SCAM! They don't give you full exposure of their incomplete constructions when you're on the tour! NOTHING is done here! It's a completely constructions zone and dirty and unsafe! Extremely unprofessional and untrustworthy management! Videos of the inside of the building are on YouTube! We're suing this building! More videos will be uploaded on a daily bases! The building itself is nice but both the old management company (Adellco) and the new one (Bozzuto) are extremely incompetent. So far I have emailed the new management company twice for questions/issues about my lease and I'm yet to receive a response after over a month and you can hardly ever find someone present at the leasing office to ask your questions in person. To make the deal even sweeter, I received an email today from the leasing office that was sent to all the residents asking to email their information (including SSN) to the leasing office and it's not clear who can or cannot access this email (apparently they have one email address that pretty much anyone working at the leasing office can access)!

Mercedes House is a scam, no matter whether they call it Instrata Mercedes House or Instrata Hell's Kitchen. Changeing the name doesn't make them less shameful of themselves. I lived in an apartment at Instrata Hell's Kitchen for a year, and I never want to deal with Instrata again.

Before renting the apartment, I was told explicitly that I could get 1 month free, if I rented it for 11 months. It turned out that I should rent it for 12 months instead of 11 months to get the free month.
They just lied about everything to get you sign the contract. When I rented the apartment, I was told that I could put a full wall in the living room. However, I was told that it wasn't the case, after I moved in.

Very similar scam happened when I was moving out. When they were doing the move-out inspection, they told me that I only need to pay for painting parts of the wall in the living room. And they asked me to sign a blank move-out inspection form. Several weeks later, I found out that they took $1500 out of my $5595 deposit!! They included the charge of replacing the floor in the apartment, in addition to painting the wall. The black move-out inspection form was filled with lots of charges with my signature on it. I was wondering why they didn't renovate the entire apartment and keep all my deposit.

The community manager was Enredi Shtylla. And he even threatened to take more from my deposit, after I confronted him about this issue. The building and location are great, but it doesn't even compensate the shameful and lying community management at Instrata. Such a shameful management team at Instrata. Have trusted these people, never should I.

Recently toured the building and the Mercedes House sets the gold standard for NYC living! Top notch customer service, management is dedicated to excellence and efficiency. Building is aesthetically pleasing, and the amenities they offer provide a pleasurable experience! Highly recommended!
