Pros:

I recently visited Prism and was blown away by the amenities and the quality of the staff. The building was beautiful and very modern. There was more than one concierge available at the desk front desk and they greeted me with a smile. Frank was incredibly helpful and answered all of my questions, which very quickly made me feel comfortable enough to take a tour. He even helped me find the best person to speak to at the leasing office on site. I usually feel awkward inquiring about apartments but they had the right person greeting walk-ins.

Pros:

I'm just a visitor here. I know the place as an occasional (and devoted) dog-sitter. It's a very well-maintained and secure building in a wonderfully convenient area, near excellent markets and reasonably priced restaurants--and of course, Madison Square Park. The gym is fantastic. (No, I am not passing on the gig any time soon.) But as everyone else has said, the truly remarkable thing here is the staff. I'm glad to think they must be treated fairly, because everyone seems quite contented serving in their jobs. They're not only helpful well beyond the call of city, but friendly in a way that can't possibly be faked. It's a dog-happy building and everyone on staff seems delighted to encounter the canine as well as human tenants. Everything I've needed help on was efficiently and cheerfully arranged. I know my dog pal seems very happy to see the staff, and I can see why.

Cons:

WORST experience ever. DO NOT Live here. The doormen/women and maintenance people are absolutely great, but the leasing office staff are atrocious. I received my Security deposit back 4 months after moving out - after it was originally promised to be in my account within 45 days (New York law guidelines). Also the steam and sauna is absolutely disgusting, and is usually not working. The gym is also not cleaned enough and you have to wipe every machine before you use it. When you bring these concerns up, nobody really listens.

Pros:

I moved to NYC from Seattle with my fiancé who is originally from NYC (I was living in another Equity Residential property, Harbor Steps) and the transfer was a breeze! I also lived in Equity Residential in Arizona before transferring to Seattle so in total I have lived in an EQR property collectively over 8 years. I LOVE the staff at EQR and Prism staff has exceeded beyond my wildest dreams of what I would encounter living in NYC.The premises is in mint condition. Sleek and futuristic while maintaining timeless decor. Very cutting edge. The amenities are everything you need and MORE and kept extremely clean. It has young successful residents as well as polite families and children.Eddie was our leasing agent and not only knew his stuff, but was able to move quickly and efficiently with a smile all the way (very genuine). Upon arrival (we were quite early compared to our initial appointment), we were greeted with big smiles while we were introduced to Wilson and Robin for our walk through and offered to take care of anything we needed...they couldn't reiterate it enough if ever we need something hung up, painted, assembled, you name it, that they are to help. This really instilled their commitment to provide the best experience while we live here and they have shown us nothing less. Frank is the ultimate coordinator and knows all when it comes to The who's who and NYC scene. We always see William and Amparo helping residents and visitors, but without fail, greets us with sincere smiles and ready to take on anything that comes their way...they are sincerely on top of their game. Jordan clearly knows how to manage the premises because not once have we felt unnoticed or attended to. These people have officially become our Prism friends!! My Michael and I feel so thankful to have such a wonderful team apart of our beautiful, new home Much love and thank you all! It does not go unnoticed.Brittany and Michael

Pros:

I can't say anything else but this was the best choice I made in New York in ten years! Beautiful building, apartments are built much better than comparable buildings and subway access is impeccable. But what really stands out - and every tenant I met said the same - is the staff. You could not ask for a more professional, friendlier environment. I have recommended Prism mostly bc of that extra 'feature', which has truly made me feel at home.

Pros:

I have been living in the Prism for about a year and could not be happier. The building is beautifully maintained - clean public areas and a bright cheerful lobby. Staff could not be nicer and make every attempt to be helpful. Office staff is informative and helpful. I couldn't not ask for a better place to live. After living in several buildings in New York, I have to say this is by far the best I have lived in. The facilities are amazing - its lovely to have an indoor pool, movie screening room, playroom for kids, and golf simulator. The addition of basement storage - for an additional fee - is just icing on the cake.

Pros:

I've been living in Prism for almost two years now and I love it. Love the building, the apartments and the amenities, but most of all the people at the front desk. You feel safe having them there and they go above and beyond to make sure everything is perfect. Frank is one of the best! Always greeting you with a smile. Overall, great residential experience.Thank you Prism! Look forward to many more years here.

I recently toured this building and was blown away by the amenities, staff, and overall aesthetic of the building. The location is great and is quintessential New York City living. Can't wait to move in!

