I have been living in this building for the past 5 months. This is the second Equity building I have lived in and it is terrific. The concierge and service staff are totally responsive, the building is clean and conveniently located.

Living at 420 East 80th for the past 8 years was a very pleasant experience. My husband and I never had any issues and the maintenance staff is wonderful. Layla the building manager was extremely helpful when we had to move and get our apt re-rented. We were actually sad to leave b/c we had enjoyed living there so much. The layouts are really huge and the building is very clean. The only downside in our time there was having to pay for water and the monthly pet fee that was instituted after we had been there for a few years. Other than that it's a safe, clean building with nice neighbors and pet friendly. And the neighborhood is very family and pet friendly, relaxed and laid back!

DO NOT MOVE HERE!! Seriously, or you do so at your own risk. For starters, this building is run by THE WORST management company ever. Jennifer, Brian, Beth...all the building managers are terrible. The building is mostly filled with rent controlled tenants who are basically lawless. The building is non-smoking accept for rent controlled. So, smoking in my unit is a violation of my lease, but my rent controlled neighbor's smoke entering my unit is perfectly acceptable. We had a fly infestation on my floor and instead of extermination or other means, they hung up curly strips of tape with thumb tacks from the ceiling. They charge tenants for water use of the whole building, except for rent-controlled tenants. So, the tenants paying "market rate" split the total water and utility cost for ALL tenants and at least once a month there is some issue with the piping and the water is shut off for a day. The fact that they label the building "luxury" is a joke. I mean they have two elevators and only one that works with any regularity. The other one is always out of service. The place is run down, poorly managed, and gross. Save yourself the headache and hassle and find somewhere else to live.
