We invite you to save time by applying online at brodsky.com, by using the "Apply" link. You may also visit a leasing office and complete the application in person.

Please submit all application materials to your leasing representative or upload them into our portal; we do not suggest emailing sensitive documents such as these. You, your employer, landlord, and your bank may be contacted by Brodsky personnel or a third party, our credit, and verification service, to verify the information provided.

Each application is unique, but we pride ourselves on turning around each application as quickly as possible, generally within 24-48 hours.

If you are self-employed, we require an application and income verification consisting of the past two years’ Individual Tax Returns, and a signed letter from your CPA verifying the last two years’ Adjusted Gross Income (AGI). Self-prepared tax returns will not be accepted. Additionally, we will require your two most recent bank statements and Photo ID.

We are able to offer a 12 or 24-month lease term. In some instances, we may be able to offer flexible lease terms. Please contact a leasing representative for further information.

Yes, all leases can be signed remotely and digitally.

You will be required to pay the first months’ rent and a security deposit, equal to one months’ rent, at the time of the lease signing. In select buildings, we may offer a security deposit that is less than one month's rent.

We will require digital payment for the first month's rent and security deposit within one business day of signing the lease.

No, an additional security deposit is not permitted by law. We are allowed to collect up to one month's rent for the purpose of security.

Yes, you will be sent an invite to our portal in order to pay online either one-time or recurring rent payments. Both options are available.

The Brodsky Organization is proud to be pet-friendly. There are no required weight limits, or associated pet fees/deposits. However, we are only able to allow non-aggressive breeds. For a full list of the restricted breeds please contact a leasing representative. We allow up to two (2) pets per household.

Heat and hot water are included in your rent. Additional utilities vary between buildings.

There are no move-in fees except at 24 Fifth Avenue because it is a Cooperative.

The only partition permitted in Brodsky Buildings is the ‘walk-around-wall’ from Living Spaces. This partition is not attached to the ceiling and does not have a door. There are 3 options to select from. Please contact the leasing representative for further details. We are unable to allow any form of partition in 160 W. 71st Street at this time.

Lived here 30 years ago and recently came back. Location and value can't be beat. A visiting friend asked why is the rent so low for what you get. Love the building.

Lived in SPT for 3 years. Prime location to everything, Whole Foods, Lincoln Center, Columbus Circle. Maintenance is responsive and the staff is generally nice. Miss the place much!

South Park Tower is a well maintained and managed building in a great location. It has a superb and friendly staff and an excellent exercise facility. We've lived in a number of Manhattan buildings and South Park Tower tops the list.

I have lived in South Park Tower for 3 years - the staff are incredibly responsive and kind from the front of house to the engineers and maintenance team. They are friendly and professional. I love my apartment and also have a small dog and the building is very dog friendly. Lots of great neighbor's! The easy proximity to so many public tranportation options is also key.. All subway lines within a few blocks as well as buses that take you up, down and across key areas of the city. Plus you're only two blocks in either direction from Central Park and the west side which has all been so well developed with parks for walking, bike riding, dog walks! Good place to live!!
