Current Tenant: < 1 Year

Pros:

I absolutely love this building! Spacious apartment, common areas are very clean,
concierge, laundry room in every floor, tv room, sundeck for these hot NY summers and
a gym. It's close plenty of restaurants, and a few blocks from the shops at Columbus
Circle. 2 blocks from the C and E trains

Pros:

After a long day, the last thing you want to find is something broken in your apartment.
But inevitably, that will happen.

What really pleases me about this location is that you can tell the concierge and about
an hour later, Pedro will come into your apartment and fix it for you, no questions asked.
He does it seamlessly and you can get on with your day.

I guess this isn't the most important thing about living in an apartment, but these tiny
things are the things that you do remember.

Pros:

Have lived here for over 3 years and very satisfied with the experience. Nice building and
wonderful service from leasing, the doormen, and the service people. Danielle at leasing and
Pedro with the service techs, and all the doormen deserve praise.

Current Tenant: 1-2 Years

Pros:

I have lived in Avalon for more than a year and was happy to renew for another year. This was one of the first apt buildings I looked at and I made my decision very quickly. The apt is centrally located so it's easy to get anywhere you need to go. At first I was worried that we may be too close to all the tourist in Times Sq but the neighborhood is far enough west that it is mostly residential and you do not have to worry about all the tourist. the neighborhood is quiet and a nice, safe place to live. The buildings are very well maintained, always cleaned and the amenities work and are up-to-date. It is so convenient to have laundry in the apt, dry cleaning in the building and additional laundry facilities within the building. The gym is also really nice and convenient. The rooftop is beautiful and it is one of my favorite places to hang out from spring-fall. The only issue with the rooftop is that they recently made a rule that you can only have 2 guests per apt on the rooftop. This is an unfortunate, and the biggest downside to residing here. You used to be able to have groups of friends over to enjoy the rooftop. It was really great! I have been to other comparable apt buildings in the area that do not have this rule so if access to the rooftop with friends is important then you might want to consider another apt complex. Other than the rooftop rule, you really cannot go wrong here. I have to say, the best aspect of living here is concierge. I have yet to meet a greater group of guys who go out of their way to be helpful and make you feel that you are at home. I come back from work each day and I am greeted with a smile from Stanley. Stanley always takes the time to ask me how I am doing and listens to my response, to help me with any issues I have with my apt and to follow up on my packages. I can ask him for help and he is always willing to help me. One time I could not carry all my bags into the building and left them on the street. Stanley picked up my bags off the street where I left them and helped me get a cart to bring them to my apt. Stanley is not an anomaly, Jason, who works in the morning is equally as helpful and polite. Heis always very cheerful in the morning, easy to talk to, able to answer any questions and willing to help out if I ask something of him. Late nights, I am usually greeted by Josh or Nick, both super friendly, polite and professional. The fact that I know all of their names and they know my name really speaks volumes to the quality of people who work here and the effort they each put in to making me feel welcome, safe and at home. For this reason, I am likely to renew my lease next year. The people make the place and I was looking for a new home and they really helped me feel welcome in New York and at home. I would say this is the best place to live but the rooftop rule really takes away from a 5 star rating, especially given that this is New York and a rooftop is everything. If they change the rule I would hands down say this is the best place to live in Hells Kitchen. Good location, reasonable price, located next to great restaurants, the BEST concierge in the city, laundry, gym, media room... you cannot go wrong!

Current Tenant: 1-2 Years

Pros:

I've lived in this building for over a year, so I think long enough to give a fair review of the place. Generally it's been a very positive experience and I've been very happy with my choice to live here. The apartments are spacious for NYC, and the views are second to none. The building is usually clean, and being out on tenth ave, as quiet as it gets in the city. The amenities are a nice touch; having dry cleaning in the building is a convenience I've never had before and I use it often.The best part of the building is the the concierge. All of the guys at the front desk are terrific. They're always very helpful, knowledgable about the area (which is a huge plus when first moving all the way out to tenth ave), and incredibly friendly. When most people think about the benefits of living in a doorman building, they think about the convenience of having someone to receive packages and building safety. Another benefit, especially when you live alone, is having a smiling face greet you whenever you come home. I often work late into the night, so most of my interactions are with Josh and Stan who are both the best. Great, friendly guys, always willing to listen to me complain about how the Giants played on Sunday, and like all the guys, incredibly competent.

