A sharp man by the name of Albert Einstein once said: "The definition of insanity is doing the same thing over and over again, but expecting different results"Well, then I must be insane. The elevators here never work. I've lived here for multiple years and I keep deluding myself into thinking that one day they will be fixed. I have come to realize that this is insanity, which also happens to be the only thing that would ever cause someone to want to live here.

The elevators are great. Because they are still under renovation, you find yourself using less of the elevator. To elaborate, I'm writing this while walking the stairs to an upper level suite.

Terrible noise from building machinery, sounds like they are about to break in roof. They don't seem to maintain the air handlers and HVAC.

The building staff is great. Very friendly and quick to help with any maintenance issues.

Cons:

The management, however, is horrible. Rude, often unresponsive and very argumentative. I am not surprised to see dozens of reviews bashing management.

It is absolutely asinine that this building charges you $30 when you lock yourself out. You pay extra to live in a doorman building... and still get charged. I would never recommend this building or management company to anyone. Also- the lobby perpetually smells like urine.

This is the worst management company I have ever worked with. It's impossible to get a hold of them - they don't answer or return any calls. I've been living in Fidi for 7 years and have never come across such an unprofessional company. The unit was filthy when I moved in, and I don't think they've ever had the windows cleaned - a normality in a "luxury" building in Fidi.

This will be my second year living at 100 Maiden Lane. I've never been more impressed with a leasing office. The director goes out of her way to help current tenants and prospective tenants. No question too small and no circumstance too bizarre for discussion. Even during the busiest months of her year, she managed to handle all of our paperwork in a timely manner. The praise extends to the building staff as well. Always pleasant and helpful.

First off, I'd like to be clear that this is a review for the management company and staff at Lalezarian's property management, not the building staff. I have been a tenant at one of the Lalezarian properties for four years. Also, I've never presented an issue to management (i.e. late rent, noise compliants, etc..). I am starting an overseas assignment for work, and unfortunately due to the timing of visas, the timing didn't work out to coincide exactly with my current lease expiration. I would need to move out of the country two months after the expiration of my current lease. I reached out to management, and asked if it would be possible to extend my lease by two months and offered to pay a premium for the two months. The management staff said that they would not permit me to extend my lease by two months, even with a payment premium, and that I would need to either re-sign or figure something else out. I asked them to help me understand the penalties if I re-sign and have to terminate. They said that the penalty isn't pre-set and it could range between one and five months rent. I asked her if she could look into what the penalty would be and let me know. The office called me again and said that they've discussed my request and decided that they would not offer me the ability to terminate my lease and that I would be liable for the entire year. Regarding the above, I've tried to be objective and just state the facts but honestly I am really upset with how the company has treated me and wanted to post it here and anywhere else I can. It truly seemed as though they were going out of their way to be un-helpful. My request wasn't onerous or unusual...it wasn't a long term extension, I am a very good tenant, and I even offered to pay more. Separate from this; management has always been very poor. I've emailed them requesting copies of my lease for my international paperwork, to which I receive no reply. I've emailed them concerning litter that upper floor neighbors were throwing onto my balcony, including glass, rocks, cigarette butts and even condoms...again, never receive a reply. I have many friends in the building who have very similar issues, so it's not just me. I hope that someone sees this and it's helpful. If you're weighing a Lalezarian property against another, I would strongly encourage that you consider the above. I want to reiterate that the building staff is amazing! I couldn't speak higher of the reception staff, maintenance, and the super. It's probably obvious, but when my overseas assignment is complete I will NOT be living in a Lalezarian property again.

