Former Tenant: 2007 - 2008

Pros:

Location of the building was good as it’s walking distance to subways and lots of places to eat. They maintenance in the building was always great. Things got fixed when they needed to and never had many issues. This has always been a solid building with good security.

Cons:

Can get very windy as it’s next to the FDR.

Cons:

Do not sign a lease at this place. People at the leasing office are extremely rude. Service people steal your stuff out of the hallway. My boots were stolen by service people after I left them outside for a few hours to dry. My neighbors TV got stolen out of the hallway and another neighbors boots too. The offer "free" fitness classes but no instructor ever shows up on the times the management says they are scheduled. Complete joke.South side elevators half the time out of order. No apologies whatsoever about this.Laundry room is extremely disgusting, never gets cleaned. Have to call sebco almost every week to ask money back after machine's charge my card too many times. Also the machinesjust don't work well, my clothes don't get washed well at all. Package room closes at 7:30 which is insanely early for normal, working people. Roof doesn't open till 10am which is way too late, and closes at 10pm whichis way too early.They need this time to "clean" they say but everything on the roof is disgusting too and nevergets cleaned.

Recently have moved in and the past 6 months have been fantastic. Have been in love with our apartment since the day I moved in. The building is very much a young professional suited place with a community of people who are extremely well rounded. We have become very close to our neighbors and have found great help being from out of state. The courtesy of this leasing/management has been exceptional. I highly recommend speaking with Evelyn. She has been extremely accommodating and has been nothing but helpful these past months. Thank You!

It's December 2017, ellipticals are a last cause as far as TVs go and so are the treadmills. Very negligent maintenance by management which is not a surprise given that the elevator in the south bank breaks down on a weekly basis in the winter. The gym has become especially hazardous asmanagement has bolted shut the windows in the gym which means that there is very little oxygen especially when it gets crowded. I guess they are just waiting for someone tohave a heart attack before actually caring about the atmosphere in the gym. It's April 2017, 5 out of 7 ellipticals have nonfunctioning TVs. Elevators continue to uncomfortable sauna. Most people are moving out as rents don't match the inconvenience and noisiness of the location (1st Ave) not the dilapidated amenities.

I don't understand why everyone complains here. My apartment is all new with upgrades. It's a large 1 BR with the water views. This rooftop views are amazing , I've never seen the Empire State Building , east river and World Trade Center from one spot before . It also has an awesome full gym. Moving in was easy with Evelyn and her team. Not sure what everyone's problem is but me , my GF and dog love it here.

Pros:

From the moment we arrived to see View 34, til this moment, since we live here now, my wife and I have nothing but praises for this place and the people that work here. The first day we came here, Jon, from the Leasing Office, was extremely helpful in showing us everything, informing us about all the amenities, the neighborhood tips and made the entire process smooth and easy. He was hands down, very professional, friendly and helpful giving us whatever we needed from pictures and measurements along with timely follow ups. He has always been super responsive and turn around time is extremely rapid.
Along with him, Evelyn is also super nice and helpful. Aside from the amazing rooftop, convenient laundry rooms, the business resources and lounge, and the extensive gym, the people here are super helpful and give it a genuine warmth. On the day we moved in, Jon communicated for us with the ppl overseeing the move, Agron and the entire service entrance team (Michael & John) made the move easy, and the people in the Front from Max (the doorman) and the team at the Concierge/Valet desks really make life easy.
Looking forward to our stay and growing with the community here at View 34!

Pros:

Really beautiful apartment just recently moved in. The building was newly renovated everything isn't perfect but handy men are readily available when needed. 24 hour doorman per friendly they do charge you to use the gym. Laundry also in the building but Sunday it's almost impossible because all the machines are constantly being used. Very diverse group of people who live in the building and of all ages. I live facing the water even though the windows are triple pane glass you can always hear the helicopters in the morning.

Horrible building. Water outage once a week, the halls smell pot on weekends. The elevators are alwayscrowded and at the laundry room, at least half of the machines are always broken.Not to mention the management authorizes sub rent which brings a lot of people in a same apartment.

Roof
Yes the roof seems lovely, however you arent allowed to have guests on the roof Friday - Saturday, no alcohol, and it closes at 10pm. They shut it down on all major holidays, and even nice days on the weekends.

Cons:

Gym.The ac has not worked the entire time I have lived here.
Laundry.Pretty much every machine is broken. The ones that do work just move your laundry around and they come out still smelling dirty.Doormen.SO CREEPY

Just curious which executive thought what a "luxury" building really needed in the elevators was not a mirror but a live, antennae-quality TV stream, transforming what could be a peacefulor productive ride up to ones apartment to a cacophony of bullshit local news and TV ads (equivalent to riding in the backseat of a cab).

I have had a very pleasant experience working with the leasing office here, Brian in particular! Most inquiries are answered very quickly. My roommates and I even resigned for a third year, and really enjoy living in the building with all of its amenities.

