Pros:

well maintained building, and the super is responsibe.

Cons:

They cheated me of over 3200$ and have not returned my security deposit. Refused to mediate with the AG office. It’s going to be a long battle before I get my money back. Do yourself a favor and don’t rent this property. Equity residential LLC is a scam. I hope they get audited for their fraud.

I've lived here going on 3 years, and it is absolutely one of the best living situations NYC can offer a renter. Office staff is easy to work with; doormen and women are not only professional, but personable. And lets not forget that this building is beautiful and in what is soon to be NYC's new Chelsea.

This has been my home for a good bit of time now. I couldn't be happier here. Not only is my space beautiful, but I feel personally cared for by all of the staff - and the neighborhood is great. Even with an apartment facing busy tenth ave - I still sleep without a problem at night. The doormen always look out for me and have a smile for any and all of my visitors - while checking with me first to make sure I'm expecting someone. Felicia is like a second mom to me here and has helped me tremendously with getting adjusted and moving to my new unit within the building. Can't wait to use the grills and outdoor patio this summer! Great spot for a diverse group of people.

Awesome find - we were new to NYC and having the hardest time finding an apartment that was super pet friendly (we might have the largest dog in Manhattan) that wasn't outrageously priced. On top of that, everyone on the team here (from Felicia and the leasing team, to the concierges, super, maintenance staff, etc) has been incredibly friendly and helpful. For those of you with dogs, it's close enough to Central Park for longer weekend walks but there's also a smaller dog park a block west! I've lived in Equity/Archstone properties in Boston as well and it's always been a treat!

My husband and I have been living here for over a year and I cannot say how much we love it here! First off the entire staff from Felicia in the office to Omar and all of the concierges are top notch so friendly accommodating and helpful! The maintenance staff is also excellent! Best part of my day is chatting with all of them. In addition the building has a lovely area to lay out in the sun and a clean laundry room!

The doormen are really nice but the management is just awful. When we looked to re-sign our lease after our first year at W54th, they raised the rent to a higher price than the other apartments of the same size listed on the website which were renovated while ours weren't. We resigned under the condition that the kitchen be renovated that April. It didn't get renovated until the last week of November, and was left absolutely filthy by the contractors. We even had to call maintenance twice following th renovation because the sink didn't work and boxes of materials were left in the apartment.We decided to leave, had another argument about extending the lease until the end of the month (we had been pressured to start one week prior at the lease inception because "rates would go up" if we waited a week). Our lease was extended by those few days only once I said I was planning to look in another equity residential building. Not sure why he rules would have suddenly changed. Money was deducted from our security deposit for "cleaning and painting" which is required by law when leasing to a new tenant. We had the apartment professionally cleaned before we left and had speckled the walls. They sent us pictures of "proof" which substantiated my claim.I leave with a very bad taste in my mouth about Equity Residential, and especially about the manager of W54th, Felicia Neely. I think they're a bunch of frauds and I am happy to have severed ties with the company.My advice, run the other way. There are plenty of managed buildings in NYC where you won't have to deal with these crooks.

I was recommended to this building by a friend. The staff is super friendly and accommodating. Good neighborhood - a nice walk to transit (three stations nearby). Very large floor plans compared to other newer properties in the area. Lived here over 1 year. Highly recommend

I've been living here for about a year, and I can't wait to renew my lease. The building staff and the management company are incredibly attentive and friendly. The apartments are clean and spacious, and the building amenities and modern furnishings make it a great option for a reasonable price. I've lived in many different NYC apartments, this is by far the best experience I've had.

