You pay for doorman that doesn't check anyone or deliveries coming in. They charge you random fees and need to argue almost every month and ends up being their mistake. high rents for full service building that doesn't give you any service: 1. Doorman is nice but ineffective. 2.Gym is separate fee of almost 100$. 3. you can't control the AC or heat. 4. Expansive for nothing, other communities in the area give you much more for the buck and lower prices. 5. Deliveries or people show up unannounced. 5. Stainless steel package appliances are fake, you cant even put a magnet on your fridge.

This place just gets worse and worse. The worst part is how rude the staff is. Everyone is so nice until you lock into your lease, and then it's all downhill. I had to live without AC all summer and it got to the point where the building staff just stopped responding everytime I tried to follow up. They have no rules about dogs, to the point where there is poop and pee all over the common areas and elevators. There is a vicious bulldog on the 16th floor who I have seen attack other dogs and people, but the building does nothing about it. I do not recommend living here. It is unsafe, noisy, filthy and too expensive for the area.

I've been here for 3 months and I'm very happy with my decision to move into this building. The apartments have great light and are spacious and the fittings are of good quality. Leah in the leasing office was amazing to deal with. Despite an earlier review I have Spectrum (Time Warner) cable and the building rep (Russell Medina) was super helpful and I'm very happy with the service. The 'proper' FIOS wasn't available to my apartment so don't assume you'll get the advertised speeds if you go with Verizon.The package room is a great asset to the building and the hours are good.

Cons:

My main criticism is the trash rooms which are dirty and smelly and the recycling is poorly labeled. I've started recycling in the bins outside the building to avoid them.

my apartment is comfortable and I love the open floor plan. I have a beautiful view of the East River. For such a large number of tenants my neighbors have been fairly quite and friendly. The staff have been very responsive whenever I have had a question."

I have been living at the building for close to a year, and I can say that the maintenance team is always on point. They fix all issues within 1-2 business days, and they are very professional. That is one thing for certain that I can highly recommend about 10 Hanover!

The building is nice living in. The doormen/women are nice and the valet guy is great I like my unit which is why I chose this building. Office people being rude? No not really, but office people are always switching so that will definitely be subject to the new personalities in the offices. It also depends on your own personality and whether or not you know how to get along with other lol. I haven't had any very unpleasant experiences with the staff but I have had frustrating experiences involving their proactivity when it comes to my noisey college student neighbors.

Cons:

Firstly, if you move here DO NOT GET TIME WARNER CABLE/ SPECTRUM!!! It's the WORST COMPANY, worst service, worst employees ever! Do NOT give them your money. Their people are in the lobby about once a month trying to get residents to switch to spectrum/time warner...Don't do it. Take your free bag of chips from their table and go back to your unit. If you get them, you'll regret it. Pay more with the other company(fios). It's not worth your aggravation.. Make sure you pick up your mail ASAP because I had an issue with the USPS sending my mail back. I lost money on shipping for stuff I bought online because they kept shipping it back to the senders! I finally tracked him down and told him to stop doing it. His excuse? He thought I didn't lived there after living there over a year. So I highly recommend meeting your USPS mailmen when you see them delivering mail, introduce yourself as a new tenant and tell them your unit number so they don't send your stuff back. This is obviously suppose to be the leasing agents job, but don't count on them because you'll probably end up annoyed when you realize your mail is being sent back. I have never had a bad experience with people in the building other than my direct neighbors. There's a lot of college kids and they're moving in and out every semester! They party during the week. I had to complain and complain over and over again to the office and to the police. I called the police multiple times. Out of the many times I've complained about them, the building only sent someone once. 2017 Update: I read that someone on here said that spectrum is a great company. What? Do not get spectrum! Also, poop and pee in the common areas? I'm not sure what building that reviewer was living in but it's not this one. Yes, dogs have pooped in the lobby before,but management/the doormen clean it up upon noticing it. If they don't notice it, you can inform them and they'll handle it. The one thing I'll say I agree with is that the amenities are definitely lacking in comparison to the price and other buildings in the area. Other buildings in the area (2 gold and 95 wall) have more amenities and similar prices so that's definitely something to consider.Leasing agents are annoying when they want to show your unit. They only give 24hr notice which is ridiculous. They should just have model units instead like normal apartment buildings. I had a pest issue in my top cabinets above my fridge. Pest control was called multiple times and whatever they sprayed didn't fix it. That's was frustrating. Thank god it wasn't rats or roaches. They kept blaming it on my food which is total BS. I threw out everything they told me to and stored everything properly. The pest control just needs to be switched or spray the right stuff.

