DO NOT MOVE HERE!!! I repeat, DO NOT move here. The most corrupt and poorly run management company. They will lie to get you to pay for things that are broken in the building. They threaten eviction, housing court and police action over the smallest instances. In my case it was a box that the building's door man had directed to send up to my apartment. They tried to lie and say that I stole it from the mailroom and then spun the whole issue into another lie (that I shoved a box down the garbage chute to get rid of evidence like this is a law and order episode or something) to try and get me to pay for and replace the entire buildings garbage chute. My lawyers quickly shut them down on this ridiculous claim (and they were shocked to see that I could get lawyers involved because they are used to taking advantage of young adults with no resources to fight them on their bs). But it didn't end there...they then started syphening electricity into my apartment from common areas in the building which made my bill shoot up to almost $300 a month (which also just gets added to your rent and you never see an actual real bill from ConEd or anywhere) for my STUDIO apartment which is more than I pay now for an entire house. Then the apartment next door caught on fire (which the fire fighters assumed was from the sketchy electricity syphening situation) and half my apartment burnt down and my balcony was destroyed. On top of that, the firefighters had to break down my door and put out the fire through my apartment so we also didn't have a door and a ton of water damage in our apartment. We had to take all of our valuables out of the apartment and stayed at a hotel for two weeks until they could get a new door that could lock installed but yet never gave us a rent break or reimbursement because they thought the apartment was "still livable." Who lives in an apartment with no door and that is half burnt down and have men working on it all hours everyday and smells like the inside of a BBQ?!?! Not to mention the hole in the wall that led right into the apartment next door. After that, they basically half assed the rebuilding. I can't imagine the mold growing in the walls after the water damage from the fire and still didn't give us our security deposit back even though we left the apartment perfectly clean. For the 7 months remaining in our lease after the fire, we had to live through constant construction and men entering our apartment and balcony without permission 90% of the time and the apartment STILL needed repairment when we finally left but I repeat...NO rent break or security deposit back. As the final cherry on top, the laundry machines are always broken and they always lose your packages in the mailroom. Basically do not move here unless you really hate yourself and want endure a slow, expensive torture of unnecessary harassment and headaches. I lived at 2 Gold Street for years before moving to 100 John....MOVE there instead. They are pleasant, wonderful people and the roof is awesome. I should've never moved out! To sum it all up: Avoid 100 John Street like the plague!!!!!

Do you like living under dark, filthy scaffolding? Do you live for the moments of confronting homeless people living under said scaffolding? Do you love confronting building managment about filthy, four year old scaffollding surrounding the building and when the scaffolding will be removed only to be called a name? Do you want to live in an unsafe, filthy, scaffold enclosed nightmare? You do? Then 100 JOHN IS THE PLACE FOR YOU!

Very happy with everything this building has to offer -- from the friendly and kind staff to the cleanliness and accommodating service. It's been a great experience thus far. Apartment is spacious and has amazing closet space. Also, love the location, lots of great restaurants and shopping nearby. So nice to have the Seaport a couple of blocks away.

Amazing! They are so kind and always help us when we have an issue in the apartment that needs to be fixed. Management also gave us the cutest flowers for moving in. Highly recommend this building!

It seems that my experience is different from the other tenants as my stay here so far has been impeccable. I moved in here in May of 2015 from another luxury building in Midtown. All staff from front desk, valet to the leasing office and property management have been helpful and pleasant. Most service/maintenance/repairs are followed up on the same day or next day at the latest. I had an issue with my A/C unit, a repair wasn't going to do it so the handyman replaced it with a working one at the spot.The only issue we had was the central A/C not working in the lobby for a while which is now fixed. Overall, I'm very happy with my stay here.

For what you pay here you get a lot for your money .... Door man is very friendly. Management works by the book. Which make sure the building is fully functional. There's about 400 apartments here. For that much workload they are doing an amazing job. 400 units and said to see so 20 bad reviews . Why aren't the other 380 leaving good reviews!

I wish I could give this organization no stars at all. This is the WORST management company in all of NYC. You will have a miserable experience living here and dealing with management. When I went into the management office to discuss a late fee that was given to us (we did NOT pay late and I had documents to prove that) The woman in the management office told me that the late fee was correct and went on to curse at me 3 times. Even her co-worker was shocked to hear those words come out of her mouth to a paying, loyal tenant. I submitted a formal complaint to her boss, who then stated that she would get back to me after she investigated. 26 days later I emailed her wondering what the consensus was and she responded in a very rude way to which I stated I simply want my money back for the late fee because I was never actually late and had paperwork to prove it. This was all coming from one of the higher-ups in the Moinian Group. This is completely unacceptable. For an organization like the Moinian Group to treat their customers like this is an absolutely joke. Please do yourself a favor and never live here. This is only ONE of the many terrible experiences I have had in this building. BEWARE!

