Cons:

Run far far away from this building. NO JOKE. Living here is hell. Besides the location and the amazing staff, the living conditions here is absolutely terrible. If you want to get sleep, good luck. The building across the street is continuously under construction and you can see directly in the windows the workers looking at you. THE NOISE around this building is NON STOP. You live in the shadows of the Empire State Building, which means the loading dock is underneath the building, you can hear all the trucks coming in and out no matter WHAT floor you are on. I used ear plugs everyday while I was here and finally bought a noise diffuser. The rent here is EXTREMELY high compared to newly renovated apartments and considering the fact that the interior of this apartment is already starting to get outdated. Also you live next to a bunch of STRIP CLUBS and adult stores, honestly you are in the shadows of the greatest tourist destination ever. Find a new home. Overall, go rent a apartment somewhere else if you actually look forward to coming home everyday.

Pros:

You can't find a more convenient place to live in regards to finding getting to the subways. Yes it's in a very touristy and busy area, but with convenient access to east and the wet side, you can get where you need to rather efficiently. Oh and in the last couple months they have renovated all the common areas and now have building perks.

Cons:

I had some of the best memories of my life in this apt but the maintenance guy is the biggest asshole I have ever had to deal with. God forbid you need him to service something (my heater broke in the middle of winter and the tub would always clog up)- one time it took 2 weeks for him to unclog my shower and he was the biggest asshole with no regard to my inconvince having to shower at the gym. I'm a guy so it wasn't like it was my long luscious hair clogging the drain. The property manager is also extremely unpleasant and didn't care that it took maintenance days to fix issues. The doormen are awesome. Honestly apartments are tough to snag but looking back I would've rented elsewhere knowing what I know now. If you ignore this review and move in anyway, I suggest Papaya Dog at the end of the block to help with you hangovers for the nights you drown yourself in booze at the bars or strip clubs across the street in regret

Pros:

Wow, I'm really surprised by some of the not so great reviews. I've lived here for 3 years and its been fantastic! Yes, its located by a strip club and some adult stores... but the rent reflects that. The other nice buildings nearby have much higher rent. The doormen are awesome! They're super friendly and have greeted me by name every day since we moved in. They somehow remember all the packages that arrive each day and let me know when I walk in if I have a package (we also get emails but sometimes I forget). Julio, the super is also awesome. He's super friendly and professional. When we occasionally have repairs that need to be made, or just a lightbulb that needs to be replaced, he takes care of it the same day. I know someone mentioned that he's a stickler for rules, and he is, but if you follow the few rules you won't have a problem!

Cons:

My only concerns: They took away the grills last year because some tenants weren't using them safely. I think they could have put locks on the grills so that they could track who was using them instead. It may seem silly, but the grills were one of the reasons we chose this building. A few months ago they banned smoking on the rooftop or terrace... so some of my neighbors have solved that problem by smoking in their apartments and now I have to smell it in the hallway on occasion (once every few weeks). Finally, they have been doing construction on the front of the building for months now, and because of that we've been prohibited from using the roof top and terrace throughout the spring and summer. Its a temporary problem but the timing was annoying. Also temporary, there is construction across the street at the moment, and sometimes its noisy. None of these issues would cause me to leave such a friendly, welcoming building.