First off, Equity buildings are by far the most professional caring residential company I've come across since I've been renting. To my surprise, moving to NYC from CA was a delightful and smooth process through their transfer program (I've been living in a EQR property for nearly 2 years). W 54th Apartments: The quality of construction is solid. No noisy neighbors above or to the side! The bathrooms and kitchens are newly renovated - simple and modern. The appliances are awesome! Dishwasher was mando and works great! The apartments are actually spacious - like more than enough space for large comfy furniture! Also to SOO much closet space! The only thing that was bothersome at first was the ceiling texture... very dated but I ended up painting the entire apartment a bright white so its not noticeable at all.Management: Caring and Accommodating. Brandon is very professional and relatable. Helped me through my move in and was exceptional. Felicia the manager was also very caring and warm. The maintenance team is very fast - I had a couple of requests and they were on it! THe concierge staff are extremely cool, professional and nice, each one had their own personality and its nice to come home too! Building: The gym is big and has all the essential machines - always empty after work too :) The laundry room looks dated but is very clean and haven't had issues waiting. There is also an inexpensive wash and fold nearby. The courtyard seems nice, but too cold to use now. Lounge is whatever. I like the lobby - its nice and modern but not super NYC pretentious - which I appreciate. The demographic seems to be younger 20 - 40. Which I like. Thankful I've only seen a couple of kids in the building. Location: Location, Location, Location! You cant beat it! Tons of eateries, bars, nightlife up and down 10th and 9th. There is a park super close by. Close to transit. Two NICE grocery stores on the block. Two Coffee shops on the block and 24 CVS on the block. What else do you need!!!?Overall, super glad I chose this building. Price per sq ft can't be beat in the area! Oh and I've met so many chill ppl because I have dog and so do a lot of other ppl in the building- and finally no pet fees or deposits!! I never understood why they charge pet rent..

I usually don't give ratings. However, property management is horrible! Do not move in at 505 W 54th Street. After your lease ends, they will increase the rates by close to 10%. Additionally, if you want to break your lease, property management will not work with you. They would rather forgo higher rent from new tenants due to increase in market rates, just to follow internal bureacracy! It's outrageous! Don't expect customer service. On the opposite end, doormen and handymen are very friendly.

I lived in West 54th Apartments for 2 years between 2015 and 2017 and my stay was AMAZING. Loved the people (all the doormen - shout out to Shekeira, Omar, Joe and Irving!) and maintenance people (shout out to Jazim!). The building felt like a home thanks to the warm, kind people working there.My apartment was lovely - spacious, extremely clean, well-lit with large windows in each room including the bathroom & kitchen. I loved having an integrated heating/air conditioning unit. Every appliance worked perfectly and the rare maintenance problems (clogged bathtub) were resolved in less than 24 hours. Best of all - my roommate and I were allowed to install a pressurized wall so we could convert our 1 bedroom into a 2 bedroom (where both of us had large well-lit rooms).The location of the building is also fantastic - perfect distance from Hudson River, Central Park and midtown Manhattan to join the bustle when you want to - and relax away from it when you don't. Some other positives: Though I didn't use the lounge, patio or gym much - they were very nice to have and I loved the view of the patio from the laundry room.The building is pet-friendly! (Did not realise how rare that is in New York until I started searching for other buildings)When I first moved here, I had no credit history in the United States, but they were very understanding and approved my application based on a letter from my company and my roommate's credit history. Several other landlords were asking for more than two months deposit as if I'd run away without paying two months rent..ADVICE TO PROSPECTIVE RENTERS: This is an excellent place to spend your first year or two in New York. The apartment application process is also very smooth. You will LOVE living here. I hope the company sorts out its lease renewal process so you don't have to leave in a couple of years like we did.Good luck!

Cons:

When everything was so perfect - why did my roommate and I decide to leave? Here is the one and only disadvantage of living here: It's owned by a property management company called Equity Residential that arbitrarily determines rents every year. There is no logic or common sense in the proposed rent increases (more than $300 in 2017!) and no matter what statistics you present regarding prevailing rents - they will not understand. What is most irrational is that they'd rather entice "new" occupants with attractive offers such as no deposit or a few months free than keep existing tenants happy with reasonable rent increases. Even the PROCESS of negotiating our rent was unnecessarily frustrating as the managers at the leasing office couldn't promise anything without "approval" by some off-site "corporate headquarters". It took us weeks to get ridiculously high counter-offers, which we obviously refused. I could clearly tell that Felicia and Vince (at the on-site leasing office) were doing their best to retain me and my roommate but their hands were tied.ADVICE TO MANAGEMENT: Please be realistic about rents you charge existing tenants if you don't want to turn this lovely building into a hotel or Airbnb. You're ruining all the good work of your excellent staff

If you are looking for a fabulous place to live in Manhattan, this is it! I lived in NYC since the 80's and at different locations. 505 W. 54th is as safe as it gets. Never an incident in this bldg for the past 3 years. Apartments are spacious, CLEAN - NO bugs, plenty of closets. Excellent views overlooking city. Apartments with patios too. Staff and services are tremendous. Cooperative. Polite. Intelligent. Great schools, parks, and restaurants within a couple of blocks. Never bored to be in this section of town - Broadway, Lincoln Center, movie theaters, and the people - good people. Cabs are a plenty, buses, and just a few blocks (10 minute walk) to the trains. Big, great grocery store next door, big drug store and liquor store across the street. It's virtually a new building since 2002, yet apartments have been renovated as people needed to move for one reason or another. The new places are dynamite: e.g., brand new kitchen and bathroom fixtures. Hey, take a peek (tour) and see for yourself. I'm a happy camper here.

