Pros:

I've lived here for over 3 years and overall it's a great building for the price range on the units. Pros: -super friendly and helpful staff in the building.-fast and timely repairs for maintenance requests.-valet service for handling packages and laundry (Jess is awesome).-relatively quiet location at night time compared to other areas of NYC.-extremely helpful management (Robert is the best, I wish he was around the whole time I've lived here).

Cons:

Cons: -the roof-deck has not been open for over 3 years and I was promised it would be open 2 months after moving in (3 years ago). One of the main reasons I chose this building originally was for the roof-deck. -the outside of the building has been a stand-still construction zone for 3 years. Nextdoor they built an entire skyscraper in less time than it's taking to put up new siding on 90W. It would be nice to receive updates from management about the project. Even if the news isn't good, it would be nice to hear about it so we know what's taking so long and why the work has completely stopped for months with no progress. -the bar downstairs can be loud at night.-units don't have laundry inside, this isn't a deal breaker for me but most of the newer buildings are starting to offer this. -my apartment didn't get the new hardwood floors that I see them installing in other units. It would be nice if there was a way for them to offer these upgrades to existing tenants. Overall, if you're ok with the building having a never-ending construction project outside and the roof-deck not being open then this is a great place to live, as long as they keep the rent at a reasonable rate too!P.S. a tip to all of the other tenants writing bad reviews... it seems to me you must not be communicating with the building staff properly about a lot of your issues because when I file a maintenance request they've been extremely timely with fixing things for the past 3 years. You have to be realistic with things like this, things break and take a little time to fix, but they can't fix them if you don't communicate properly and file a maintenance request online (it takes 1 minute). I find if you try to be nice and work with folks that you're able to get what you need, but if you just complain and make their lives more difficult you'll be last on their list :)*I'll make this a 5 star review when the construction is done and roof-deck opens!

Pros:

I understand the horrible review this place has and up until recently I woulf be inclined to agree. However, there has been a change in management with a much friendlier approach and it is worth mentioning that they sincerely tey to work with you and are trying to remedy the current issues with the building. With the change in management I will say that my experience here has inproved tremendously. It is true, though, that the exterior improvements of the building have been ongoing for some time and seem to have no end in sight. Though frustrating and unsightly the poor construction performance is in no way an indication of the management of this building and I am happy to call this place home now and for the forseeable future.
