Current Tenant: 2021 - 2022

Cons:

When I went to pick up my keys after signing the lease, I found cockroaches in the apartment. I immediately notified the leasing office who agreed to call an exterminator.
However the exterminators could not come immediately and my move in date has been postponed by weeks.
The leasing office refused to reimburse me for my delayed lease start nor reimbursed me for the hotel expenses while waiting to move in. These expenses are for $3,000. Disappointing to see how they do not respect their own lease terms (apartment is supposed to be in good conditions when handed over to you). I am still asking for such reimbursement and the leasing team still refuses to help.

Additionally, the valet gave my dry cleaning to the wrong tenants, it took me uncountable days to even make them realize that they were supposed to help me. Response was little.

Vents are never cleaned, I had mold in mine when I moved in.

Landry room is terribile - more than half of the machines have been out of service for 8 months

When I moved in there were several scratches on the walls and bathroom sink/tube. I have documented all those in pictures yet I am sure they will make me pay for those when I move out

Pros:

Walter Trujillo and the staff are the best! Anytime I have an issue, he is always extremely attentive and responsive. They don't stop until the job is done to the residents satisfaction. The doormen, Stephen and Richard are also very nice and always very helpful for anything a resident needs. Love this building!

Pros:

The building is amazing! There's good people working in here, Debbie( Leasing office), Walter( Super) and the concierge team. They recently renovated the Gym and laundry room. I love my apartment( I'm in the back of the building ( my choice) and it's so quiet! I'm happy to be able to renew my lease.

Pros:

I moved to 777 this month and am so happy I did ! Debbie, Walter and the rest of the team here have been wonderful. Walter has come up to my apartment multiple times to add shelves, help me move my mattress and has been so nice. I've lived in many places and they are the best !

Cons:

It is an ok place to live in for exactly 1 year. It is a "no fee" apartment and if you manage to get one of those 1 month free type of deals, rent will be reasonable for the first year. You should definitely expect to get overcharged on the move out from your security deposit, but with 1 year rent it will still be mostly ok. What is pretty funny is that they always charge pretty heavy cleaning fees to people who move out, but when you move in, it is definitely not deep cleaned or anything like that. You just need to check something like top of the kitchen counters to see how dirty things are at the move-in time.If you plan on staying for more than 1 year, you will definitely be heavily disappointed by very large year over year rent increases. It can easily be something like 10% increase even when rest of the market is stagnating. And you should expect that to happen pretty much every year. The building doesn't really care too much about long term tenants, it is ok as a 1 year stay hotel, but you shouldn't really expect to turn into a home where you can stay for extended period of time.
