I just moved in last week and could not be happier. Between the wonderful staff, building amenities, amazing apartment with a beautiful view and an overall great vibe, it is the best place I have lived in the 18 years of living in Manhattan. I highly recommend it to anyone who wants a true New York experience. I look forward to getting to know the area, exploring and getting familiar with all that FiDi has to offer.

I've been living here for about a month now, and I couldn't be happier. The staff is all so nice, if there is an issue, they quickly handle it with ease, and the move in process has actually been a delight. The doormen and women already all know our names!!! And the apartment is well maintained and beautiful. There is a lot of history in the building so be sure to look that up too. Couldn't be happier with this as my home!

It is a dream come true to be living at 71 Broadway after having a horrific experience at my last apartment building. The entire staff is friendly, professional and responsive. Everyone goes above and beyond and are always super helpful. I feel like I am in the best of hands and that I can trust them all. My views of WTC and Trinity Church force me to say "I love you, New York" every morning when I open my blinds. The location is convenient to most subways and the open floor plan is perfect for hosting, so my friends are always down for coming over. My neighbors seem like a bunch of dope people, so if you are dope, you should live here too. If not, pretty please don't.

I have lived at 71 Broadway for a year, and just signed my renewal because it is ideal in every way for my life in NYC. Every member of the staff is lovely, and great for anyone new to the city because they welcome you home and make you feel like you belong every time you're passing through the lobby. My apartment has incredibly high ceilings, huge closets, a beautiful chef's kitchen with brand new gas range, and beautiful hardwood-looking floors. I also lucked out with an amazing view of One World and Trinity Church. People in the building are also lovely - it's very dog friendly and I have made friends with several people through the social events they throw throughout the year. As with everything in NYC, I believe you both get what you pay for and it's all about location. If you are looking for an apartment in the middle of the busy and buzzing city and are wanting to be in the middle of everything, this may not be the location for you. Fidi has a million things to do and is growing every day, but it is quieter at night and gives you access to Battery Park and almost every subway line you ever need. Also, the rent here isn't cheap, though I would argue it is market range for the area, but it includes awesome amenities from the concierge team to the baller rooftop (which they keep open as often as they can through the year), to the individual thermostat you can control, to a great laundry area, and prompt maintenance. Also, contrary to other reviews, my renewal was nowhere near the increase I was expecting, though this could be because my apartment was already recently renovated before I moved in. tl;dr - I highly recommend 71 Broadway to anyone new to NYC or looking for an upgrade in their living in Financial District.

I've lived at 71 Broadway for about a year and a half, and to date have had an incredibly positive experience - management is always responsive and eager to help with questions or issues (Samantha). Concierge, porters and all others who works at this building are kind and welcoming. Having lived in Manhattan for 7+ years, this is by far the best overall experience I've had.

First off, let me just say that the non-management staff are wonderful and the building location is super-convenient (within a couple of blocks of any subway line you can think of).

Cons:

But... 1) The rent increases are completely insane, not just to us new New Yorkers but to long-term city residents who we told about our rent increases. They lure you in with market rent, then jack it up every year, counting on the fact that moving is extremely stressful and expensive. 2) The management changes over constantly, but is mostly rude and condescending since Raina left. (The notable exception is Samantha Coombs, who is lovely.) 3) When we finally moved out, the building sent someone to inspect our apartment who obviously had zero authority because he stated that our apartment looked "pretty good" and assured us that we would get mist of our $5700 deposit back. Lo and behold, a few weeks after we move out, we get a check for a mere fraction of it, with NO explanation. No, "well we decided to use $4000 of your deposit to install a jacuzzi for the next suckers, I mean residents, so thank you"...

Fantastic place to live. Incredible access to the subway systems. Within 2 blocks of the building you can get to every subway line in the city. The rooftop is amazing with fantastic views over trinity church looking onto the 9/11 memorial and One World Trade. You can see straight up broadway all the way to the H&M building in Times Square. The cielings are high, the water pressure is great, the kitchens are nice. Everything about this building is wonderful. The staff is exceptional.

Living in 71 Broadway was pleasant for the 2 years and 11 months, until my experience with move out in December 2016. First, we waited 45 mins for move out inspection when we took out time from work to do the inspection. We surrendered the apartment, then we received a charge for full painting of the ENTIRE APARTMENT, which was exactly what we asked about during inspection and told we would not be charged for. We then reached out and requested a review, 10 days later, we are being told what happened during the inspection was a miscommunication, and the company will do us a favor and lower the amount from 435 to 150. Furthermore, the attitude and tone from the property manager as well as the Area manager, Jessi and how this has been handled is beyond disappointing. Our account was sent to collection 35 days after move out because no one is taking consideration that we are disputing the charges and still communicating with the onsite team. We did everything we can prior to move out to avoid the confusion and any surprise charges. How this has been handled is not what any residents should expect. I was never given an option to make the decision whether I want to correct the condition or pay the management to do it, because I was under the impression everything is FINE ( according to the move out inspection)Bottom line, if the message from the person who presented at my inspection doesn't count, then why was he sent to my move out inspection? If time is so valuable ( since the account was sent to collection in such a short period of time) then why not respond in a timely manner or be more proactive and take care of things during move out inspection? Why even bother having move out inspection, if the inspection had achieved nothing but miscommunication???If the company's goal is to charge back the entire cost of turning the apartment, then I think at least get signature from resident during move out inspection to confirm resident are okay and is aware of the charges.