Only reason I am giving this building a 2 star is because I subletted from an actual tenant who gave me a $500 dollar break. What I disliked about this building is how inattentive and uncaring they are if you ask them to fix things. The heaters make a horrendous noise (when they are working at all, because they suck, you will freeze here in the winter!), I lived by the garbage chute and they have no coils to keep the doors from banging (they don't have coils in any doors at all, such a lousy building this is!), the wood flooring is badly placed and shoddy, in my studio you can feel the floor sink in when you step on it. They have a stupid chandelier in the kitchen (who for god's sake needs a chandelier in a tiny studio kitchen?) that if you try to open the door of the cupboard they will hit the chandeliers. The washroom sink has a stupid bowl supposed to be fancy and a cool design but the water spills all over when you use it, very very stupid as Donald Trump would say.

Also an apartment on the 23rd floor burned down because the building has no fire safety measures. TL;DR: Don't be fooled by the glamorous looks and renovation. This place sucks and is downright unsafe. Would never recommend.100 John is an EXTREMELY deceptive rental building. It may look shiny and upscale on the outside and even in many of the newly renovated apartments, but it's a terror to live in.1. Management is horrible at dealing with your issues. Don't disregard this. Management doesn't care that your toilet is broken. Or that your heater isn't working. Or that you have to move things in. Ot that your water is murky. They are heartless. They will not let you move things up the service elevator despite the fact that no one else has reserved it (you'll have to sneak a fast one with reception, who is used to this). The apartments look great but they ARE renovated, so everything is really old. The heaters WILL stop working. The water WILL go out. The water WILL be yellow on certain days. The toilet WILL get clogged. Almost everyone without fail has experienced ALL these things here. And management doesn't care. They will log your request and make excuses not to come fix it. Or say they fixed it and not really.2. Management is super aggressive. 1. The air conditioning started leaking one day and made the new wooden floors swell up. Management came to look at it several days later than I'd asked and then had the audacity to tell ME that it was MY fault and it might affect my security deposit. What the fuck, right. 2. If you pay rent a few days late from the portal - which never shows you the correct balance outstanding if you have a roommate who also has his own account. If you pay rent a few days late, they tack on a $150 non negotiable fee and then threaten legal action which they WILL bill on you. 3. Doormen are great because they are helpful. I tried keeping a spare key with the doorman. Helpful, right? Wrong. Management prohibits this. Guess why? So they can charge you a $50 fee if you get locked out. Really? Really?? Do you really need that extra $50, Moinan? You greedy idiots.3. They actively try to hide the major big flaws and issues with the building itself. 1. THEY LIE ABOUT THE FLOOR YOU'RE ON. The elevator reads L (ounge), 14, 15, 16, 17, ... . So you think you're on the 16th floor right when your apartment number is 1604. NOPE. Count the floors. The 16th floor is actually the 8th or 9th floor. It's all one big lie to make you feel like you're living the skyscraper New York City luxury life. You're not. 2. The laundry room closes at 10pm and half the units are broken. Washer + Dryer costs $7. What the hell? Why not just keep it open all night? Why not just fix your units. 3. THEY DONT HAVE FIRE EXTINGUISHERS ON ALL FLOORS. One time I had a cooking fire, and the alarm went off. I kid you not, the guys from downstairs came up. I asked them, "just tell me where the extinguisher is". He says "we don't need it". This is a black smoky fire. The fire trucks were on their way. He starts filling water in my personal cup and throwing it at the oven. Really? They have safety issues. There have been 2-3 building fires in the 6 months that I've been here. No safety. 4. The roof, compared to other buildings in the area, is shit. It's tiny and you need to climb 4 flights of stairs to get there. Almost all the other luxury buildings in the area have far bigger roofs. And it's not high. No really great views like 2 Gold or 200 Water. 95 Wall has a basketball court. 5. The CONSTRUCTION NOISE. Apparently they don't do anything about this. Sometimes starting 8am, I hear drilling literally 3 feet from where I'm sleeping outside my building. I call management. They obviously can't do anything about it. I literally have to flee to work so I can maintain my sanity. 6. There is no gym in the building. It's supposedly "luxury". 7. The "library" is a bunch of repeating classic books flipped so it's spine faces away from you. It's for decor. 9. The mail man has specific hours when you can pick up packages. (Just give it to the doorman who's there 24/7, right? wrong.) 10. The "complimentary breakfast" is a few bottles of coffee and like 20 bagels they bought from Dunkin Donuts that they serve at like 7am until it runs out at like 8am. They're laid out on a small table smaller than your coffee table. It's shit. God forbid you go to work at 9am like a normal human being, cause you're probably going to miss it. 11. Think it's cool that this is one of the few buildings that let you do a floor to ceiling partition wall? It's not. It's a scam. You are bound to consult ONE company who will charge you at least $1000 for the wall. It's a ripoff.The reasons I chose to live here is because it was newly renovated, had a balcony and was well-lit. The balcony is unusable in the winter and they don't allow barbecues. The renovation is a horrible cover up