My experience at west 54th was great. It's an excellent location if you want to be close to the business of Manhattan, yet far enough where it's not too loud. The management changed last year, and the service and building improved significantly. James, the manager was really great and helpful. Everyone who works at the building is also really wonderful and reliable. The service requests were fulfilled in a very timely manner as well.

DO NOT get an apartment above the inner courtyard. I've lived here 21/2 years and last year they put in bbq's but without anyone monitoring it. People throw parties almost every weekend and there's not enough staff to maintain order or clean up the garbage. People are there most nights and the building does nothing to control the noise levels which impacts quality, of life. The windows aren't sound proof and you feel like you're living on top of a bar, paying thousands of dollars for rent. Also, they do nothing about the owners who allow their dogs to pee in the courtyard. It's the same distance to the front door as the back but most people here trash the place.Oh, and the high rent increases are unjustified as the apartments, facilities are really old.

I lived in this building for 4 years. There are definitely pros and cons.ProsThe spaces are pretty big for New York standards.You really don't hear much from your upstairs or next door neighbors. Good construction.The Concierges are great, especially Omar and Joe.ConsThe neighborhood is very noisy. Ambulances always racing up 10th Avenue so it's hard to keep your windows open.The building needs a makeover. They've been saying they are going to update the lobby the 4 years I've lived there, nothing ever happened. The appliances are old. They need to update to charge what they are charging. They didn't clean the windows the whole time I was there.This is a good apartment for a year or so. They increase your rent significantly every year. My rental increase meant paying almost $3,700, but all the 1 bedrooms for rent at the same time were $3,100. When I asked management why my rent is so much higher when I paid my rent every month on time, I got the most bogus non-answer. Greedy.

This review is regarding my interaction and tour of this apartment as a prospective tenant. Location: 54th at 9th Avenue. Not too far to the 57th Street Subways or 51st/8th Avenue. Note, 9th Avenue begins to have an incline/ go uphill from around 50-57 streets heading north if you are walking or biking. Big Plus: A D'Agostinos is in the base of the building. Appointment: I made an appointment online at their parent company Equity Apartments the day before. I was emailed a confirmation that same day. At the day of the tour, I arrived 15 minutes early and the rude older front desk guy said that my agent was running late do to something that came up in the morning and that I would have to wait. He pointed out at the people sitting in the lobby and said they are waiting on him too. I asked if they had an appointment? He said, no, they are walk-ins and everyone is waiting. So, let me get this right. I took the time to schedule an appointment and I have to wait for walk-ins who came last minute? Not right. I had several appointments at other apartments and this was gonna throw that schedule up in the air. Finally, the agent arrived. He was flustered and annoyed. Oh, and before he came to me he chatted up with the front desk agent, as if he had all this free time and not that he was running late or to point me out that I was the frustrated guy. He was not eager or enthusiastic in any way. He showed me one of the spaces and told me, "The other ones available are exactly the same set-up as this one". Right, so after I wait on you, you cannot take the time to show me all of the apartments that fit my budget? I even asked him, "So, how are you doing?" He went on about being busy and never once asked about me. Come on! The spaces were average sized for the price point. The ceilings could have been higher. The views are less than desirable. Facing north, you face another luxury building. Facing west, you face a NYC lower-income project. The courtyard was less impressive than apartments in the area...ex the Mercedes House or Avalon Clinton. It was small and had a very limited sunlight being enclosed by the building. The gym was average, but does cost $50/per person, in addition to rent. He told me that he could waive that if I signed a lease asap. Believe me, it is not worth the $50. Spend $20/month and go to the Planet Fitness near by and 5X the size. Overall, the bad customer service ruined this building for me. They had a attitude that they were being put out to do their jobs. If I am going to sign a lease for $3,000/month, then act like you give a damn.
