Pros:

We lived at the Cole for two years. The building is great and we loved living there - had to move to a bigger place due to a growing family. Pros about the Cole: Ermal (the super) and his team are friendly and responsive, which can be hard qualities to find in a super, he really made living at the Cole that little bit easier. The building is also dog friendly which we loved.

Pros:

I never thought of reviewing the place where I lived until recently. The reason being because it functioned well and I had no real issues. I went to work and came home, picked up packages and did it all over again the next day. I have to say my mind was changed with the impending arrival of my first child. I guess I took advantage of how seamless our building worked because now with the arrival of everything baby I could not be more impressed with our super Ermal Marku and his staff. My wife wanted a couple things fixed around the apartment including paint touch ups (which he didn't have to do) and he responded right away and took care of everything. He went above and beyond in ensuring everything was perfect...I have NEVER heard of a super doing this ever. Ermal keeps the place humming like a well oiled machine and after needing to call on him now more than ever to get things ready I cannot imagine this place without him. And to make top it off...my wife is happy...which makes living here worth its weight in gold.

Pros:

A year ago I gave The Cole a two star review. Looking back, it should have been a one star review. I just couldn't do it because of all the things that Ermal Marku, the super, did for my wife and I. What a difference a year makes.Last year I was diagnosed with a debilitating illness. It was such a life changing experience. I've had a really difficult time adjusting. As I struggle to get better I feel like the whole staff of the building has been looking after me. I don't know what I would do if I lived anywhere else. Ermal has been right there by my side helping me in any way he can even though he has so much to do. I can't thank him enough. He's reason enough to live here. He's amazing. The doormen, women and Joel always have a smile on their face and are always willing to go above and beyond what's required of them. They always encourage me.José, the porter, is always there for me. Minutes after I call for help he's knocking on our door. He,too, is amazing. The office has changed so much since I wrote my last review. Paul Elis has righted the ship and now things get done. His style of management sets the tone for how smoothly things run at The Cole. My wife and I are so glad he's here.As for the apartments-they're beautiful. They're some of the nicest I've seen in New York. All of the apartments have been renovated now so it's like having a brand new space to live in. On the 23rd floor there is an first class gym and lounge. The lounge is decorated so well and there are beautiful views of the East River from there. There's even a Starbucks coffee machine on the floor with three different kinds of coffee and hot chocolate. And to top it all off there's free WiFi in the lounge. It's a great place to relax and to get out of your apartment for awhile. The residents are friendly. I've never been in an apartment building where people are so nice. I know the people on my floor-which is unusual in New York. Most of them offer to help me frequently. My next door neighbor even brought me cake the other night! The neighborhood is great. Now we have the #2 Train and Express buses nearby on 2nd Avenue. We're a short walk from Carl Schurz Park where Gracie Mansion is. It's a beautiful park. There's a promenade that's right on the East River. And, of course, we're only blocks away from Central Park. There are lots of great restaurants nearby. In fact our favorite restaurant in New York, Pinnochio, is right across the street. Many things can change in a year. The staff at The Cole has shown that can be a great change and I thank them. If you're looking for an incredible place to live in New York, this is it.

Pros:

We just moved in, and we love it already! Beautiful space with beautiful views, terrific neighborhood, and, most importantly, a kind, attentive staff. Ermal, the super, is beyond friendly and on top of all needs, as is Jose on maintenance. The two of them, along with the entire lobby staff, are exceptionally nice, helpful, and welcoming. We're thrilled to be here.

My husband and I are just moving in today and building management has been amazing and professional during the leasing process and during our move-in. The super, Ermal Marku deserves all the positive feedback he gets in other reviews. He and the staff are friendly, helpful and easy to work with. The apartment is newly renovated and beautiful. Everything in the building is super-clean. We are happy to be here.

He is available, very helpful, and tends to the residents efficiently. He is always found fixing things that need to be done, and is pleased to do so.

Pros:

I have to say I am surprised at the negative reviews I have read. I have lived here for over a decade and have really never had a huge issue other than the doorman turnover, which is really beyond anyones control. My husband and I LOVE living here and have many opportunities to go elsewhere and we have never found anything better than what we have right here. Our apartment is newly renovated and very clean. Ermal Marku, our super, runs a tight ship. The building is always spotless, the trash and recycling is removed every single day and Ermal is BEYOND helpful. I never wait more than a few hours before he responds and its usually right away...I have never had that with any of our other supers. He can always be found throughout the building fixing things and interacting with residents, definitely a huge asset to The Cole.