I would strongly advise NOT renting here. 100 John Street is by far the worst managed building we have ever lived in. The management team is the absolute worst...they never help you, they are rude, and even their parent company Moinian won't help you if you contact them. With such poor management, it is no wonder that everything else in the building is not run well. We can never get a hold of the assistant property manager, and the property manager, Michelle, is a complete joke. Not only is she not flexible at all, she is outright rude and does not keep her word or do her job. Here is a list of just some of our issues (after only living here a few months): - The maintenance team cuts corners and doesn't help fix anything properly- The toilets and tub are always clogging, there is definitely an issue with plumbing - Half of the washer and dryers don't work in the building and many of them take your money and then don't operate, so you can't do your laundry and you pay for it before knowing that the machine won't work - The water is shut off at least once a month (for 8-10 hours at a time) and the water in the kitchen comes out of the tap totally murky (it looks white, not clear). They can't seem to fix the water issues no matter what they try. - The A/C and heater took a month before they were able to get it to work- The apartment looks nice at first glance but the hard wood floors are made of particle board so they scratch and ruin very easily and I am sure that management will try and charge the tenants for this (our maintenance guy scratched the floors in many places while trying to fix our A/C)- We have tried to post things on our community bulletin board/site and our messages are not posted on the building site and deleted with no noticeAnd lastly, if you want to get a pressurized wall in your apartment, they say you can get it but you can only work with one wall company and that company charges about $700 more than other wall companies for the exact same wall. (One wall company told us that John St. is getting kick backs from their wall company and that is why they won't allow other companies to work with the residents). On top of that, they make you leave an 18" space at the top of the wall, which looks terrible and of course, will not be sound proof whatsoever.I heard that the old management was much better but we had the misfortune of renting here with this new management, which has just been a horrible experience. If I could've given them no stars, I would have.

It is unfortunate that after almost 18 months of living happily in this building, I have to give an update that their new management is a disaster and second the other review here.1. They never informed us that building management had changed in the first place.2. The last two days, we had no water due to plumbing update. Yesterday, on the second day, they kept sending emails and delaying how long the water would be back on - it was meant to be done by 5pm and they didn't finish until 10:30pm! 5 and half hrs of not being able to use the bathroom while it's snowing outside is not a good situation.3. Their property manager is extremely unprofessional when you want to move out. Even simple, courteous requests turn into drama and complete rudeness with threats of lawyers. Their overall attitude is that they are doing you a favor. Forget that you have always paid your rent on time for the last 18 months and have never had a complaint. I hope I get my deposit back but I'm not holding my breath considering the hostility which was entirely not necessary. Business is business, there is no need for personal attacks.4. Half the level 14 and 22 drying machines have been broken for 3 months at least now...I'm pretty sure they aren't fixing it as there have been no notices. You can count on losing your money regularly and having to call the service to reimburse you.5. Definitely can understand that they need to renovate and update apartments in the building. However, noise and banging ALL DAY (I work from home) for consecutive days without notice that contractors would be in the apartment next door is just really poor communication.6. Concierge and maintenance are probably still the only reason to be here but for the price they charge for rents, you are better off elsewhere. My cabinet doors keep jamming, and the toilets here keep clogging due to the way their old office building pipes are run. Make sure you turn on your hot water for 5 mins before you get in as that's how long it takes for it to heat up. I don't call this a luxury building experience - at least not anymore.

The worst experience i had for leasing a new apartment ever!!!!! They can't keep their appointment on time, let me waited at the lobby over two hours And treat us poorly. We book appointment for seeing at 4:00pm, we arrived there, the door man is very friendly said the lease lady will come down for us, she is busting now and it's about 30mints late, but she will come down after that, so we waited at the lobby. BUT after An hour later, around 5:00pm we tried to go to the lease office again, the door men called the lease office and told us the lease office lady is coming down soon, Then we sat down and waited again, after almost another hour wait, 5:40pm ish the door man he went to the lease office and try to help us out. (Because we being waiting for so long) During the waiting time we called at least two times, and the door man called many times as well, all the answer from the office is, I am coming down soon. After 6:10pm I called and no one answered, the lease office let me waited for two hours and still didn't show up and they also not allowed us going up. This is the worst customers services during all apartment building I saw, Let people waited over two hours for who made appointment and keep lying about the time, as a customers I left messages to complaint to the management after two hours wait. But they did NoT apologize to me at all!!!! Today we went to there again, because I want to give a second chance for them, and also I want to see the place. When I got there this time the lease office lady didn't let us wait too long, but even she knew I was the one she lied and treat poorly yesterday but she still didn't apologize to me at all for wasted my time. And even gave me some kind of super attitude look, I am here for seeing a future rental place not here to get your "unprofessional" treating. I really hope this's company CEO or any "real management office" could take serious about this kind of behaviour. There are absolutely no way to treat your clients like shit, and let your customers waited for over 2hours (with appointment) no one showed up, and when the customers willing to gave a second chance, and the next day the lease lady still act "super unfriendly" about it. Grow up!!!! This is a business world, Be professional! Be on time! Be honest! When you did something wrong, apologize is what you should do! And yes,it's the same lease lady for both days.