Over the course of many years I have dealt with 10 Hanover. We have rented many units throughout the years. The leasing office staff has always been friendly, helpful and accommodating. They have assisted in the beginning stages of the rental as well as the renewal of the termination of the leases as they come about. As for repairs they are handled in a very timely fashion. The staff always checks when is the best time to enter an apartment if a repair is needed. I would definitely recommend this building for rental.

Not only does 10 Hanover have amazing apartments but they also have a phenomenal leasing management staff. They are able to answer any questions I have and always get back to me so quickly. The apartments are beautiful and spacious and Amy Woo especially has done an amazing job at accommodating. I highly recommend their units. They are clean, spacious, and reasonably priced for how much they offer.

I have lived here for about a year now and have almost nothing but good things to say. I am very impressed by the professionalism and kindness from the management team like Amy Woo and Cynthia Rojas especially, who are always more than willing to assist me with anything and respond to emails promptly. The doormen and guy that works in the packaging/dry-cleaning within the building are also excellent and very friendly. I also love my apartment and having a seat next to very large windows. The bathrooms and kitchens are modern as well and there is lots of closet space for a New York apartment. Another beautiful aspect of this apartment building is the 2 story lounge with pool tables, TV's, a kitchen, and even study rooms for both students and business folks. There's also an awesome rooftop with extensive seating and a grill with nice views in addition to a kid playroom. The people that live in the building are also very friendly. I was a bit surprised at first. There's also an online forum to buy and sell things and voice events taking place. For those that desire roommates, you can also have temporary walls put up within the apartment with certain companies. Whenever I need to escape from the bustling city, the apartment is always very quiet and you only hear occasional horns and sirens. It's my secret oasis. Maintenance has been very timely and I never have any issues. The area around the financial district is really developing. From Seaport and Fulton Market, to the elevated acre overlooking downtown Brooklyn just down the street, to Brookfield Mall with high end shopping and watching the sunsets in Battery Park, this is definitely a great New York experience. When I bring friends and visitors to the building they are in awe of how beautiful it is. Even my sister, who is a real estate broker from Chicago, was impressed during her first visit. I'm very glad I found this place, and since I'm originally from Kansas, this has really become a home away from home.

I've been working with Amy Woo and the leasing office at 10 Hanover Square for the last 2 years now. The process to go through getting lease, renewals, and coordination is basically seamless. I have nothing but great things to say about the team over there. I would highly recommend working with them. The apartment complex is very nice and the apartments are truly amazing.

This is my third year living at 10 Hanover square and in New York City. The leasing office has been INCREDIBLY accommodating, especially Amy Woo. They are responsive on phone and email, and any repairs that need to be made were completed in a timely fashion. The door men are very friendly and and the mail room is amazing.10 Hanover square is a beautiful place, I would recommend it to anyone looking at luxury buildings.

After living in NYC for over 20 years, I recently moved into 10 Hanover Square. I could not possibly be happier -- Amy Woo and Cynthia Rojas were GREAT and I all my questions/concerns were answered and addressed in a timely fashion. No building is perfect, but again, after 20 years, the past four in a building in which management was downright hostile to all tenants, 10 Hanover Square has been a refreshing change. Doormen and handymen have all been respectful and helpful. I'd rather write a positive review about 10 Hanover Square than a negative review about my old building, so I sincerely hope this review gets posted! I thoroughly recommend this building!