Pros:

The Cole is an amazing place to live. The building is well maintained and the staff is exceptional. Robert (leasing manager) provides exceptional service and is excellent to work with! Jason (community manager) is very accommodating and a pleasure to work with. Ermal (Super) is very responsive and helpful. Everyone at the front desk is very pleasant. The apartments are incredible and very nice. The building is very quiet. The in unit laundry is amazing, in addition to the hardwood floors that make it feel more like a home. The balconies are an added bonus to the apartment that are very spacious. Lastly, the building is very modern and everything can be done online through a portal including, paying rent, community boards, maintenance request and all the staff communicate on email.I HIGHLY recommend this building.

Pros:

I moved into this building in May, and I'm very happy here. I've received nothing but extremely friendly and helpful service from all of the staff, from Robert in the leasing office, to Mariah at the front desk, to Ermal, the incomparable super (he's wonderful!). Every time I've had a question or needed help, it's been addressed immediately and with a positive attitude. Few frustrations: I wish that there were a screen on my balcony door, so that I could open it as a window without bugs flying in; one of the elevators is often out of service; laundry is not available on every floor. Overall, however, I am very pleased with the quality of the building, my particular unit, and the staff with whom I have dealt.

Pros:

I recently moved in to the Cole and it has been an excellent experience so far. The building is spotless and has ton of great amenities. The management was wonderful during our move in and they have been extremely helpful with anything we need, especially the Maintenance Supervisor, Ermal. Ermal went above and beyond to help us with our move and taking care of a few things in our apartment. He even responded on a saturday right away when I was dealing with a water leak. I feel comfortable knowing Ermal considers and treats the tenants like family. I am thrilled to live in such a great and secure environment at the Cole and highly recommend it for anyone looking for a place in the heart of the upper east side :)

I love living here and the neighborhood. The building is really well-maintained and the staff is very nice. The apartments are all newly updated with excellent light from the floor to ceiling windows. We have a very spacious balcony, as well- I just wish it had a screen so we could keep the door open without bugs flying in. Other than that and the gym needing a few updates, this has been a really enjoyable experience for us. My husband and I plan on staying put for awhile.

Cons:

The Cole Every comment thus far about the experience at the The Cole is 100% accurate.-MY TAKE-LACK OF COMMUNICATIONThis is the worst and most unacceptable part of living here. Various attempts to get a response from management results in crickets and night owls. Unless of course they need you to sign a page of the 875 page lease that you forgot to. Furthermore, the cut and paste responses I see on Yelp are the only time I've seen any speedy communication on their end. It signals to me that the Cole cares more about protecting their new image more than they care about the people that live there. Also, I love those awkward moments when you actually see a member from management after you've sent them numerous emails and they haven't responded. I'm thinking, you know that was me that emailed you about 5 times and you haven't responded right?THEY LIEMembers of management are pretty good spin doctors. For example, I want you to look at a listing for the Cole and notice that nice little weight set in the gym photo. Well guess what, those are a facade because they don't exist. When asked about this, they couldn't give a straight response as to why they were removed. Hmmm, I wonder if was due to the brilliant idea to relocate the gym above someone's apt? Later on when they started charging an amenities fee I inquired about weights and was told they were about to purchase some. Well it's been over 2 months and I'm still working out with a bunch of rubber bands and watching the same channel on the tv since the remotes control nothing. What about that gorgeous courtyard you say?Go and ask them about it. It's been open for a few months they say. That's awesome, but how I do get in there if it's locked I say. Management response: oh yea we have got to start giving out keys. Guess I'm paying for another mirage. Still waiting for that key by the way. THINGS THAT DON'T WORKThe email notification system has been down for months. I love asking my door guy everyday if I have a package and seeing him look at crayola written list to see if I have one. Management says it's cause their wifi was down. Cable companies suck, especially Time Warner (the only option at the Cole) but it doesn't take months to fix wifi. THINGS THAT WERE TAKEN AWAYOne lovely Sunday I get my laundry together and head down the hall only to find that the washer and dryer have disappeared. This place has a superior knack of removing things but asking for more money. So now, I have to climb the ugly stairs you see out of chase scene in an action movie to wash my clothes. You know what else was taken away? The service request system. No big deal since management is so lightning fast on their response time...We're close the end, but first let me quote a member of the management team. When I attempted to negotiate a lower rent for my lease renewal ($400 more than previous) this was what was said: "The owner feels that with the renovations, improvements and amenities ADDED to the Cole he doesn't feel the need to lower the rental price" Now let's review:Weights from gym REMOVEDEmail notification: REMOVED Service request system: REMOVEDWasher and dryer: REMOVED Emailed comm from management: REMOVEDCourtyard Access: Never had it and feels like a speakeasy to me now. Anyone know the password? The only ADDITIONS the Cole has given is in the form of stress, frustration, and regret. I could continue on but as I've spent the last 32 minutes writing this review I realized the Cole has again taken more from me.I'll lastly state for management to not waste your 9 seconds of time that it will take you to cut and paste the generic response that's posted after everyone else's comments. Y'all need a break from all that work you do so take a load off. I'll do you the favor and post it for you. Comment by - insert name - of the Cole Apartments :Thank you for your truthful comments Jason. We don't really value our residents and take no pride in providing a overpriced place to live. Cons:

I will begin by stating that the complaints in the other 1-star reviews on here so far are accurate; The Cole is a glorified slum, which is evident in the way management treats their tenants. The entire building lost heat for over four days last week, for the coldest days of the year, during which time management made no effort to alert tenants of the status of repairs or when it can be fixed. Temperatures in our unit dropped below 40 degrees and we had to leave our apartment during this time. For their part, management distributed these cheap radiator space heaters -- they entered my apartment and left them running for over two days when I was gone, even though they knew I was leaving. This was an egregious fire hazard and a total waste of my electric bill. Speaking of electric bills, don't believe management's lies about "heat included" -- the blowers to run your heater are covered by your electricity, so you'll be stuck with a several hundred dollar electric bill during the winter months. Also, the heaters only have two settings -- off and on -- and there is no way of controlling or adjusting temperature. So, when the heat actually is working, you'll either be woken up all night by stifling heat or blistering cold. To this point, management also shut off the heat to my unit and the other units above and below mine, again without forewarning or any communication, because the people below me left their unit without leaving the heat on and their pipes burst, flooding the apartments underneath it. So apparently you're expected to blast your heat nonstop while you're away or else more things will break. The doormen are also a problem. Anyone can access the building without being stopped, and key fobs are not required to enter the elevators or access the apartment areas. Additionally, the back door sticks open if not shut properly, meaning anyone can access the back stairwell (and thus the building). One day I found two empty bottles of malt liquor and other garbage in the back stairwell, and, of course, my complaint to management about that door and its resulting homeless squatters went unacknowledged. The stairwells are falling apart. The elevators are inordinately slow and run very poorly. There is no system to alert you when you have packages (as they are kept behind the front desk and there is no monitor or other notification system in place), so unless you specifically ask the doorman (who has a paper list of only that day's packages), you'll never receive your package. The appliances all either half work or do not work at all -- my microwave has been broken for over a month (how does a microwave break, anyway?), and we are still waiting on a technician to return for the third time to repair it (as paying probably $500 to fix a $50 microwave makes total sense). Finally, when moving into the building, management would not let us move in until 4 days after the start of our lease, as they do not permit weekend move-ins and the other days were "booked." Since our lease started on the 28th and we didn't move in until after the start of the month, this was annoying, but we didn't object since we were only charged a month's rent. However, the second month, management tacked on several hundred dollars extra for these "prorated days" during which we were not allowed to move in. Management told us they could have "adjusted the lease had we brought it up at the time," yet we had no way of knowing we were being charged for those days until they added it to our second month's rent over 30 days later. Please, if you're even remotely considering taking an apartment here, don't. Do not make the same mistake we did. Living at The Cole has been an exercise in frustration and a huge waste of money. The Cole and Greystar (or Rose Associates or whatever this week's management company is) does not deserve your tenancy, especially at their prices and level of service.

I wish I could give 0 stars!!!! This is not only a review it is a warning, don't move into this building!!!! You will regret it as much as I have, the management office will never ever get back to you no matter how many times you contact them. We had mice during the summer and it was a nightmare to get rid of them and now the whole building has not heat. We have been freezing for the last week and even gotten sick, the super distributed these cheap electrical heaters that are not only useless but dangerous especially if you have young children. Don't let appearances fool you, look somewhere else I can't wait for my lease to end so we can get out of here. Security here is awful they never stop anybody from coming up to your apartment, they have new doormen all the time. I can go on and on about how unhappy I am in this building! You would think that for these high rental prices you shouldn't have to deal with all of these issues not the case here!

