The staff is great, we absolutely love the size and layout of our apartment, the building itself is beautiful, but almost everything else is an issue, and I have been renting apartments in NYC for more than 10 years. I've never been as dissatisfied as I am now. We've lived at 70 Pine since the fall 2016 and were concerned about moving into a new building, but took the risk. I regret that we did and I regret moving out of a building managed by a management company I knew well and LOVED. I know people who worked for Rose and have left because this building is fraught with issues, and we live those issues every day. I don't know if these are unique or common to renovated office buildings turned into apartments, but it makes day-to-day life stressful and annoying. We live on the 24th floor and we hear constant street noise - mainly honking - from Pine Street, because Pine is not a street meant for this amount of traffic. It can hold one car without any room for cars to pass, so if anyone is being dropped off or picked up, Pine will get backed up. They do not have a drop off area because they can't get one zoned. This happens all hours of the day but gets very bad at night. There is also a hotel, but there is only 1 official entrance (the entrance on Cedar requires walking past trash and Cedar is a gross street, plus is not accessible), so everyone, hotel guests and 1200+ residents, use the front door most of the time. The building allows dogs of all sizes and both the front and back entrances always smell of dog pee. (Elevators often smell of dog or dog pee too) I lived around the corner before moving to this building and the entryways never, ever smelled. If you rent an apartment with a balcony, it is an additional $1000/month, but apparently, they are covered in other people's cigarette butts. You can often smell smoke in hallways, whether from someone burning their food or smoking. This is an example of an email they send residents at least once a month:"We are making continuous strides to improve our building here at 70 Pine. Not only is improper disposal of Cigarettes a fire hazard, but it is a direct violation of your lease. 'Improper disposal of cigarettes is considered "Objectionable Conduct" as defined in Section 12 of your Lease Agreement, and engaging in this behavior is a violation of the same.'Do not throw them out of the window or off of your balcony, this is an improper way of disposal.Please see the below section of your lease in reference to your neighbors:83. Noxious Odors and Hazardous or Toxic MaterialsTenant shall not permit any noxious odors or objectionable odors to emanate from Tenants Apartment or any area of the Building. Further Tenant shall not use, generate, store or dispose of any type of hazardous or toxic materials or substances at, from or in the Apartment or any area of the Building.Please join in the efforts in keeping 70 Pine clean and be courteous to our neighbors! "Other issues:-there are only 4 elevators that go up in the City Collection tower. They converted one of the elevator shafts into apartments on every floor, so that is no longer an elevator. You can wait 5+ minutes for an elevator during busy times. The building WAS NOT MEANT to hold this many residents, and they squeezed them in wherever they could. -one elevator was out in the Tower Collection for months. -the entrance on Pine Street is often unmanned, and anyone can come in and out. This is made worse by hotel guests and honestly, it looks like there are lots of AirBnB guests as well. This is "prohibited" by the lease, but I constantly see new people, with suitcases, taking the resident elevator who don't know what they're doing or where they're going. - Front desk is often overloaded with a long line of residents, guests and delivery guys waiting. The front desk guys are completely overwhelmed with residents, guests, deliveries, Seamless, etc. So it is very easy to just walk into the building to get to the elevator...because there is nothing stopping anyone from getting there except office-building style turnstiles (yes, you need a fob to get into the elevators), but you can easily piggyback onto someone else entering. - On windy days, building creaks like an old pirate ship. The first time this happened, we freaked out, but then once we figured out what it was, were pretty annoyed. Anytime there is a decent wind, the entire apartment creaks very loudly. Last night, it was so loud in the wind that we decided to measure the decibel level in the middle of the night, because even with ear plugs, I could hear the noise. It was at 79 decibels, loud enough to wake you up and keep you awake, again, even with ear plugs. - Nothing stopping hotel guests from bypassing front desk and accessing residents elevators except for an unlocked, half height glass door with a buzzer that seems to ignored by building staff

Since my initial review, the building has galvanized into action. They responded to me immediately and also increased their communication with tenants about ongoing issues. And, I am thrilled to report that the elevators to the high floors have been repaired. It is a game changer. I would again recommend living in 70 Pine. All the positives are still there, and the issues have been addressed. Great units and amenities and good price point in an up and coming neighborhood.