Pros:

I love living at the Prism! This building is by far amazing. It's location is prime for NYC, leaving you steps away from the subway as well as to great shopping and restaurants. The apartments are all very unique with top of the line appliances and floor to ceiling windows leaving you plenty of natural light. The amenities are also very useful, whether you want to take a spin in the spin room, use the gym or take a swim in the pool. I can't think of anything that would make the Prism a better place to live.

Pros:

Love my new building! Beautiful apartment along with being so convenient to the subway, Madison Square Park and some of my favorite restaurants. I love the unique layout of my apartment- it's not cookie cutter like many apartments. The facilities are well kept and I love the gym. Everyone has been so friendly and helpful. I definitely would recommend!

Pros:

No idea what all of the hate is about. I've been living here for about a year now and recently renewed my lease. I love it here! This is truly the best building in NoMad, hands down. Apartment layouts are cool and maximize efficiency. The best part of living here is the gym and pool, which is never crowded and regularly cleaned (still smells like new). The building staff is also amazing - they are always friendly and responsive. They recently brought in a new community manager, Jordan, which was much needed. The last manager was a total jerk and rude. Jordan, on the other hand, is extremely professional, knowledgeable and a pleasure to deal with. She has definitely taken the building to a new level. Highly recommend living here.

Cons:

One of our worst rental experiences ever. Take your money somewhere else. It looks like a high end building with great facilities but the finishings are cheap, elevators are slow. Doormen used to be really good, but they have all left. Pool hours are inconvenient and the locker/spa rooms are poorly maintained even though it's a relatively new condo.Haha and note Prism's comment. The "community" shares 5 elevators. That's because the rental lobby has two elevators for tenants and one service one, to be exact. Please don't get me started again on our experience we had during our move out too. Do yourself a favour, talk to existing tenants, do your due diligence.

Cons:

Incredibly frustrating management with purely corporate attitude. Rent is due on the 1st of the month. I paid on the 7th due to travel and was charged a $540 late fee. Got the typical - "sorry, building policy response". Find another property.

Cons:

I would definitely steer clear of this building. The management group is deceitful and unscrupulous in their dealings. They also have no clue what they are doing--they recently told me that it is illegal for a landlord to negotiate rents in New York City! They have not helped with repairs, have fallen through on promises, and have been a disappointment in every respect. Rent at another building!

Cons:

Would not recommend. The building interior aesthetics are nice, but:- Construction noise starts regularly at 7am each morning constantly disturbing many units; some tenants got concessions right off the bat, some were blindsided and had to fight for them, some didn't get them at all- Random banging, drilling and pounding goes on within the building- Construction lasts from early morning throughout most of the workday- Constant complaints to the former General Manager did nothing to alleviate the noise or start time; in fact no one seems to be able to do anything about it- Construction workers hover around the entrance area- I was told construction will be going on through the rest of the year; this includes demolishing the front sidewalk; leveling the back courtyard (loud), building a park in the back courtyard, building a downstairs restaurant, finishing construction on the remaining floors, as well as some 1-off units on floors already released- Steam room is disgusting and unhygienic, not sure it's been cleaned since I've been here (see photos)- most of the amenities have broke down once or multiple time in just a short time frame- As of yesterday evening there was a worker still using the lap pool; i would estimate there are about 100 units rented, the pool is only open for certain hours, and yes...1 of 2 lanes was occupied by someone that works here- most unit layouts are exceptionally impractical; sometimes ridiculous. I've seen them all and to me there are 2 layout in the whole building that make any living sense- condos will be selling soon which means sales agents and walk-throughs galore (through the shared amenities)- Prism has been open since late last year and the GM and 1of the main leasing agents has left; this means any ongoing diologue or history you have seemingly gets washed away when new people come in- Units are very expensive- Street noise both on Park Ave and 28th comes through the windows even on high floors- Aside from madison square park, which is lovely, the neighborhood is blah- There have been at least 2 people that have moved out early that I am personally aware of, because they were dissatisfied/fed up; some just complain constantly: some just take itFolks at the front desk are great, and so are the porters. Good people to talk to and nice to see on a daily basis. At the end of the day, it's just constant noise and riff raff around the building - they do a good job of avoiding it during the sales process. By the time riff raff is over the building will be choke full with tenants anyway (a whole new problem). So my strong and honest recommendation would be to look elsewhere.
