Me and my husband are moving to Brooklyn this summer and Diana Rufus helped us out. She was not only nice but helpful about renting apartment in NYC in general. I was impressed how the people at the door welcome you home, know you by name and help you out with genuine intrest.This is where we want to live, the avalon brooklyn bay location is gorgeous, in a really nice area, close to the subway and the best of avalon as it is a brand new building.We would be lucky to live here!

One star goes for violating Smoke Free Policy and no action from the office. I have really serious allergy and I can't stay in my apartment because some as**oles smoke weed right in the apartment not giving a sh*t about policies and other residents. There is a strong odor in my bathroom and I can't use it. If no action taken in next few weeks I will have to request a help from my lawyer. I have sent emails to the main office, came to the office and they say "eviction takes time". I pay a lot to wait. We were considering buying a condo in Avalon but not anymore.

To start want to say first a few nice things about this building: 1. Staff is very nice, helpful and polite Rachel, Anna, front desk people, etc.2. The view from my corner floor to ceiling windows Apartment is beautiful.3. Apartment if compare to the most of luxury buildings in Williamsburg a little bigger for the same price.

Cons:

Reasons why I don't like Avalon:1. I should move in November 1 and my apartment wasn't ready. Avalon said that they will refund me hotel expenses up to $200 a day. Every day they were telling me wait 1 more day and apartment would be ready. I have to change hotels every day for 16 days bc they told me that tomorrow we let you know if you have to continue to stay in hotel or not. Btw hotels in NY more then $200 a night when you book in a last minute and only a few hotels left. 2. Finally on November 17 I moved in and it still construction on top of me that starts at 8am every day during the weekdays. Just impossible to stay in apartment. Constraction on top is that loud that even music on max volume doesn't help.3. Avalon so desperate to move people in that doesn't care at all who would live at the building. Very poor credit check and no income check. You want to move in - Welcome to Avalon. Crowed is just terrible. Definitely not luxury building crowd. I feel like I'm living in Section 8 building. 4. I don't know where are they getting prices for the apartment. I pay $3400 for 1bedroom on a high floor. Someone just moved in and pays $3500 for 2 bedroom on a same floor with the same view. I asked to rolled in my free month and $3200 that I spent for hotels and they said NO. When for the other apartment that had exactly the same situation they did it. Just because tenant from that apartment is a lawyer and Avalon had no choice. 5. Prices for parking Avalon also gets from nowhere and unfair. Someone pays $225, someone $300 , someone $400. Whatever deal you made with the management. Conclusion: Avalon is so desperate to make money that doesn't care about tenants. Someone they overcharging. 1 bedroom for $3400 I can rent in Williamsburg. (The reason why I picked this building just bc my job is a few blocks away). And in a same time they decided to drop prices that much that anyone can afford Avalon right now. Specially when they don't check your credit score and income. If you want to live in the worst and most unfair building in Brooklyn - welcome to Avalon.

The Maintenance staff did an amazing job handling my concerns. My kitchen island needed replacing and my walls needed minor paint touch ups. Sam and Emanuel were very professional; they provided expectional service and went above and beyond. I'm very happy with the staff and my overall move.

I just moved to Avalon Brooklyn Bay ! That was one of my best decisions , I am extremely happy and satisfied from the beginning and moving in part till my current living position ! The building and the apartment are beyond comfy and beautiful ! The assisting stuff - kind and helpful . Finally I found real Home !

I have to preface this rating to say, I hate when people leave reviews and have only used a product/service, etc. only one or two times. There's no established timeline or rating but they can accurately assess quality within such a brief time. Despite the active construction on site, I am absolutely thrilled with my choice in moving to Avalon Brooklyn Bay. I had a stressful out of state relocation and everyone here at Brooklyn Bay has been so fantastic. Diana & Anna are amazing leasing consultants and helped alleviate any anxiety I had with my relocation. Upon moving in, I had problems with getting my sofa into my apartment. I sought out Kevin, one of the amazing concierges here at Avalon Brooklyn Bay. Kevin made sure that there would be a solution and immediately went into action. He contacted Sam in maintenance who helped the movers figure out how to get my large sofa inside of the apartment. In addition to Sam, I met Simon, also in maintenance who was ready to help me also. Simoan, part of the Concierge team is also fantastic and gets me on the right track for anything I may need. Everyone is fantastic here! Yes, I know it's there job, but you know everyone here likes being here and enjoys helping people, period.Yes, it's an active construction site, but the guys are organized, and it's not bothersome at all (knock on wood). The finishes are a lot better than I have seen in apartments so I don't know what people expect. To me, Kohler and GE High Efficiency appliances are well made and are not cheap. I don't know if you're expecting Miehle appliances and if you are, then maybe you can buy a home in Soho. Also the rents are high because one, It's NYC and two, it is new construction. The rent is better for what you get in comparison to a lot of apartments in Brooklyn, Queens and of course, Manhattan. I'm thrilled that I can get a 1 bedroom with a full size washer and dryer in my apartment and not have to schlep it down to a basement laundromat, but hey, what do I know. My only gripes are As follows: I would want the windows cleaned at least once. I was told they will wait until construction is completed. I get it but, it would be nice that it was done at least once. Right now it seems I have to wait until construction is completed on all the units(the views are amazing) which may mean until December and who wants to wait that long? Also don't have normal size bedroom sets. My queen size bed, two nightstands and dresser, had to be rearranged but I couldn't fit everything in my bedroom because the closet door can't be closed because of the tight fit. If you have just a headboard, with smaller nightstands you will be fine. There is a floorplan with barn doors and I wished I had that in my apartment. In all, thank you to the staff at Avalon Brooklyn Bay, you are amazing people and I feel lucky to be here!

I'm a new resident in brand new building. Of course there will be problems with new things. But Sam from maintenance is there to take care if them. Professional and courteous and doesn't consider job done unless you're 100% satisfied.

New Construction Rent Stabilized apartments in Sheepshead Bay. Lots of (unfinished) amenities.Currently offering rent incentives. NOTE: your actual rent will be $300-500 more per month after your first year, as they include a 1 year discount that expires after your lease ends. Ultimately, while everything looks and feels nice, units seem overpriced for the space. For the same amount you spend in rent you can buy a nice house or apartment and make it exactly as you want it. Pros - *VERY close to subway *Quiet Apartments *Parking at garage *Allows pets ($700 non-refundable fee)*Lobby Feels like you're in an upscale modern hotel

Cons:

Cons - *appliances and fixtures are not high end, don't reflect rental costs *Bathtubs are very shallow. Bathroom fixtures not high end, don't reflect rental costs*awkward structural pillars in living space *225 per month for parking *Pool is shallow, 3 feet to 4.5 feet * 2nd bathroom in 2 or 3 bedroom units take up too much space. It's almost as if the units are designed for roommate living
