Pros:

Great maintenance staff!

Nice common spaces.

Some aspects of apartment interiors seem cheaply made (walls, floorboards, cabinetry, closets).

Surprising number of building-wide plumbing related issues for a new building. (Brown water, leaks.)

Units don't seem to match up with floor plan dimensions. Bedroom, for example, has less square footage than suggested.

Pros:

I have lived at AVA DoBro for 2 years and before that, I was in Avalon Ft. Greene for a year. I think the fact that I have stayed with this company for three years and am now living in my third apartment with them shows that I do truly love living in an Avalon property. From the very first time, we looked at an apartment at Ft. Greene the leasing consultant (Janelle) was absolutely amazing with showing us multiple apartments until we found the right one. When our lease was nearing its end the Ava DoBro building had just opened and had peaked our interest. Both places were amazing and very patient with us as we weighed out the options of staying in Ft. Greene or moving to the new building. After a year was up and we needed more space Andrea (leasing consultant) was amazing with helping us find a new apartment with more space in the building. The
same can be said for this year when we wanted to move into an even bigger apartment. I can't thank Q, Janelle, Andrea and Megan enough for all the help they gave us with this last move (as well as the others) and getting us into the right apartment.

As far as the maintenance team goes, they all have been phenomenal every time we have had an issue. Usually, they show up fairly quickly after you put in your maintenance request and are incredibly professional and friendly.

The front desk staff is always there to answer any questions you may have or help with any needs you may have.

As far as the negative reviews go on here. I'd chalk them up to people who just need something to complain about. Yes, you will find people who live in this community that may not clean up after themselves or let their dog off the leash when they shouldn't (all of which is against the building's policies) however, they are the exceptions NOT the norm. Overall everyone you meet will be warm and friendly and fit right into the Ava brand. Good luck with your new apartment hunting! I wish you all the best!

This review is based on our experience with Quetzalli, the community consultant who introduced us to this building. We initially booked an appointment to view apartments through the AVA DoBro website, and Q reached out to us the following day via email to get a better sense of what we were looking for in our new apartment. When we met with him for our appointment, he was extremely warm and knowledgeable, and he gave us fantastic recommendations on various layouts based on what we were looking for as well as what our price range was. He's also remarkably accommodating--when we decided we wanted to see an additional layout in person that we found online one day, he agreed to meet us that same day at 6:30pm after his normal workday ended just so we could see this apartment as soon as possible.

When we decided we were interested in looking at the Avalon Willoughby Square apartments to get a better sense of which community we preferred, he graciously passed our information along to Melissa, and we ended up signing a lease the next day with her because the Avalon community was a better fit for us. However, we wouldn't have gotten through this process ifit weren't for Q and his willingness to give us the best apartment-hunting experience possible. Keep doing what you're doing,

Very disappointed with management. It is New Year's Eve and my roommates and I, and 2 friends went up to the lounge only to find that it is closed for a private event?

Say what?

Why shut out the residents of your building from enjoying the amenities they are paying for, especially on holidays?I can now see in an email they sent out only yesterday that it is closed for a private event.
This is an injustice. I think we are going to move out when our lease ends soon, as this is super hypocritical to do something like this to your residents. It shows you do care that you may have ruined countless people's plans on this special night. How much money were you paid for this "private event" and was it worth letting the bulk your residents down and disappointing the Ava DoBro community?

Many of our friends in the building are upset too. With so many new buildings opening in the area, we are not going to renew our lease at this rate. How hypocritical can you be Ava team? You can do so much better. Thanks for royally and heartlessly messing up our New year's eve plans.

Pros:

The maintenance team are really wonderful here. I just moved in and they were so quick to help me get large packages up to my apartment. Roger saw me struggling with a particularly large box and immediately stepped in and called two other staff members to help me. Ivan and Brian brought everything right to my door super quickly. They were all very kind and happy to help.

Thanks guys, you definitely helped take the pain out of a cross country move!

Pros:

The service and maintenance team here are quick to respond to service requests/ work orders.

Allen from the maintenance team did a great job! He fixed my garbage disposal very quickly and efficiently and didn't make a mess while doing it. (And right before Thanksgiving too)

Missing and am receiving extremely rude and unhelpful emails from building managers like Jade Foster, I had to get my father who is an attorney involved in the issue because the building denies the fact they are legally responsible for a package for which they signed for.. that's not rocket science. They also have made no efforts in contacting UPS and although I have several times at this point it should not be my responsibility and has taken up tons of my time. They also didn't respond to my emails or take any interest in the matter until I wrote a yelp review so I normally would not write two reviews but here's to hoping it will push them to resolve the issue because their online appearance is all they seem to care about. They don't care at all about their tenants packages or communication with their tenants. Once you sign a lease they don't care about you anymore. I don't want this review to detract from the WONDERFUL people who work at the Ava Dobro like Garrison, Alex, the wonderful guys in the package room and great guys at the front desk. There are a lot of great people in the building the problems really seem to lie in management.

Pros:

I just recently moved in to the building and everyone has been incredibly helpful, making my transition extremely smooth. Patrick was at the concierge desk when I arrived and was extremely helpful in making sure I settled in while the leasing staff was off-site. Additionally, this morning, Allen, one of the maintenance technicians, went above and beyond in fulfilling the maintenance requests I had. He completed everything in a timely fashion, was attentive to detail and was a pleasure to chat with. I'm truly loving my experience here, thus far!

