Great location
Affordable compared to competitors
Super is responsive..when he's there
Staff keep it very clean
Fair about renewals
They re-paint and re-do hallways on schedule
They do address issues when they come up..but that's little comfort when you're stuck in the elevator at 3am on a Sunday.
Cons:
If you become a tenant of this building get used to seeing a firetruck in front because people continually get stuck in the elevators.
If this is not traumatic enough, this building doesn't have a doorman and the super doesn't live there on weekends.
Bettina Equities treats their tenants as an afterthought and one day I fear someone's going to die in their elevators.
They know they need a new elevator controller but instead of paying for one they decided to squander gobs of money on taking the sparkle out of the facade in the front of the building..I kid you not. I spoke with the guy doing the job..he laughed and indicated that it cost a fortune.
The elevator repair guys are there so often you might get to know them on a first name basis. But there's nothing the repairman can do as Bettina got stuck with a lemon of an elevator system and although they've been fined countless times they've made the decision not to invest in a new controller.
Apparently the money was better spent taking the sparkle out of the facade in front of the building..if it wasn't so sad it would be funny.
If you're thinking of renting here, do your due diligence and stop in to chat with both tenants & the "FDNY Engine 22/Ladder 13/Battalion 10" on 85th St.
I suggest going further and finding out if the fire dept logs the calls in a city register..then you can see for your own eyes.
If anyone has been living here for a couple of years they'll tell you the same.
Or choose not to research what I'm telling you and play Russian Roulette with getting stuck w/o your phone at 3am on a Sunday morning.
If so, you best pray that someone is awake and hears the alarm..and even then hopefully they won't roll over and go back to sleep but come to your aide and call the fire dept.
Again, there's no doorman in this building and the Super doesn't live their on weekends..
