You can choose an initial lease length of anywhere between 3-18 months. If you love living at Aleph, you can always extend your lease as well. Residents are also free to move between our properties without any sort of penalty.

Each resident signs a copy of Aleph’s House Rules with the lease - this provides a set of guidelines for certain issues like quiet hours and also outlines very strict rules on topics such as harassment. If you’d like a copy before going forward, please feel free to ask!

This means that we haven’t quite made it to your neighborhood yet. While we have a grand vision, it takes baby steps to get there. We would be more than happy to give you an estimate as to when we could be there, however, so don’t hesitate to reach out!

Our tenants come from all walks of life: we have business professionals, students, artists, essential workers, nurses, doctors… there is no set mold for who joins our brand. Typically, our residents are either looking for a shorter-term living solution or are relocating to NYC for the first time. If that’s not you, don’t be discouraged! We have lifelong New Yorkers living here too.

We look for individuals who are open-minded, considerate and are looking for an opportunity to share a beautiful home with someone they may not know. We believe that our tenants are our brand, and therefore we want people within our homes to follow the golden rule. On top of this, we look for tenants who make 40x monthly rent, have a credit score of around 600+, and have no criminal history related to personal safety or property damage.

Your upfront cost is only your first month’s rent, due on the day you move in. We will also prorate your first month.

Aleph will happily accept cosigners for those with limited credit or rental history. The cosigner will need to complete a separate HelloRented application and will need to cosign the lease that we send.

The application process can be completed entirely online. We currently offer virtual tours of the apartment on our website and will happily do in-person tours when requested.

After you've decided on an apartment, you'll fill out a background check with our partner, HelloRented. Once approved you will electronically sign your lease. If HelloRented accepts your application, you also won’t have to pay a security deposit.

Nope! Aleph will handle all showings and will give you advance notice of them. While you and your roommates don’t need to be home for showings, it’s a great way to meet the people who may be living with you.

Requests for service and support animals are considered on a case-by-case basis. It is contingent on whether or not the current roommates are comfortable with service/support animals. Due to close-quarter laws, the housemates are able to make such a decision without violating any laws of housing accessibility.

As much as we love animals, unfortunately, no pets are allowed in any of our current spaces.

No. Smoking is not allowed in any of our homes.

We do our absolute best to provide ample notice of tours, work being conducted, and all other outside contacts into your home. We will never enter your bedroom without express permission.

All residents have exclusive rights to the room they rent, and we work to ensure that your time is your own. Residents share the common spaces in a respectful manner.

We strongly encourage our residents to handle disputes among themselves. This is a good way to build a strong home, and we have found that residents prefer to handle their issues this way. With that being said, if a dispute arises that our residents can’t handle themselves, our teams can help mediate and find a solution.

When the lease of a resident expires, we will send a notification to the other residents letting them know that the room has become available and we will begin the process of renting it to a new person. With that said, the current residents have the option to tell their friends about the availability first and can get rewards if their friend signs.

We believe that the safety and well-being of our residents are paramount. Therefore, we take great care in placing individuals into homes that they will enjoy, and all of our residents are thoroughly vetted with comprehensive criminal and financial background checks. Aleph will also help tenants set up a meeting prior to move-in to ensure that the roommates will have a great experience together.

Typically, our properties offer Wifi at around 400 MBS, rated for 9+ power users. In certain locations, the speeds may vary depending on what ISP is offered in that market and neighborhood.

The price advertised reflects the price for a 12-month lease including any free rent offered (net effective pricing). That means when we offer free rent, the price will already reflect it.

Free-rent and special offers only apply to new tenants and not to existing tenants.

We charge a monthly rate of $75 that covers all utilities including wifi, water, gas, heat, and electricity. No need to set up any services as everything is already taken care of for you. The flat fee also covers all cleanings and household supplies.