This review is just for the apartment finding process. Amy Woo was so helpful! Especially after meeting some snotty building managers Amy was so refreshing...she actually listened to what I wanted, was ready for us when we arrived with two great apartments. We ended up leasing one and canceling the rest of our appointments.

I called today to check and see if they had apartments in my budget. I spent about 15 minutes on the phone confirming that such apartments existed and then another 45 minutes traveling to, waiting for, and heading back from the appointment. My budget, just under 3000, didn't appear on the website. Hence the call, since my time period was a little broader than what I imagine was posted online.I don't care so much about the fact there were no apartments. Just that they were so unbearably comfortable with wasting my time. Hardly an apology.

Great place to live!!! Nice amenities. First class gym in building. Roof top deck. Great views. I happen to have a river view. Management is fantastic. Very professional and works with you to make sure your stay at 10 Hanover is good. Staff is professional and always willing to help you. If you are looking for a place in the Financial district, you must look at 10 hanover. I am glad I did.

I lived here for 2 years. The location is awesome - just a few blocks from the 1,2, and 3 trains and the 4,5,6 and R trains are a close walk. The doormen are very nice and accommodating, just make sure that you tell your guests to check in with them when they enter the building (my roommate was inadvertently reprimanded by a doorman because our guests didn't check in). Get to know the doormen. They are great people who can help you out when you, say, lock your bathroom door from the inside by a mistake at 2am and you can't get unlocked, so the doorman has to use a hanger to unlock it because there isn't a maintenance man on duty until 8am.The maintenance is great, though their hours could be more 24/7 for small emergencies. They usually respond within 2 hours of a request and immediately when an emergency arises (and they're on duty). When my roommate and I moved in, we were given an abnormally small refrigerator without a freezer shelf. When we brought it to the maintenance man's attention, he searched high and low for a shelf until he found one. He was so sweet and he never forgot. We were really grateful for him.Management is good. There were some occasions when they would randomly shut off the water, but you would get notified and it was most likely be out of their control.The apartments are beautiful. The studios are spacious, especially those with an office alcove. We were able to put up full walls to close off the office and the front of the living room (to make it two bedrooms) and we had plenty of space to live. It was small but it wasn't unbearable. The kitchens are spectacular. The bathrooms are huge and new. There's ample closet space (my roommate and I shared the office alcove studio and we had plenty of closet space, along with a dresser).There are a good amount of elevators, especially considering the size of the building. When one is out, it is not a big deal. Occasionally I waited five minutes for an elevator, but that was only when one of them was out (which was maybe once or twice in the two years I lived there.) The laundry room is huge and is only used by residents with studios because there is a washer and dryer in both the 1 bedrooms and 2 bedrooms. Starbucks is right next door. Gristedes is two blocks away, but be aware that it is a small one. Leo's Bagels is on the corner and is amazing. There are also a lot of food trucks around during the week for lunch time since the location is right at Wall Street.Be sure if you decide to move to do the move-in checklist. My floors were very damaged when I moved in and I didn't do the checklist and was almost charged for damage I did not do! It was clearly an oversight by management who did agree to not charge us.Overall, I would definitely move back in, if the time came. The building is beautiful and was well worth the money for my roommate and I. I loved every minute of living there.

Cons:

The gym isn't worth the price and it is highly frustrating that they DO NOT give a resident discount. I wouldn't recommend shelling out the money for that one, though most gyms in the city are very expensive.

When I first toured the apartment, they had given me all this information that had turned out to be completely wrong when I moved in. For example, I was told only $50 per apartment for the gym downstairs; not true, it's $89 per person. I was also told the utilities only included electricity, and when I moved in, I discovered I also had to pay a water bill plus a pest control fee.And quite frankly, I don't remember having the elevators working properly for more than 4 days without it breaking down and not coming to the floor you're requesting it from. I can't count the number of times I've had to climb the stairs to the 6th floor every week because they can't seem to hire an expert to come in and fix Am I going to renew my lease? Hell no.