Just moved in. I'll revisit this review after a few months.The positive:- Beautiful building- Amazing gym at a reasonable price- Doormen have all been great

Cons:

The Negative:- On the higher floors, only 2 elevators are working. I see 5 elevators in the bank, but with only 2 working, the wait is brutal. I can only imagine what will happen once the building fills up with more residents.- Maintenance people don't respond. We've submitted multiple requests and have haven't heard back for days. Thankfully our maintenance issues aren't too severe, but the service here is really bad.- Intercom doesn't work. There's a loud buzz and you can't hear anything.

My fiancé and I moved in in April 2016 and were some of the early residents to the building. The building is absolutely gorgeous. The building has been impeccable, but we were also the first to live in our unit. We've never had any issues with our AC unit or water temperature/pressure. The front desk staff and doormen are always incredibly friendly and helpful. The management has also been quite good. They are very responsive and provide frequent updates on construction and other building matters. The location is so convenient -- right across from the 2/3 and a few blocks from the 4/5. City Acres opening just downstairs has also been SO NICE! I just hope they open a direct entrance into the store so we don't have to walk around in the rain and snow.The only time we had an issue with noise was with one of our neighbor's dogs. We complained a few times to management, which issued her several notices and took care of the situation. Otherwise, we've thankfully never heard anything out of our neighbors -- no TVs or conversations heard through walls. Sometimes the wait for elevators can be some time during rush hour but it's not so bad... I've definitely experienced worse. Our internet has slowed since the building has opened floors and more people move in but we just switched to Verizon from TWC and that seems to have taken care of the problem.I would say my only complaints are that La Palestra (the gym), being a separately owned company, is an additional fee. I would even give up the full basement floor gyms just for use of the 9th floor cardio room. I already have a gym I love and use and can't justify an additional gym. The 18th floor lounge (a converted corner apt) is available to all residents, though. The leasing office has been good but I do think that with the number of units coming on the market in FiDi, the rent is a bit too expensive. I love the building but it may no longer justify the cost. They do not currently allow you to pay with your credit card, either, as many other buildings do so that would be nice.Overall, I would highly recommend this beautiful, convenient building to any of my friends.

When it comes to luxury apartments in Fi-Di this one is a stunner. If you value privacy and security this building is a great choice with doorman service and secure access turn styles. Conveniently there is a supermarket located right downstairs as well as a cafe. In the lower level there's a gym and a mini surround sound theater located within an old vault, a pool table, and paddle ball and even two lanes for bowling. You have to swipe in to use all the amenities. There are tons of apartments per floor and multiple wings; some of which are shared with a hotel. The layout of the apartments is intelligent and strategic. Although the smaller units like the studios may not be huge in square feet they certainly feel more spacious due to the layout. I really love the brightly lit vanity in the bathroom. The views are amazing on the upper floors. I hear they are going to open a restaurant on the roof. As of right now there's some scaffolding that takes away from the overall beauty and not all of the entrances can be utilized but still minor and temporary inconveniences. Pets are allowed.

70 Pine truly is the "Top of Downtown". Everything from the apartments, the amenities, the leasing office staff, and the doormen is top notch. I did a lot of research comparing the different properties in the area and I can say without a doubt that 70 Pine has the most compelling case as the best of them all.Although my girlfriend and I just moved in, all expectations we had for the building have been exceeded. Thank you to Lorraine and the rest of the staff for making the whole process seamless.I highly recommend 70 Pine!

We have lived at 70 Pine since early 2016 and were some of the first residents who moved in. We loved our time here. The apartments are spacious and a great value on a price-per-square foot basis. The management team is excellent - very responsive and flexible - they recently allowed us to extend our lease for a week to accommodate extra time we needed before closing on a condo. The building also does cool programs - like bringing in different restaurants that serve dinner in the lobby every Wednesday. I expect the building will only get better with the additional services to be items, such as the grocery store. It's also great that a hotel is in the building for guests. Lastly, we never heard any noise from our neighbors or ever received any complaints. We will miss it.