I lived in two different units over three years here, and would never repeat that mistake again. The front desk staff and maintenance crew are all awesome, but Lalezarian Properties are incompetent and deceitful. Nearly every other month, they would claim I did not pay rent or pay it on time, despite always using the same automatic bill pay with Bank of America. I also had no issues with the prior management company while using the same method. They often even cashed my payment then claimed they never received it! Sometimes they admitted their mistakes, and other times they claimed to be in-the-right. They tacked these fees onto ridiculous other charges against my security deposit when I finally moved out (again, some of which they reluctantly agreed to remove, others which remained).I have heard that they finally welcomed technology and accept wire payments now (Bank of America used to have to mail them a check for Bill Pay), but I had several friends in the building who all had the same issues. Kathryn in Leasing became very nice to deal with, but management was horrific.Pros:Decent spaces/layoutsGood roof deckOn-site staffCons:Management"Gym"Hurricane Sandy (I was trapped in the elevator several times in the months after Sandy, though I believe they moved the electrical equipment out of the basement...be sure to ask about this)

At first I was hesitant to rent at this building because of all of those negative reviews. But I really liked the apartment and decided to give it a try. I have to tell you, that I moved in about 3 weeks ago I had very pleasant experience so far. The building is nice and clean, leasing office is friendly and responsive as well as the doorman/ maintenance stuff. I had very easy application process and easy transition.

Cons:

The reason why I gave 4 stars not 5 is the luck of parking for moving track. There was no place to park vehicle while unloading.

I lived here for 3 years and can't believe how they treated us when we moved out. Everything was a battle with them and management is the rudest i've ever experienced. The gym is a disgrace, the leasing office staff are just nasty, the door men are the last thing to keep this place going. Don't waste your time, money, energy on this place.Also, save yourself and never put a wall up if you do choose to live here. I had everything lined up to take down, well before a new tenant was coming in and they're still charging me.

Lived here on the fourth floor 2013-2014. Gym is tiny and on two different floors. Treadmills were usually broken despite maintenance requests. They frequently failed to open the gym at the advertised opening time, which is frustrating if you work out in the morning and have a job. Pictures on website and brochure are not real in some cases and embellished in others. Living on the Maiden side was LOUD due to middle of the night deliveries to the grocery store and numerous restaurants below. Had to sleep with fan and AC or heat unit on every night and still woke up some nights when the trucks arrived. Heard neighbors arguing, laughing, etc and smelled neighbors smoking marijuana and cigarettes through the wall. Elevators frequently misleveled or were out of service. Off site management was a bear to deal with; numerous messages were required to get a response and oftentimes the initial response was not satisfactory so follow up was required. Chrystal was particularly antagonistic and unprofessional during our move out. Offsite staff denied having supervision which was simply not true but was their way of trying to protect themselves from repercussions of bad behavior. Staff who were actually present at the building were kind and responsive for the most part except for when I moved in during the summer and our air conditioning was broken. Took about six weeks for them to get it fixed and they did not rebate any rent for it. Most packages were held at the back office which had limited hours. After a year of paying rent on time and causing no problems at the building they significantly raised rent.

Loved the apartment but SO not worth the price you're paying. We moved out because they decided to increase our rent by $400/mo. The FOH staff is filled with amazingly fun people (an extra star there, otherwise this building is just 2 stars).

Cons:

Walls are thin and we called the cops on our neighbors several times throughout the year. People who work at the management company are also nice on the phone, but I imagine due to some terrible administration there, nothing gets done. Lastly, the refund took more than half a year.

I lived at 100 Maiden for 5 years with my wife until a few months ago. The fact that we lived there for so long says how much we liked it. I do use the word liked in past tense though.

Cons:

Over the years things went down hill when it came to our experience there. They have dramatically increased their rents over the last year or so. Mostly because of all the renovations they've done combined with the Tower opening back up. Rent all over the FiDi is going up I'm guessing. The fitness room might as well not exist. After the original one was destroyed by Sandy they never really made an effort to fix it. There are 4 elevators but it seemed like there were never more than 2 at a time working, and sometimes less. I've heard of buildings shutting multiple elevator banks down to conserve energy, but the way it went on there was ridiculous. Management is a joke. And that's being generous. They never respond to emails or phone calls...it takes 4 or 5 attempts to get someone to respond. Now that I've bashed them I will point out the few things we were pleased with. The apartment itself that we lived in on the 9th floor was great. Good lay out, all the appliances worked well and were new. The best quality of this building was the staff. The maintenance guys were always helpfull, the valet people were always nice, but the best of the best were the doormen and concierge. They know everyone by name and go the extra mile to help out. They are what we miss about 100 Maiden.
