Pros:

Swimming pool and health club. This is perhaps the only saving grace of the building. Good facilities and located on the roof deck. The swimming pool is relatively empty after the kids hours.

Cons:

While the building has some good people and a great community spirit, as a buyer you should be warned on several aspects of it1) Infrastructure: Please do not get fooled by the brand spanking new lobby. This building is Old, old old! and then tells in all parts of its infrastructure. Walls are made of plastically nothing, which means a person in the next room so much as blows their nose you will hear them. Leave alone being able to watch TV with someone sleeping in the next room. Passing through the corridor, you will practically hear into every apartment if you stand outside a door. The doors further close hard. My apartment practically shakes with someone 2 doors down enters or leaves their apartment. Yes sure this may be the case in many places in NY, but when you pay a Million plus for a condo it is very disheartening. 2) Location. While near the river and nice river walk and bike path , the location is so far from anything the city has to offer that you might as well live in Long island City. One deli downstairs that will charge you an arm and leg for any necessity. 3) Deliveries. This is by far the most frustrating part of this building. One has to be home for any large delivery. I ordered a study desk for my son and could not be at home, rather than keep it in the package room they sent it back. They also do not keep food deliveries if one is not at home. The other day we ordered from seamless and were running few minutes late. I called to tell the doorman if they could leave my food at the front desk and they refused and sent the delivery man back. I had to wait another half an hour and eat cold food. They will also not keep any keys for your housekeeper or if a relative is visiting. 4) Swimming pool and health club. Pros:

So happy we moved here. Gorgeous lobby makes you feel great as you walk in each day. Staff are professional and helpful. Our neighbors have been here for years and are super friendly and happy with the building, which says a lot. Apartments have spectacular views.Only negative is how far east it is. It's both good and bad though. 5 minutes to bars/restaurants, 15 min walk to subway gets you to either Grand Central for express trains or 33rd for the 6 local. The street level is so much quieter than my previous apartments, FDR traffic/noise is minimal. Great park for kids across the street, East River promenade for running, and a block from the East River Ferry gets you to Williamsburg in 15 minutes.