I have lived in the building for a few months now and everything thus far has been exceptional. The staff is very courteous and helpful which made the move-in process very easy. The building itself has great character, spacious layouts (at the least the apartment I'm in), and excellent views. The location is very convenient as it is close to several subway lines, Stone Street and other great restaurants, as well as many city landmarks. I highly recommend!

It's my second year at 71 Broadway. And almost everybody leaves after the first year. Maybe it's because the rent increases by 7% in the second year, or maybe it's because the roof top is only half a year. Even the management changed already 3 times. That makes it hard to communicate with them. I have a neighbor witch continues to smoke all kind of stuff and it's not just in the hallway to recognize but in my apartment too. I informed front desk and management already at least 8 times in the last two month but nothing is happening. That is very disappointing for living in a smoke free community if nothing happens! My only response from management is that they will look in to it. People also storing their stuff in the gym and nobody from management seams to care.

This review is from my inquiry to rent an apartment here. Reached out about renting an available unit with a qualified co-signer. I was told in a don't give a dam* way, "Nope. No co-signers allowed. All tenets must qualify on credit and income." Come on. This is NYC. When you are renting 500 sq feet for $3,000/month, you may want to allow co-signers! You are an Equity Apartment in the same city where other Equity Apartments accept co-signers. I decided to rent at a larger building in HK.

Great staff, very friendly and helpful.Close location to Wall street- train in the building -wowIt is a very very very old building so do not expect everything works like new, If you do not like busy location with tourist 24/7 this place is not for you but If you want to live in a historic building 2 steps from EVERYTHING ( Banks, shops, transportation, battery bark and great -free-schools go for it. I love it

On a positive note, the staff- concierge and porters are amazing. They are professional and friendly and the leasing office should learn from them. The only reason we stay in this building is because of the staff.

Cons:

The leasing office is the worst. The so called manager is rude, unprofessional and does not acknowledge any email or phone call. Numerous residents have complained and the company does not take any action. To make matters worse, the building is turning into a frat house. Drunk people creating a ruckus every night. One night we had a man passed out drunk outside our apartment. If I wanted to live in a frat house, I would go back to college. If they check their security cameras, they will know this happened and no action was taken. If you email the management office, they do not take any action. Residents also leave garbage bags outside their apartment. Again, we sent a photo to the manager and no action was taken. The manager did not even acknowledge the issue.Ever since Raina left, the replacement is terrible. The office is now unprofessional and fake. They only acknowledge you if they see you in the common area and are showing the facilities to a prospective new tenant. Raina was professional, friendly and was always available to answer any questions. If you are a current tenant and need help, they will ignore you.

This building used to be the best -- well run, understanding, and the maintenance staff was awesome (and had been here forever). Now, the maintenance director has left, the building manager has left, and the only people left are unionized workers. We have been waiting for a new laundry room for over a year with false promises that it's always going to happen. It took 8 years to get new treadmills, and the building hasn't been updated in over 10 years. Nevertheless, rent goes up 8-10% every year. (They hook you in at a low rental price for the first year and then raise the price exponentially every year after that.) #notworthit

Cons:

Rent increases were absurd based on even the insane current market. If we were paying more realistic rent perhaps we could have taken advantage.

I lived here two years plus - I like the building. Super convenient, great staff. But the review from Gracie about pricing is dead on. The rent goes up all the time for no reason until there are plenty of bigger, better places in the neighborhood for far less money. In fact, right now, they are renting apartments identical to mine for $400 a month less than I'm paying. Which means they sucker you in with cheap rates then jack it up and dare you to move. Even one of these 5-star reviews here, from Melissa, said, "and the renewal cost was too high of an increase based on comps in the area." Getting the theme here? And don't get me started about the fees. Everyone I spoke to in the building agrees. Four people on my floor moved out in the last two months. I'm number five. I deeply, deeply regret moving in here. Do yourself a favor and keep looking. I found a place 15% larger and $300/mo less than what I'm paying now. It's a nice place, but they can keep it.

I lived here for a number of years and thought this building was great. It is conveniently located between Broadway and Church Street, giving you plenty of subway stations within close proximity. You are also a short walk from Stone Street and if you get a north facing unit, there are great views of the city overlooking Trinity Church. The entire staff at this building was also enjoyable, I really felt like they were family moving out. If I moved back to the city and needed to be downtown, I would look to rent here again.