Now to the "room for improvement" parts of the building, and for the most part they are minor. The gym is open 24/7, which is awesome (as I mentioned above, I often work late so it's nice to be able to use the gym after midnight). The weights aren't extensive, but good enough for what can be hoped for in an apartment gym. The bigger issue is that a lot of the cardio equipment has broken down, and hasn't been fixed in months. You'd expect more for paying an extra fee to use the gym. An additional complaint I have is management's propensity to implement changes to building policy without consulting the tenants. When I first moved in, I was told there was a no-pet policy (can be an issue with allergies), that I could move units within the building without paying the fee for breaking my lease, and that the rooftop had 24/7 access. None of those things are true anymore, and these changes were made almost silently in the night without consulting residents. One of the big selling points on this building for me was the breathtaking views of midtown from the rooftop (my unit faces west so I don't get them), until one day I was met with a locked door at the roof with a new sign limiting the hours I could use it, which made me feel like I was in college again and as an adult couldn't be trusted to behave responsibly in my own home. I also at one point tried to upgrade units within the building but balked once I was told that I would now have to pay a fee for breaking my current lease. I thought perhaps I'd be grandfathered in since I signed my lease under the understanding I could upgrade, but no such flexibility from the leasing office.

Current Tenant: 1-2 Years

Pros:

I recently moved in with my sister who's lived here over a year now. She's been satisfied with her
experience so far, and I love it, too! The building is well-maintained and super dog friendly. I must say
that it has one of the most amazing views in Manhattan.

The concierge staffs are very friendly and always willing to help. The maintenance staffs, Pedro and
Santiago are knowledgeable with their jobs and very prompt. I also want to thank Danielle in the
leasing office for staying on top of her work and solving issues as quick as possible when they arise.
If you are looking for a place to live in Hell's Kitchen and have a dog, I highly recommend Avalon
Clinton. It's comfortable and has the competitive amenities!

Current Tenant: > 5 Years

Pros:

I've been a resident of these apt's for over a decade. I moved in not long after it was constructed. My first high rise/doorman building after well over a dozen years in Manhattan. My dream came true. My experience here is nothing short of extremely positive. It's not just the apt, the common space, andthe location--all of which, are really comfortable and spacious--but it's ALL about the people, the STAFF I've become good friends with several of the Concierge and Maintenance Staff. They've seen me get married (I hosted my wedding reception on the roof terrace of the north tower), have a baby (everyone who works here knows my son's name and stops to give him attention), and the men who come to make repairs or perform maintenance (Frank, Pedro!) not only show up quickly but finish the work without any debris or sign they were even here. 515 and 510 W 52 Street has been my home for a good portion of my adult life thanks to a beautiful place populated by beautiful people who care about
me and my family.

Visitor Tenant:

Pros:

The apartment is between 10th Avenue and 11th Avenue on 52nd street. 52nd Street is in the heart
of Hells Kitchen. Within a quick walk, you can be at 9th Avenue at all the great cafes, restaurants,
and bars. Being over West from 9th Avenue, you get the feeling that the area still has some space to
grow/develop and as a plus feels residential in the middle of NYC. The closest subway is the 50th
Street Station on the C/E. I timed it and its a quick 10min walk.
Apartment:
I was actually in the area and walked in. I did not have an appointment. My agent was Gilya. She
was so awesome. She was friendly, knowledgeable, and most importantly--genuine. We went over
the floor plans and amenities. Because there are two towers, there are two gyms, two lounge spaces,
and two outdoor areas for all residents. Each tower has a door man and a concierge desk with
wash/fold laundry and cleaners. The common spaces are huge, the gym spaces are large and has
an awesome view of the NYC Midtown skyline. The outdoor area was just cool. Tables, decks, and
lounge chairs facing the Hudson River.
The studios that I saw were all very nice. Each had great features- all with modern kitchens, granite
countertops, wood floors, and windows that spanned the full length of an entire wall. For someone
who is picky about light and feeling cramped, each of these units had very open spaces with much
sunlight...made a studio feel large!. Also, the views of the river were nice and the ones facing east
were stunning.....really got a panoramic view of the midtown skyline! See pictures. During the entire
tour, Gilya, was positive, helpful, and thoughtful. She gave me the time and space, but also provided
ideas and feedback during the tour...really tailored to my individual living situation.

Current Tenant: < 1 Year

Pros:

I've lived in the Avalon for 4 months and it is going great so far! The building has never been loud and we've never had to complain about anything related to the noise or other tenants. Besides the front reception area, there isn't much security or staff to be seen anywhere else in the building, which can be nice. The rooftop is open to everyone and you can eat and drink out there. There are tables and lawn chairs, when there isn't chances of snow, overlooking the Hudson. The gym is very nice, has many machines and has never been that busy, but is a great, cheap amenity to share with roommates (theygive you one fob for $75 and you can all share). The staff are friendly and the doormen learn everyone's names, making kind gestures every time we walk past them. We have a washer/dryer in unit which is great, and an open floor plan that made it easy for us to put up a full wall to make a two-bedroom apt into a three-bedroom. The third bedroom with the fake wall is still just as big as the other two bedrooms, withlittle noise being heard unless the TV is really loud in the living area. Our kitchen is nice and we've never had issues with appliances. We have a ton of room for a two-bedroom turned three-bedroom apt in NYC and love the Avalon!

Cons:

- Subway: If you move here, you have to be OK with having to walk 2 avenues to get to
the nearest subway on 50th and 8th avenue. That being said, there are plenty of buses
that can move you around Manhattan (M11, M50, M31, M57, etc)
