Ive been living at Eleven33 for two years and I was one of the first residents when it first opened. Im glad to say that it has been an awesome experience living here!The location is great, especially for someone who drives. You can easily get to most of the major bridges or the midtown tunnel within minutes and you can get to the Triboro within 20 mins. Wburg and LIC are a walk away.With all of the new buildings going up in the area, the neighborhood is rapidly changing and adapting. I think its important to be respectful of the residents that have lived in this area for years. Its unfair to judge the people that live here and say it is dangerous. I see people walk their dogs, families and their children, and women walking without any issues. This is New York! you have to be aware of your surroundings anywhere and everywhere but this would not qualify as a dangerous neighborhood. We experienced some of the slow email responses with Ferdie in the first few months of living in the building. I figured she was being overwhelmed by requests from the people moving in. However, the new management team has been great to work with and they have done a great job of keeping things organized and addressing any issues. My lease renewal went very smoothly and the responses to any of my questions was quick. You can tell that the management is more disciplined in how they operate the building. There is more transparency and consistency in their communications about what is going on and in how they handle daily issues. The Front Desk and Staff are truly exceptional. The amenities, views, and location are great, but what really makes it worth living here is the attention, friendliness, and care from the staff. They keep the building spotless and running smoothly, Theres never a concern that they won't help address, and everyone is just pleasant to speak and interact with.The staff makes it feel like home is where I never have to worry about anything. If something breaks, someone is there to fix it, Everything is kept extremely clean, and they are always able and willing to offer help and accomodation. That level of attention brings a peace of mind that makes this building feel like a sanctuary.

The only reason why I'm even giving them one star is because of the front desk people and the building was built!!

But the management was the worst!! I had the most best experience living at the apt because the front desk people are amazing but until I needed to move out dealing with Ferdie at the management was my worst nightmare!! She has no clue how to be professional and knows how to be organized!! We moved out in April and just cleared all issues and got deposit back now!! Ferdie at the management is the worst!! She will do anything to take every penny out of your security deposit! even for one nail hole in the wall!! Lol!!! She tried to take 1000 out of my security deposit and I got it lowered down to 600! 600?!! For putting up few pictures and simple wall shelving that can be easily fixed under 20$!! I lived in luxury properties from silver steins to Avalon and I have never experienced this kind of unprofessional treatment from them and they took out this much money from my security deposit!! No management takes out money for adding nail holes!! Who does that??!!! Also it takes them few weeks to answer one simple question and most of the times she seen your texts because it clearly says it's read and she just totally ignores you! Always says she's in the meeting!! Lol I don't know I really hope high management sees what she's doing and how she's working and fixes to better their management because 3180 for 1 bedroom isn't a cheap rent and people should not be treated this way because the management does not know how to be professional n nice to people who pay that much high rent!! I will tell everyone to never move there!! Seriously the most worst experiences I had dealing with her!! Luxury property is not only luxury because of how nice the place is built...it also comes with great customer service and not dealing with people who has no clue how to be professional...it's really sad coz the place is built so nicely with such amazing front desk people but most definitely management needs work ASAP!!

The apartments and amenities are ok but there are two major issues here 1. The building manager has no idea how to do her job. She's irresponsible with bills and notices, will send out tons of irrelevant information but then give people 10 hours to move things out of storage or their items will be trashed? 10 hours notice to the garage not being in use so you can't use your car? But won't send an email saying the street is being repaved for informational purposes when they were notified days before. 2. The halfway houses in the area have made the area incredibly unsafe. This is NOT a safe location if you're a single female or family. Not worth the rent, look somewhere else and save yourself aggravation with an unfit building manager and unsafe neighborhood.