Pros:

Best place to live. The doormen (Garrison, Alec, Alex, Joel, and everyone else!) are all so nice! They welcome you every time you get home with a big smile. The package room employees are organized and even load the packages on a cart for you if they are too heavy. If there's ever a maintenance problem Ivan is your man. You literally just request help online and they contact you that day. Love the staff and amenities here

Pros:

We have lived here for several months now and this by far our favorite apartment in years! Our neighbors are great and there's a good sense of community in the building. The managers and staff are easy to talk to and get on the job right away if there is a problem. This is a super dog friendly place too so if you love dogs you'll fit right in.

Pros:

When you think things can't get worse after a long day. I walk into ava dobro and see a women with a smile offering a glass of wine. Expressing gratitude for the patience for the elevator service. Melissa then greets us at the elevators and escorts a group a people to the service elevator. I have lived in many apartments over the last 9 years in NYC and the simple act of expressing empathy and calmness to a situation makes all the difference.

I went to see this property yesterday and Andrea, the agent that showed it to me was AMAZING! She could not have been more caring, understanding, patient and helpful! She really went above and beyond! I would highly recommend the building and the sales agency :)

Update - It's getting worse here. I thought the building was a smoke-free community yet at all of the common area/lounge spaces, people are constantly smoking. Isn't this a violation of the lease agreement????

Also, I'm not sure what's happening here but some of the tenants just don't seem to give a sh*t about cleaning up after themselves.

Can't wait for my lease to end. Getting the frack outta here.

This place is an absolute sham - sold on a gym (wasn't open for four months), elevator PE5 keeps getting stuck, constant up selling for amenities (access to dog run, etc). Tries to sell itself on a community- one where you have access if you pay more. Front desk personnel are nice, but clearly are just collecting a check. Don't rent here: as soon as you start living here you realize how poorly this building was built.

We moved in recently, and the concierge, Joel, was very helpful in making the move-in process as easy as possible despite our tardiness. Megan, our community consultant, helped us along the application process and made us feel welcome here.

Overall, great experience with the staff!

I moved to Ava a few months ago, and the application process for leasing my apt could not have been easier. Community Consultant Quetzalli is the absolute BEST (all the staff there are great). I love the amenities that this building offers, even though not all of them are yet available.

I am very disappointed by the noise level. You can hear the person above you walking around (which sounds like stomping around), there is noise coming through the walls from the person next to me, and you hear any noise in the hallway. The people across from me constantly slams their door, even late at night which wakes me from a deep sleep. I have had to call the front desk a couple of times (after midnight) to complain about the noise from "what seems like a non-stop party"on the weekends. Just ast night I had to call the front desk at 12:35am to complain about the crashing noises made by the person moving stuff into the elevator at that hour of the night.

I am VERY upset by these ongoing disturbances. Currently contemplating if I need to move out, or move to the Willoughby sq locale.

Doormen - they're friendly, recognize the residents and do a good job manning people going in and out of the building

-Thin walls; can hear everything above and next door
-Little to no insulation; can feel drafts coming thru the walls in the kitchen and the wall facing outside
-Chill lounge - when it's a party everybody knows it

Other comments:

have been here nearly a year now; overall I love my unit and the general comfort I get from relaxing from long hours at work. Couple of things are annoying, though, and almost deal breakers to living here; you can hear
everything here through the walls and door. Every weekend I can literally here the conversations of the salespeople walking people thru. They may as well
just be talking in my apartment. The chill lounge has gone from study room to frat house; people loiter and socialize outside of the chill lounge instead of inside it. Doesn't this violate some kind of fire code? The people using the chill lounge need to go inside and shut the door so residents on the floor can live inpeace. It is already loud as-is; people spilling into the hallways is not helpful.

Even though we ultimately ended up renting in AVA's sister property, Avalon Willoughby Square, we looked at apartments in AVA DoBro as well.

Like Willoughby Square, DoBro also has beautiful units and many of the same amenities (ultimately, Willoughby Square only won out because of the higher-floor views, which was important to us), but the real 5-stars here goes to Rachel in the leasing office. She tirelessly showed us every apartment she thought we might like, answered all of our (sometimes stupid) questions, and was just generally a nice, funny, thoughtful person be around. It was obvious that she was actually interested in learning about us and what we wanted from our home, not just getting us to sign a lease, which is the vibe we felt at some competitor properties.

Love my apt
Love the pet friendly attitude of the building
Love the location of the building - convenient to trains, shops, restaurants etc.
Love James, The Community Coordinator - he went out of his way to make sure my unit had been cleaned up and painted properly after I noticed that several things were not up to snuff. He really did an amazing job taking care of it all and I really appreciated that. It made me super happy to be here. He is amazing!!
Love push cart coffee - It's on the bottom floor of the building and I don't think I can live without it now

The gym is not really made for people who like to work out
The dog park pebbles are not great for the dogs....most of the dog owners I have encounterd complain
about it

Overall, my experience so far has been fairly positive. I do like the building and I love my apt. I know that there are growing pains of a new building so I am hopeful that the kinks will get worked out.

Cons:

I won't recommend this place to people. It's a really fancy building but the living quality is extremely miserable. None of the facilities are ready for using when we moved in, even now the gym and rooftop lounge etc are not ready yet. The construction is going on every day from 7am-5pm since we moved in!
The noise drives us crazy, we never feel relax while staying at home during day time. It is not worth paying so much rent but living at a construction site.

Not comfy, not convenient! This apt is worth nothing!

Fortunately, the staffs and concierge are okay and helpful. But I would definitely give one star to this building itself.
