Pros:

My family rented (about five years ago) from Mr. Cvek. He has several buildings. He's a small operation with rent regulated apartments. The apartments are small. The historical nature of the buildings gives them the feel of old NY. My building was built around 1905. My studio had a cottage like feel to it. From my window on the second floor I could see a tree. It was so nice to watch the tree change with the seasons. That was the trade off for the issues that come with living in an old brownstone. If Mr. Cvek can not do the work himself he hires someone. I recommend his apartments for college students or new graduates getting their first apartment. You may want to stay a year or two and move on. It's nice to have the experience of living in a small building. I wouldn't set your heart on making it your permanent home. My friends come and go as they find newly constructed buildings with vacancies.