This is a beautifully restored building. I have been living here since early January and have few complaints: excellent amenities, brand-new apartments with fine finishes, and attentive staff.

Cons:

My main gripe is that there is not yet any rooftop access, and will likely not be any for some time. Management has closed off the roof access for residents pending them finding a suitable tenant (a restaurant / bar). If I had to guess, it will likely be years before a tenant opens in that space. In the meantime, and especially with the summer coming up, residents will have no roof access. This is an amenity that is fairly common at other buildings in the area at similar or lower price points. It would be nice if, for the summer, management could find some way to make at least part of the (expansive) rooftop space accessible to residents.

I have been here for 7 months now and really enjoy the building. Everything in the apartment is new and works well. The building doesn't feel like your typical cheap construction.There used to be some construction noise in the morning but thats now completely over. I assume construction is done by now.La Palestra (the gym and amenity center) just opened its 2nd floor with additional equipment, a screening room, bowling alleys , pool tables and ping pong tables + additional fitness equipment. It really is awesome. Its simply the best gym I have ever worked out in. Well designed, huge variety of high end state of the art equipment and very very spacious/ never crowded.Every morning on my way out, I pick up my coffee and croissant at Black Fox Coffee in the lobby of the building.. I love that as wellThe building staff and Management are super professional- huge difference then previous experience i have had renting in NYC before.Hope it all stays that way!

bad management and some people(both residents and management team) here are so racism. Gonna move out and never recommend anyone living here. The garbage truck wakes you up 4 am every morning. Elevator always not working. I was stuck inside once. Heating system in the unit is so poor. Always shutting down and couldn't turn on and every single time you have to call people come up to fix it. Even if you called them, they always says coming up in 10 minutes. BUT you won't see anyone coming up within 10 minutes. All my friends dislike here, fortunately I'm gonna move out next month! Never wrote a comment on yelp before, I felt extremely sad about this leasing building. Always saw the maintainer in this building smoking right outside the back door and I'm always wondering the wind may blows the smoke inside the building. Sad for the residents here. :(

I have just moved into 70 Pine Street. And from initial meeting to final sign up the experience was peerless.From Alyssa and Ryan to the brilliant team of Bill, Naim, Gustavo, Darwin and others...my move in has been fantastic.I name the people because whilst the building is exceptional in every way, newly renovated, amazing gym, bowling alley and amenities..these things are stark without the warmth and culture of the people running the operation. Whatever the company culture at Rose NYC...the landlords...they have inculcated their team with a consistent standard of excellence. I don't just live at 70 Pine. I feel at home here. It's my home. And that's probably the most telling measurement you can put on any place you rent. Bravo to the team. I recommend 70 Pine.SC.

Saw a demo in a rushed, crowded tour of one apartment during Open House New York. Unlike the other Open Houses, there was very little of the building open and very little time to see anything. I did see a one bedroom, which seemed very small and awkwardly laid out at a really stunning high price. It seemed more like Lead generation than a real insight into the building. The ride down in a cramped service elevator with about 8-10 people was also not fun.

I have lived in the building for about a month, and have had a great experience so far. The apartment is large, finishes are nice, and there is a ton of closet and storage space. It is very close to lots of transportation, as well as a lot of great restaurants and eating options.

After 9 years in the city, this is my first experience renting with Rose Associates, and also is the first time I provided negative feedback about my experience to building management. Essentially, my primary complaint was excess construction noise at odd hours (before 6am) as the building is still a work in progress. A senior member of management (shoutout to Mitch) reached out to me reasonably quickly to better understand my complaint. In the end, he offered to allow me to move to a higher floor in the building, in hopes of alleviating the street noise. It's still early days with respect to the noise, but I was so impressed with management's response that I had to post a review. It's uncommon to receive such quick, satisfactory customer service, and I'm extremely pleased with the way my problem was handled, as well as with my new space. Thanks 70 Pine!