Cons:

Oh where to begin...If I could give this building 0 stars I would. Used to love living here but in the year and a half that I've been here, the management company has changed 3 times. Greystar, the current management company is the absolute worst!!!!For starters, they fired all of the good doormen that have been here for a long time. There are new doorman every week (they can't get people to stay here), the doormen have 0 clue who actually lives here, do not stop anyone coming through the doors, don't call when you have a guest or a delivery. The package delivery system hasn't been working/existent for probably close to 6 months now so you have no clue when you have a package waiting at the desk. The new gym is small, does not have working TV's. It also does not have weights; we were promised free standing weighs would be put in when we resigned our lease 6 months ago and they have yet to put in any weights. We were given our lease renewal 1 month AFTER our lease expired (management is SO disorganized) with no time to make a decision about resigning, a $250 increase + $30 monthly maintence fee (for what!!!!).The courtyard which was supposed to be finished 6+ months ago is still not open for use.The heat has now been out for 3 days, during one of the coldest weeks in winter (currently 17 degrees out), and there has been no communication from management on when it will be working properly.Used to have laundry on every floor, they took it out on my floor and now it's only on every other floor (without management communicating this would happen). And last but not least, the management company is impossible to reach, does not respond to emails or telephone calls. Service requests that are placed via the online portal are never responded to in a timely manner. RUN DO NOT WALK FROM THIS BUILDING!!!!!! They try to advertise this as a "luxury" building but there is nothing luxury about it!!!!! Ask yourself why there are so many open apartments in this building before you sign a lease!!!

Cons:

The entire apartment buildings heat has been off for seven days. They have not gotten around to fixing the boiler. There is no communication on when it will be fixed and they did not send out an email. We have no clue when we will get heat again, and it is currently 24 degrees out. We pay 6,000 dollars a month to live here, and it is unacceptable they do not notify us of the issue. It is such poor management. The leasing office never deposit checks on time or emails you back (expect to demand checks you've already written and they haven't gotten around to cashing). Over the weekend while the heat was still off (it was -1 degrees), a pipe burst which flood a lot of apartments. People are now livid, yet they still have not responded to emails asking for rent rebates for the month. They want everyone to pay the full amount for this month, even though we went without heat for a week during record breaking cold temps and half of the apartments got flooded. I cant wait to move out.

I had the unfortunate experience of interacting with the manager, Jason Allison, who was one of the most unprofessional and rudest individuals I have ever met. While he is suppose to be the 'face' of the management representing the building, I was shocked and appalled by the level of disrespect the conversation was carried with. He managed to be loud, rude and spoke over me multiple times and turned his back and walked into his office mumbling under his breath. I am very calm and I pride myself in being able to handle situations in a respectful manner, and I never had problems with any other previous or current management individuals except for him. He never answers his emails or phonecalls, and has the sign on the office as "closed" at all times. This as well as his attitude is the main reason many of the residents, including friends have moved out. After our conversation, even his co-workers apologized for his unacceptable behavior and some of the choice of words he chose to use. I hope the Rose Associates management address how Jason is representing their company.

If I could give negative stars, I would. The best part of my ordeal with this building was when I moved out. Countless times I had no hot water, no water at all, construction workers outside my windows looking at me, workers demolishing apartments to the left, right and above me. If you like the sound of Jack hammers, pipes bursting & flooding your apt, elevators that take so long they make you late for work, toilets that don't flush well, rent that increases hundreds each year-then you'll love this place. Don't believe them when they tell you the construction is done-it's a flat out lie. This is a ghetto type building with a luxury price tag. This is not like any luxury building I've ever been in. The hallways and elevators have no A/C, the doorman don't open the door for you and there is no 24/7 super. You're on your own and management could not care less about their tenants. When you complain, they will literally just say "you can move out". So I did. They can't wait for the next sucker to move in, pay high rent, make them suffer & ruin their life. Don't walk away from this building - run!

We lived in a building for 2 years. The short of it - it is a good deal for young single people with dogs. You can't live there with a family. Here is why: constant laud construction on each floor as they preparing building to be sold by single units in few years. Tiny, just tiny rooms. No service elevator - so average wait is 10 minutes to get downstairs (longer in the morning) as you share elevator with construction and cleaning crews. Always some issues with water and heat. But if you in your 20's and have large dog - this building will be just fine..