Former Tenant: 2-3 Years

Pros:

I lived here for 2 years. It was a decent place for the price.
Pros:
- Nice views (new roof is great, but the rules changed to only allow 2 guests)
- Gym in building is very convenient
- Never had any issues with package room/deliveries
- Decent location, a bit of a walk (10-15 mins) to the nearest subway, right next to the river
- Great space, modern kitchen
- Leasing office is responsive and helpful

Cons:

Cons:
- Amenity fee (gym/roof) ($500)
- ~$40 - $50 a month for water for two people
- Management will raise the rent over 10% a year, you have to try to ask for deals.
- The elevators are the worst. There is always a wait for the elevator in the morning and in the evening when people go to and from work. Add 5 minutes to your morning commute for elevator time.
- The helicopter noise is awful. If you work from home, I would not recommend living here, you will only helicopters all day (they are allowed to fly 8AM until 7PM, sometimes later).
- Most of the doormen were awesome, though I was constantly annoyed by one doorman, every time I came home, he would ask me if I was visiting (I lived here 2 years and have introduced myself to him many times). After awhile, I just ignore him and walk on by.

Former Tenant: 2-3 Years

Cons:

I have lived here for over two years, but am moving out. The rent is now at a point where it is more expensive than the value of the apartment.
Things to consider before moving here:
-Things went missing from my apartment (clothes, a bag of change, a plant)early on when I complained to management and installed a camera it finally stopped. Several other tenants said this was a common problem
-Friday and Saturday nights the building including its roof are packed with 22 year olds who do not live here. They are visiting or staying with friends and basically take over the building
-They leave empty beer cans in common areas, and generally overpack and break elevators
-There is a frequent smell of marijuana that pervades the building, its hallways elevators and yes even the apartment vents. When we complained we were told that they could do nothing about it other than close our air vents
-Service requests go weeks without resolution
-Spend money on helicopters to take photos of the building's new roof, but can't be bothered to fix the elevators
-They nickel and dime you for everything: gym, bike room, keys, water filters, lightbulbs in overhead lighting, and bug spraying of the common areas

Hey Guys and Gals!
I am here to place another horrible review for this building as you can see the many bad ones that come before me.Save yourself by not living here. All of the reviews are 100% correct ranging from the horrible management, hidden fees, vague answers about bills, broken elevators, constant maintenance, loud construction. These people are impossible to deal with.I lived in this building for 2 years. I was told the roof would open in a month upon move-in. It opened a year and a half later. Just another one of their lies they like to tell people. I was also told my windows were sound proof. They weren't and I was woken up every Saturday morning at 8AM from the construction. Even though the building was just renovated and they were not expecting any work in the near future, they were performing construction 90% of the time on the elevators and main lobby to prepare for the busy summer season. They like to make the area look good to lure people in and hide them from the horrid truth of this building. Worst of all, there WILL be hidden fees and they will not care about the well being of their tenants. This building is owned by a REIT based out of Colorado that has way too much power. They abuse this power to performunfair business practices and rip off their tenants. They make up numbers to charge such as a 'renovation fee' and a 'gym fee' and a 'cleaning fee' that is applicable to all tenants no matter what.

Cons:

Lived here for years, but I had to leave. There's graffiti in the stairway. There was a swastika there for months even though management was notified numerous times. Robberies began occurring when there were none before. Many apartments are rented out short term, so you never know who your neighbor is. The elevators haven't worked in ten years. Don't let them try to convince you it's temporary.Many apartments are overstuffed with kids trying to save on rent. They throw parties and stumble around drunk in the halls. Often they throw bottles and cigarettes of the balconies. The doormen who have been there a while are wonderful, that's the only thing nice I can say.

Pros:

View 34 has been a solid experience for us. The leasing agent we worked with (Josh) was excellent, right from the beginning. The building has awesome amenities, including a 24 hour full gym, doorman, game room, laundry service, kid's playroom, conference rooms, dining room that you can rent out for parties, rooftop, etc. The view from our apartment is absolutely incredible with a view of most of midtown Manhattan. Whenever we had a request for repair, someone from maintenance came pretty quickly (within 24 hours). For people that are turned off by the fact that there is no subway nearby, you can take the M15 bus uptown/downtown or M34 bus crosstown.
I knocked off a star for 1 reason. There are only 3 elevators per side (North/South) and it always seem that 1 is broken. I'm usually not surprised if there is a line of 5-10 people waiting for the elevator. If I have to be somewhere at a certain time, I try to leave earlier just in case the elevators are packed. I'll also mention that there is alot of construction in the area during the day. I'm never home during the day so it's not a problem for me but something to consider for someone who is.

Pros:

I've lived a few different buildings in NYC and DC. By far and away this property is my favorite place I have lived. The residential and leasing staff are accommodating and helpful. The doorman are always pleasant. The views are breath taking. The building just renovated the roof and it looks awesome. The gym is fully loaded and no need to pay $250/m to workout anywhere else. If I could give 10 stars I would.
